The $8000 homebuyer tax credit will be extended and will allow all homebuyers not just first timers but they'll be income limits. This should be voted on this week. More details to follow.
What does this mean? Well it means that if your waiting for prices to go down 10% or so before you buy, you should consider that when that happens the interest rates may be more than today's interst rates.
For example: If you buy a $300,000 home and wait til it goes for $270,000 (10% savings) and the interest rate jumps to 6.99% which is quite possible, you'll be paying approx. $516,600 over 30 years based on 20% down.
If you buy that home NOW at $300,000 at 5% interst rate, you'll be paying approx. $463,680 over 30 years based on 20% down.
In conclusion, you pay less for the $300,000 home now, than you will for the $270,000 home later.$463,680 for the home now and get to live in in now and save money, even prices go down.
Thus the theory, BUY NOW BEFORE PRICES GO DOWN !

Neighborhood Assistance Corp. of America (NACA), a nonprofit community advocacy and home ownership organization, plans to hire these positions soon. The total hirings will take about five years to complete.

Via Patricia Jewett (Prudential Nevada): Currently, the housing market in Reno/Sparks is experiencing a high volume of properties on the MLS that are now owned by the Lender. The property was foreclosed upon and the Lender took repossession.
Generally these properties demand an asking price less than traditional sales. However, that also comes with a price to the Buyer.
These properties are sold in an "as-is" condition. No repairs will be made by the Seller-Lender.The Buyer is encouraged to have a home inspection on the property. Regardless of what is found, the Seller will make no concessions. It is entirely up to the Buyer to accept the inspection or else to walk away from the purchase. The Buyer must also waive their legal rights for other disclosures that are mandatory with traditional purchases. Given all of that, and a complete understanding of foreclosures by a Buyer, there are some very good foreclosure deals to be found in this bad Market.
