As summer 2011 arrived, homes in Maliu Ridge, the upscale community above Hawi, North Kohala, began to find buyers. In May I reported that the Maliu Ridge home under contract was the first to sell since January. Since in a typical year, two homes in this area, that did not bode well for the other five homes for sale. But suddenly it seems that buyers have recognized the Maliu Ridge price war brought these Maliu Ridge homes with their big ocean views and peaceful rural Hawi location into "best buy" range! It's time for an update on the real estate market in Maliu Ridge, the desirable subdivision of homes on small acreages near Hawi in North Kohala. Almost two months have passed since the lastest Maliu Ridge luxury foreclosure (REO) was listed for sale. I thought the foreclosure was a best buy at the listing price of just under $800,000, considering that it sold in 2008 for $1,275,000. However, neither it...nor any other home for sale in Maliu Ridge...has had an acceptable offer since then. So the bank just keeps inching down the price. It doesn't help that their listing photos (0 comments)
Update March 11,2011: Guess it was a no-brainer, listing agent reports 6 cash offers in. Price reduced $119,000 yesteray, bank-owned 20-acre lot is now only $ 380,000 (MLS 230887) When the bank foreclosed on this 20-acre lot at Puuepa Ranch, a small gated community of 20-acre ocean view parcels near Hawi in North Kohala, they put it on the market at $642,900. That was more than one year ago, January 2010! Since there had been no sales in Puuepa Ranch since 2007 (and that sale was for $1,150,000), I can only guess they were basing their price on the (0 comments)
Maliu Ridge, Hawi, luxury foreclosure has this incredible view and horse-ready pasture (MLS 243003) In 2008, well past what most observers feel was the peak of the Hawaii (Big Island) real estate market, a lovely ocean view home at Maliu Ridge, the upscale subdivision above Hawi in North Kohala, sold for $1,275,000 setting a new record. My jaw dropped when this property hit the MLS a few days ago. I'm not sure whether I was more surprised at the $798,600 price or the fact that it had been foreclosed! Short sales and foreclosure properties are still only a small part of the real estate market in Hawi and Kapaau, the place locals call just "Kohala". And some of them are sitting on the market without offers, which seems a little strange given the level of current activity. All of the agents working our Kohala market seem to be looking a little ragged these days, but they have big smiles on their faces as property here is starting to move. Having grown up with a grandmother who was Ukrainian Orthodox, I know that the Christmas season actually begins with Christmas Day and leads up to the Feast of the Epiphany. One of the great things about living in Hawaii, especially in areas with a lot of that old Hawaii flavor such as my home community of Hawi - Kapaau in North Kohala on the Big Island, is the fabulous mix of ethnicities keeping alive their cultural traditions within the American and Hawaiian contexts. The Sunday edition of West Hawaii Today had a wonderful feature on Plantation Houses from Kohala to Pahala. What comes to mind for most people are not the simple "cane shacks" that line our roads near the towns of Hawi and Kapaau in North Kohala on the Big Island, but something grander, a plantation manager's home. Here is the finest restored plantation-era home on the market, built for a German engineer who came to work on the Kohala ditch that brought water from the mountains to make sugar cane plantations possible. To be honest, people enjoy their ocean view homes in Maliu Ridge at least as much as my horses enjoy their pasture, but if you are looking for a home for sale in Hawi where you can keep a horse in your own backyard, you'll find plenty of neighbors to ride with in Maliu Ridge! This subdivision has modest CC&Rs, underground utilities--NO association to hassle with and no dues. Mostly full-time residents, a mix of families with young children, retirees and local business people, Maliu Ridge is considered the choice neighborhood in the Hawi area for people who prefer not to (0 comments)

Previewed this new listing last week, and it is scheduled for an open house tomorrow, April 22nd, from 9 am - 11am. The listing agent probably heard that we had a sunny weekend for the Earth Day/Trash Bash events, and is gnashing his teeth at the rain that moved in last night.
You see, this house is oriented around stunning unobstructed views of the ocean, which I notice have yet to be captured for the MLS listing. My favorite features of this home (besides the view!) Master Bedroom on the opposite side of the house from guest bedrooms. Large deck (0 comments)

Poinsettias grow in the ground here, and yes, they bloom in December. Most neighborhoods also blossom with traditional Christmas lights...and the not so traditional like the palm tree in our window.This is also a great time of the year for cymbidiam orchids, and our local grower OrchidPeople is having a sale this coming Saturday, December 13th in Waimea.
The OrchidPeople have outgrown their home, and it is spectacularly priced at $789,000. Just look at these views. Inventory not included!

"Community" is more than just developer-speak for a subdivision or project when it comes to North Kohala. We actually do have a new...or revised...subdivision coming soon, but mostly we are a small town/rural area with only a few developer-sponsored "communities". There are several annual events that bring out EVERYONE in our diverse community, and last Saturday we had a booth at the Kohala Country Fair. Maybe because we are Hawaii PALM properties, our booth was in between the Aikane Nursery and the Coqui Frog Coalition! It was a prime location, under the Banyan tree in downtown Hawi.
