I have seen this time and time again when a buyer or a seller is certain they have great credit and find out they don't have such good scores after it's too late.

If you write a contract for the purchase of a home and you think your credit is good "Think Again" if you haven't done your home work you can get a rude awakening. It's the buyers responsibility to check your credit, know your scores, and the stabiltity of your finances. It's up to you to be aware of any negative marks on your credit. Lending has changed drastically for everyone! If you haven't already seen the major changes in credit cards alone, you can just imagine what has happened with Mortgage Lending! Don't get SUPRISED! at the last minute, save yourself the embarrassement of being turned down when you were sure you were quailfied.

Prior to putting your home on the market to buy another home it's a Great Idea for all home sellers to know their status before you put your home on the market. You could be left out in the cold, if your home sells and you are obligated to a contract, then Oops! Your credit doesn't "Make the Grade" then your required to sell your home with no way to get financing yourself! It happens more often than you think! I've seen this happen too many times and it becomes a "Nightmare" for everyone.

If you are working with a Licensed Real Estate Professional they should know a few Good Reputable Lenders to refer you to! We are not Lenders, and we are not authorized to give you the standing of your credit. That's why it's so important to hire a "Qualified Reputable Mortgage Lender" near you. Most Home Seller's prefer you seek a local lending institution for your financing.

So, before you start looking for your next home! Do you home work, find a Local Reputable Home Lender, ask questions about the type of financing that is available to you and be sure they have the right type of loan for your situation. Buyers beware of your Responsibility! WE can only help direct you to the right places, but if you don't do your due diligence, you will get very highly disapointed if you don't take charge of your situation.

Ask Questions until you are comfortable that you understand what type of loan your applying for and the terms!  Never, ever be afraid or embarrassed to keep asking questions!
