What up With Agents! Pinehurst NC Real Estate

Yesterday I was preparing for my second closing of 2010 and in reviewing the HUD statement I discovered a $4,000 shortfall in my commission from the seller (I represented the buyer). This has been a two month contract where the sellers agent has continued to insist that I take a reduction in commission after the contracts were signed. The answer for her request was that the builder had no money and my choice was to take a reduction in commision or get no commission, however this is rediculous.

I agree with the saying it's better to get a piece of the pie rather than get no pie at all. I work for compensation, not for free. To assist in the closing, I agreed to a $4000 reduction in commission, however on the HUD statement the seller took an $8,000 reduction.

Now the really bad stuff. At 8:00 am on the morning of the closing I was told by the buyers attorney that the listing agents contract had expired two years ago and that there was no active listing agreement. I now have no alternative but to go after the other agent. Real estate could be a lot more fun if only people acted as professionals.

I have been working with SEO companies for several years and have been confused by just about everyone. Some say sign up with a company that charges you for providing 200 one-way links to your site per month. some say sign up for the Yahoo search directory, JoeAnt, Emoz, searchmonster and several other sites that have links pages. Some say use a blog like activerain. Some say add pages to your site every week. What I want to know is what works best for the effort and money. What and Where is Pinehurst North Carolina

Pinehurst North Carolina is a samll town located about one hour east of Charlotte and about 1 hour south of Raleigh. Although it is a great place to retire if one plays golf, it offers numerous other activities for non-golfing retirees. With great shopping, good restaurants and planty of parks it offers a wide range of outdoor activities. The Pinehurst village is set in a serene and beautiful forest. that has several homes dating back to the late 1800's.

The village of Pinehurst was found by James Walker Tufts in 1895 with the goal of being a healthful retreat for friends from New England trying to get away from the cold North-east. Tuft hired famed landscape architect Frederick Law Olmsted assisted to design the village to resemble a quaint New England village. Golf quickly followed with the arrival of Donald Ross, a scottish course designer.

Website promotion is the best way of promotion your name or business. I always tell potential sellers, if your agent well ranked on Google, then your property is not being effectively advertised.

There are two way of promoting your site and both are important. I have tried numerous companies that charge a monthly fee to update and optimize my sites. Although these companies may work, it takes much more time and money than I am willing to do or can afford. The best way to improve rankings on Google and Yahoo is to exchange links with other sites (especially real estate related sites) and to have a great website promoting company. I have found that once your site is optimized, there is little to be gained by paying $20-100/month to have your site continuously submitted to the search engines and to have your site continuously optimized. The area's climate, which is milder and drier year-round than the surrounding areas, is a result of its unique combination of sandy soil, its elevation (600 feet above sea level at some points) and its protection by the Appalachian Mountains. Although Pinehurst offers a four-season climate, the mild winters generally allow for relaxing rounds of golf throughout most of the winter season. The annual snowfall averages about 4 inches per year and the snow usually lasts less than two to three days.

North Carolina Tax Considerations:

North Carolina has a 7% sales tax and an income tax ranging from 6% to 7.75% depending on income and individual classification. $.05 per $100 is charged for the countywide Advance Life Support System. The real estate tax rate, based on 100% of assessed value, is $.54 per $100 for the county, with municipality rates ranging from $.28 to $.66. There is no school tax in North Carolina. For example, a $300,000 home in Pinehurst would have a property tax of about $2,200.

The North Carolina tax structure is very favorable to retirees in that a significant amount of retirement benefits is free of state tax. Tax-free income includes:

•· All retirement benefits from federal retirement plans or North Carolina state or local government retirement plans for those vested with five or more years of service on August 12, 1989

Stoneybrook Steeplechase, Raeford - For about 50 years, the big Steeplechase of the year was held right at the edge of Southern Pines on a private farm.
