The Villages at Mauna Lani has two new foreclosure (REO) listings on the market in the past few days. Inventory had dwindled down to nothing in the the Lehua and Maile 3-bedroom floorplans at the Villages at Mauna Lani, with Villages 313 (the larger Maile) closing last week for $895,000 and Villages 609 (the smaller Lehua) closing two weeks earlier for $750,000. Suddenly seeing nothing for sale drew out five new Villages at Mauna Lani istings in the past 15 days, of which two are bank-owned properties (REO). Thank goodness for a new listing at Villages at Mauna Lani! When I saw the new listing, I felt like saying "and baby makes three!" Until Wednesday of this week, the only two choices were not ones that would work for most Villages buyers, and certainly not for the buyer I was scheduling appointments for today.

Now for sale: Villages at Mauna Lani 609 has a private lanai with built-in summer kitchen (MLS 242842) In the market update on Villages at Mauna Lani I wrote at the end of January (5 weeks ago), I reported that the next sale in the Lehua floorplan would be 219, and it was. It sold cash, quick close, for $750,000. I also reported multiple offers on the Peggy Chesnut-furnished Kahili floorplan listed for $1,498,000. A month ago I wrote about the dwindling inventory of property for sale at several of the Mauna Lani Resort condo communities. I mentioned that two of the four remaining sub-$1 million listings had gone into escrow, and that as we were heading into the high season for resort real estate on the Kohala Coast, that suggested higher prices were in sight. Villages at Mauna Lani is an interesting case in point. Only one of the larger Maile floorplan remains on the market

It is shocking to see how quickly the inventory of condos for sale at the Mauna Lani Resort is shrinking! There are four newer (post-2000) condominium projects at the Mauna Lani Resort on the north side between the Shops at Mauna Lani and the Fairmont Orchid hotel: Villages at Mauna Lani and Fairways at Mauna Lani on the makai (ocean) side of the street; Kulalani and Ka Milo on the mauka (mountain) side of the street.
