      <title>NARPM?  worth it?</title>
      <description>&lt;p&gt;I've been debating joining NARPM, If we had an active chapter I would have done this long ago.&amp;nbsp; Right now in my area their are only 6 current members and from my understanding, they don't meet or consult with one another.&amp;nbsp; So basically it would just be for the networking, and updates.&lt;/p&gt;
&lt;p&gt;How do you guys feel about this association?&lt;/p&gt;

      <title>How much is too much?  (owner foreclosure)</title>
      <description>&lt;p&gt;El Paso, Texas is a great market for rentals, due to the expansion at Ft. Bliss and the soldiers and new jobs opening up, I'm lucky to have gotten in when I did.&lt;/p&gt;
&lt;p&gt;However I have one investor that has put me in a bind and I'd like to know what some of you think.&amp;nbsp; First, I have two of her investments, one was her old house and then the other was her mother's old property.&amp;nbsp; I have rented them both out to good tenants and we've been doing great for at least the past year.&amp;nbsp; The owner called me this past week and told me that her mother's house was going to go into foreclosure because of medicare expenses her mother has had (first time I've heard of this also?).&amp;nbsp; She told me that because medicare was taking her house eventually she was simply going to stop paying her mortgage starting next month.&amp;nbsp; I told her I understood and that I would tell the tenant right away that she was going to have to move and that she could just move out sometime next month.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;"Wait Dale, she still has to pay next month's rent"&lt;/p&gt;
&lt;p&gt;"I'm sorry, I thought you weren't going to be making the mortgage payment next month"&lt;/p&gt;
&lt;p&gt;"That doesn't matter, I'll keep her security deposit if she doesn't pay next month"&lt;/p&gt;
&lt;p&gt;So I said ok and got off the phone and thought about the bad situation, I'm losing a property and tenant's losing a home she's been excited about and the owner just wants some more money.&lt;/p&gt;
&lt;p&gt;What I'm planning on doing is this, notifying the tenant in the next few days that she'll have to move out soon,&amp;nbsp;within 35-40 days (first week of May at the latest) and that she'll need to still pay one month of rent.&amp;nbsp; Of course I will try to put her in another of my properties because she is a solid tenant. I'll pay the owner her last month of rent and of course give the tenant a full deposit as long as the appliances are still in the house.&amp;nbsp; And I'll continue to manage the other owner's home with hopes that this will not happen again.&lt;/p&gt;
&lt;p&gt;Would you do something different?&lt;/p&gt;</description>
