Fed Drives Mortgage Rates Below 5% - dallasnews.com Less than a day after the Federal Reserve said it would double its purchases of mortgage debt, fixed rates on conforming 30-year mortgages dropped as much as half a percentage point to well under 5 percent. Many analysts doubt that rates will be headed back up anytime soon. In an effort to avoid a market meltdown and the road to a possible recession, the Federal Reserve lowered its overnight lending rate by 75 basis points. The Discount Rate was also lowered 75 basis points. This was the largest cut in the federal funds since 1982. According to economists, an additional funds rate cut is expected at the end of Jan meeting as well as other expected cuts later in spring. Mortgage rates fell today to the lowest point since 2004, with the average U.S. rate for a 30-year fixed mortgage at 5.31%.
