Just when it looked as if all the short sale opportunities at the Halii Kai condos at Waikoloa Beach Resort were gone, two of the buyers had to cancel. Halii Kai 16G, three bedroom three bath townhouse style with ocean view had lender approval at below the $750,000 asking price (with buyer to pay $30,000 of delinquent HOA dues), and the buyers were unable to move forward as the property they'd hoped to sell fell out of escrow. Amazingly, I still get inquirires off my blog post from a year ago about the first REO properties listed at Halii Kai condominiums on the Kohala Coast (one was oceanfront 13A and the other ocean view 16C). I now have met the new owners of both of those properties, and both profess to be very happy with their purchase. So what's for sale (and selling) at Halii Kai as we roll into June 2010? Surprisingly, only 7 properties have sold so far this year: four developer sales, two oceanfront two-bedrooms and a near-oceanfront two bedroom. The story on the three resale

During my well-earned three-week vacation in Europe, the colleague who was covering for me wrote offers at the oceanfront Halii Kai condominiums for two of my clients! Halii Kai at the Waikoloa Beach Resort continues to be a hot spot, with REOs, short sales, and developer sales dominating. Two developer sales are scheduled to close this month, with buyers represented by myself and another Hawaii Life agent. Today I listed a 2BR/2BA on the golf course as a short sale. I've been posting regularly about the appearance of foreclosures at my two favorite Waikoloa Beach Resort communities, oceanfront Halii Kai and beachfront Kolea. Nothing is a sure thing when it comes to investing in real estate, but whether you are buying for your own use or for investment it is clear that if you can get an oceanfront, ocean view or walk-to-the-beach property for the same price or less than the hundreds of homes that do not share these attractive features, your better bet is to buy the property with scarcity value.
