Dane County: foreclosure to housing start ratio - 02/23/11 07:06 AM
The Dane County foreclosure to housing start ratio tracks how foreclosures and housing starts are trending over time.
As you'll see below, foreclosure and housing start volume have flip-flopped over the past decade.

 
When we look at the ratio of foreclosures to housing starts over time, this change is more apparent. In the year 2000, the ratio was .16. In other words there were roughly 6 Dane County housing starts for every Dane County foreclosure. In the year 2010, there were almost 3 Dane County foreclosures for every Dane County housing start.

January Dane County distressed property index remains above 31 percent - 02/20/11 10:55 AM
The Dane County Distressed Property Index weighed in at 31.1% in January, down slightly from December's reading of 31.6%, but up from the January 2010 reading of 24.2%.
The index remains above 31% due to historically high foreclosure levels and relatively low home and condo sales. We expect the index to remain well above 25% for at least the next several months due to the trends we are seeing in the market right now.
As an anecdote, our real estate team is working with many buyer clients right now, and roughly one-third of our clients are purchasing short sale and bank-owned listings.

Dane County housing starts lower in January - 02/19/11 07:58 AM
Dane County housing starts started the year off lower in January.
A total of 31 Dane County housing starts were recorded in January, compared to 42 in January of 2010. January was the 8th month in the last 9 to register a year-over-year decrease in housing starts.

This graph shows Dane County housing starts for every January dating back to 1999. The only January to log a lower number of housing starts than this most recent January was January of 2009 (due to the stock market crash that occurred in the Fall of 2008).

Dane County foreclosure of the week: Madison west side condo, price just reduced $57,000 - 02/18/11 06:26 AM
The price for this condo was just reduced by $57,000 on February 15th. This price reduction offers a great example of why it can be very beneficial to work with a Realtor as you search for your next home. One of the things your Realtor can do for you is send you automated emails that notify you of new listings and price reductions as soon as they are posted to the MLS. Many of the distressed properties in our market are priced very attractively, so the sooner you learn about these properties, the better. Many of them get snatched up quickly.

Dane County: The January median home and condo price increased by 4.8% - 02/16/11 06:08 AM
... but there's a catch. The median home price actually decreased by .7%. The median condo price decreased by 16.1%. So how could the combined home and condo price increase by 4.8% when the individual home and condo prices both decreased?
Our January home and condo report at DaneCountyMarket.com explains why.
And here's a quick explanation. Last January 32% of all sales were condo purchases. This January only 19% of the sales went toward condos. Keep in mind the average home price is much higher than the average condo price. Because a greater percentage of sales went toward homes in January of 2011, this drove up the median … (0 comments)

Here's our preview of January Dane County home and condo sales from a historical perspective. Our full January home and condo report will be released tomorrow.
The 179 Dane County home sales recorded in January were 33% higher than the 135 homes sold in January of 2010. This past January also had more home sales than the Januarys in 2008 and 2009, as well as the Januarys from 4 different years in the 1990s. From a historical standpoint, January home sales ranked much better than home sales from the month of December. December home sales were higher than only one other December dating back to 1991.

Dane County foreclosures down slightly in January - 02/09/11 10:36 PM
Dane County foreclosures decreased slightly in January. A total of 124 Dane County foreclosures were filed in January, a decrease of 2.4% from the 127 foreclosures filed in January of 2010. The graph below shows monthly foreclosure filings dating back to January of 2005.  

Foreclosures remain high by historical standards. This graph shows the number of Dane County foreclosures filed in every January dating back to 2004. The 124 foreclosures filed in January of 2011 were up by 188% from the 43 foreclosures filed in January of 2004.

Cash buyers a seller's best friend? - 02/09/11 07:49 AM
The blog Calculated Risk reports a large increase in the percentage of cash buyers. According to the National Association of Realtors, 28% of the transactions in 2010 were all cash transactions.
We don't think the percentage is that high in our market, but we definitely concur that there are more cash buyers in our market right now than there were two years ago. Our real estate team is working with several cash buyers right now.

Dane County home sales rising - 02/06/11 09:25 AM
We'll be releasing our Dane County January homes sales report in the next few days. The report will show sales of single family homes (not condos) increased on a year-over-year basis for the second month in a row.
In fact Dane County home sales in January of 2011 were higher than the sales totals from the 3 previous Januarys.
It is still very much a buyer's market, but we're seeing real signs that the market is moving in a more balanced direction.

Interest rates remain at very low levels by historical standards - 02/04/11 06:48 AM
According to a recent Freddie Mac mortgage market survey, the average commitment rate for a 30 year fixed rate loan in the month of January was 4.76%.
The graph below shows the average commitment rates for the month of January versus every year dating back to 1992. As you'll see, interest rates were the lowest they've ever been in 2010, when the average rate for a 30 year fixed rate loan was 4.69%.
 
Current rates are extremely attractive by historical standards. Even so, the Mortgage Bankers Association expects the rate for 30 year fixed rate mortgages to rise to 5.3% in 2011 and … (2 comments)

Fewer Dane County home and condo sales are occurring in the more affordable price categories.
This table shows Dane County home sales by price range. Sales for homes ranging from $150,000 to $274,999 are down significantly from the year before.

The story for Dane County condos is very similar, with sales for condos priced from $100,000 to $224,999 well below the levels from the year before.
