Let's jump into the Wayback Machine to February 2009, when President Obama visited my alma mater, Dobson High School in Mesa, and unveiled the Home Affordable Refinance Program. At the time I wrote: The overall goal is to modify loans in manners that allow homeowners to remain in ther homes rather than face foreclosure. Eligibility is limited to mortgages on primary homes (no second, vacation or investment properties) and appears to be limited to situations where the first mortgage is no more than 105% of the value of the home. You don’t need to be behind on your payments to be eligible.

... at least when it comes to inventory levels. No one who has attempted to purchase a home over the last couple of months needs to be told that inventory has been declining steadily since the spring. As of this morning, there were just over 13,600 single-family detached homes for sale across all of Maricopa County according to the Arizona Regional Multiple Listing Service. (If you’re wondering how thin that really is, consider Maricopa County has 3.8 million residents and nearly 1.6 million housing units according to the Census Bureau. From REALTOR Magazine's daily update ... Existing-home sales eased in June as contract cancellations spiked unexpectedly, although prices were up slightly, according to the National Association of REALTORS®. Sales gains in the Midwest and South were offset by declines in the Northeast and West. Single-family home sales were stable while the condo sector weakened.(Emphasis added.) Weak sales in the West? Not in the Phoenix part of the West. In fact, as I've written about several times in the past couple of weeks, sales here were as robust as we've seen in years. A purchase of this size is an important decision and deserves all the consideration you can give. "But you know, my one fear is while you're deciding what to do about this house, someone who looked at this very home yesterday or the day before that now is coming to a decision of their own. And if they decide to make this home, the home you want for your family, into their home then you're not going to get a chance

phoenix real estate: Another Day, Another Listings SNAFU - 07/02/11 03:39 PM
It was a typical e-mail ... a buyer coming to town in a week, looking beyond the listings that I've sent to him through the MLS, sends me back a handful of addresses from Trulia. All are short sales. All are under contract. All are appearing as active in Trulia. (This particular situation isn't unique to Trulia. REALTOR.com also can't distinguish between Active listings in Phoenix and those designated Active with Contingencies, meaning a contract's already been accepted by the seller albeit with contingencies atttached.) What is particular to Trulia are these basics ... 1) Not all of
