For the first time in several years, as 2012 begins there is not a single 3-bedroom Halii Kai condo for sale that is a distressed property (short sale or bank-owned "REO" post-foreclosure).  
As reported in my October Halii Kai update, the developer is nearly sold out.  They actually released their model home of the groundfloor 3bed/2bath Kipuka floorplan as they have nothing left in this floorplan.  And there are no short sales without offers in this popular floorplan either!  The two least expensive choices are both in Building 17...$500-549,000 asking prices for a furnished condo with rental bookings in place.

Late last night I got an email from the Concierge Auction manager regarding the auction today of the Kolea Beachfront Penthouse Condo Villla at Waikoloa Beach Resort.  This is not a foreclosure auction, but a professionally managed auction designed to move a property at premium pricing in 30 days.
Only this time, an REO came on the market the week before the auction and stole their thunder. With front row Kolea 10F offered for sale at under $1.4 million, it may have changed expectations on which property was the better deal. Now they are looking for last minute registrations. This week (February 22, 2011) a buyer client who first called me after reading my blog posts closed on one of the last remaining short sale deals at beachfront Kolea on the Kohala Coast.  The smaller 2bedroom condos in the 12-plex buildings originally (and in early resales) sold for over $1 million, so my new owners feel there is plenty of upside to the $421,000 they paid for theirs.
But with no 2-bedroom short sales or foreclosures on the market, and only one I am aware of in the pipeline, the least expensive of this floorplan is 3rd floor Kolea … (3 comments)

With the developer of Waikoloa Beach Villas having moved most of their remaining inventory in 2010, and the short sales and foreclosures having been snapped up at attractive prices, the beginning of the 2011 high season finds prospective buyers with very little to choose from.

waikoloa beach resort condo: Economics 101: Low inventory draws out new listings at Waikoloa Colony Villas - 12/27/10 11:50 AM
Back in September I got a call from a couple who were renting at Waikoloa Colony Villas. They were loving it and wanted to see condos for sale there.  We spent a productive day viewing the ample attractively priced options, and they left for home armed with information about how to submit an offer long-distance.
In the almost-four months since their visit, six Colony Villas condos have sold and seven more are under contract!  The sold prices range from a low of $237,900 for the smaller of the two 2-bedroom models, and a "high" of only $305,000 for the 3-bedroom floorplan.  … (2 comments)

When prospective Kohala Coast real estate buyers ask me whether I think prices have hit bottom, I answer that it depends on where they are looking.  Some communities--Mauna Lani Point and Mauna Lani Terrace come to mind--have barely edged down off peak prices and are unlikely to given the composition of the seller pool and the high demand for those locations.  Others--beachfront Kolea being an example--have become a split market, with distress sales (those somewhere in the foreclosure pipeline, whether short sale or REO) at 50% or less than the peak, and non-distress sales of desirable units at a rather large … (3 comments)

Just when it looked as if all the short sale opportunities at the Halii Kai condos at Waikoloa Beach Resort were gone, two of the buyers had to cancel.

Halii Kai 16G, three bedroom three bath townhouse style with ocean view had lender approval at below the $750,000 asking price (with buyer to pay $30,000 of delinquent HOA dues), and the buyers were unable to move forward as the property they'd hoped to sell fell out of escrow.
