Saint Albans WV Homes were creeping up on home buyers in October. 26 homes found new owners and completed escrow. This was an almost 20% improvement over October 2010.
The Saint Albans market is always strong and great for resale value. While having a lower average sale price than some other communities, it certainly makes up for it with the average days on the market being only 56!

Cross Lanes WV homeowners had a frightful time in October. Only 7 homes sold this month, while during the same period last year 9 homes completed escrow.
While the "largest un-incorporated city in America" saw a small decrease in sales, Cross Lanes, WV homeowners should not fear. The community is still a great place to live and the homes are always a good investment.
According to the multiple listing service, the average $166,642, or 91% of original price.
The homes also don't haunt the market, only staying on average for 81 days!

Market Report: October 2011 Charleston WV Homes - 10/31/11 09:21 PM
If you are selling your Charleston, WV home the market looks to be in your favor. During this month, 44 homes sold within the city limits of Charleston. This is a 13.5% increase over October 2010.
This was quite an eclectic month. Some of the homes in Charleston sold, included one fixer upper that was 84% off the asking price for a final of $3,000. No that was not a typo!
On the other end, a $678,000 home sold for $650,000 after 143 days on the market.

Mortgage Rates for your Charleston, WV home remain steady according to a Freddie Mac Weekly Primary Mortgage Rate Survey.
The 15 year fixed rate idles at 3.38% for the second week in a row. The 30 year fixed rate mortgage for Charleston, WV homes did drop from 4.11% to 4.10%.

Then why not make an offer? Your neighbor told you that the house down the street is coming on the market and you have always admired it. What great fun it would be to live in such a beautiful home!

A Buyer's Market doesn't mean FIRE SALE for Charleston, WV homes! As with all markets, the housing sector has it's ups and downs. Supply and demand. When there are more buyers than there are sellers, we have a Seller's Market. Housing prices head upward as more people are trying to buy fewer homes.
On the flip side, when we have more Charleston WV homes than we do buyer's, prices drop as we are in a Buyer's Market.

The 15 year fixed rate moved from 3.37% to 3.38%, while the 30 year fixed rate dropped to 4.11% down from 4.12% the week prior.

Trick or Treat in The City of Charleston, WV will be Monday, October 31 between 6pm and 8pm.
If you prefer the indoor type, the Charleston Town Center Mall will be hosting a Trick or Treat on Thursday October 27th during the hours of 6pm until 7pm. At 7:15pm there will be a costume contest at Macy's Court and hosted by Electric 102.7.

To rent or buy a Charleston, WV home, that is the question! While it is doubtful William Shakespeare would have the answer to that question, my reply would be to buy!
 
I am not saying that because I am a REALTOR. There are some people that absolutely should NOT be buying a home. But if you are ready and financially able, then there is no time like the present.  Let’s review the numbers and the emotions of buying versus renting in the Charleston, WV area.

Charleston WV homes just got slightly more expensive due to an increase in the mortgage interest rate. According to Freddie Mac's Primary Mortgage Market Survey on October 13, 2011,
The average 30 year fixed went from below 4% to 4.12%. The 15 year fixed jumped less than 10 points to 3.37%.
The change in interest rates will have added an additional $966.60 at the end of a 15 year loan. While the increase only adds $5.37 each month, if this is an upward trend, the cost will only continue to climb higher and higher as well.

Low Mortgage Rates Equal A Great Time to Buy A Charleston, WV Home! - 10/08/11 03:23 AM
Leaves are not the only thing falling this October. Interest rates continue to slide downward. The low mortgage rates equal a great time to buy a Charleston WV home.  According to a recent Freddie Mac Primary Mortgage Survey, a 30 year fixed rate mortgage is 3.94%, while a 15 year mortgage is 3.26%.
 
What does this mean for someone looking to buy a home in the Charleston WV area? You could save enough money to pay for a nice college for the children, or stash away a good amount for retirement.

At 9 MPG, this is the answer on how to get from one gas station to the next! My beloved 1979 Chevrolet Camaro Z28. I had long wanted one exactly like this and was finally able to purchase one in late 2005. Unfortunately, because of a change in circumstances and partly due that I was no longer able to maintain the car with my skill set, I sold it in 2009.
I took this photo not long after buying the car. It is at the WV State Capitol Complex in front of the West Virginia Veteran's Memorial.
