I'm looking for ideas of something that can be added to our closing gift bundle that is useful to the new home owner and offers a eco friendly or energy saving thought. I have been looking for a company that packages electrical outlet insulators to see if they would customize the package for our real estate company, without avail. I know I can get sticky labels and add them to the outside of the package but I don't think it looks professional enough. My best friends mother recently celebrated her 90th birthday party. She had 14 children, my friend is #12... Growing up around them and having her family be my second family was an unbelievable experience. This family always worked together and had more love to share. They raised most of their own vegetables and and a cow for milk. The supper table had church pews on either side and there was always room for one more with plenty of food for all. With the economy the way it is; I have decided to revisit old sold files and contact the buyers to see how they are making out with the home and their mortgage. I have had a mix of responses but all of them have been grateful for the call. Some have decided to refinance at a lower rate which made a big difference in the monthly payment out, leaving them more comfortable with the payments. As an alumni of Plymouth State College i receive the Plymouth magazine a couple times a year. sometimes I check them out right away and other times they end up in I pile of I'll Get to it Later's... This falls issue was one of those.... However, when i did get to it i was very surprised to see picture of myself and some friends on page three. It brought back some fond memories to my days a PSC... and inspired me to try to contact some of these old friends and get caught up on the happenings in our lives.

I try to encourage home inspections to both sellers and buyers. If presented correctly both parties will see the value in having this inspection completed. For the buyers ask them if they would purchases a second hand car without a test drive. Investors could really capitalize on the current market by analyzingthere current investments for cash on cash returns or return on investment and might find themselves better off to sell their current investment and reinvesting through a 1031 exchange to purchase 1 or more properties to increase their return on investment and defer the capital gains. First of all you should know what is on your credit report. Everyone is entitled to one free credit report annually from the thre major credit bureaus. I like to stagger mine so I get one every 4 months. I hope most of you are quicker than I am at these things and that you knew that right away... Last night was a rare occasion for me as I actually sat to watch TV.... Discovery channel had a show on that was showing how scientist are now finding ways to use all cooking and trap fats from restaurants to produce fuel from airplanes of all sizes. It was very interesting. I hard no idea that the USA restaurants produce well over 40 billion gallons of waste fats a year. They have been successful and are testing the product, they hope to be collecting these fats and producing on a much larger scale in the near future.... Thank god for Scientists....

I recently had a set of custom insulated window Roman curtains made for my office. These will be a tax write this year and should also save me a far amount on my heat bill... It's a win-win situation! I like to think it is a Green solution to my window heat loss problem! These special insulated cutains reduce the heat loss of a window by 81% and also reduce solar heat gain by 79%. Just wanted to let everyone know that our Caron's Gateway Real Estate Food Pantry Night was a huge sucess. We had a mix of young and adults come together to watch Happy Feet last night. We collected about 300 items of non perishable goods and cash donations as well... We challenge others to do something to benefit those in need this winter season... Our next event will most likely be a sledding party for the food pantry we will sell hotdogs, hamburgers, hot drinks and soda. No date is set as of yet... I will keep you all posted!

Wouldn't this be great... Via Mike Garrett: There has been a huge buzz about mortgage rates going down to 4.5%...Is this really going to happen? In order to know this one would have probably already cured cancer and aids and the economy issues. First of all we need to look at how this 4.5% rate got mentioned. Lobbyist have proposed that rates should be around 4.5%. This is based on historical rates in relation to the 10 year Treasury. 30 Year Mortgage Rates have historically been 1.75% above the 10 year Treasury which currently sits @ 2.63. Delinquent Loans Likely to Rise - 12/03/08 12:45 PM
Good info Via Jeff Adie: This is not a good thing! The delinquency rate right now is about 4.67% for the fourth quarter of 08′, this is expected to climb to 7.17% by the fourth quarter of 09′. This is a huge percentage jump and most of it is based on the loans that will be resetting to higher interest rates. If the economy is as bad as the media is making it out to be I wouldn't be surprised if that number climbs even higher. The 7.17% level would mark the highest delinquency rate in over 16 years.
