Dane County housing starts decrease in September - 10/26/11 06:38 AM
Dane County housing starts decreased from 59 in September of 2010 to 49 this September, a drop of 16.9%.
Housing starts remain at historically low levels. This graph shows the number of Dane County housing starts for every September dating back to 1999. The 49 housing starts recorded this September are just above the 48 recorded in September of 2009, the lowest September on record.

September Dane County distressed property index at 33% - 10/24/11 07:02 AM
The Dane County Distressed Property Index was 33% in September, down from the August reading of 34.8%, and up from the September 2010 reading of 27.8%. This month's reading was Dane County's eleventh in a row above 30%.
Here's how the distressed property index has been trending since 2006.

Dane County foreclosures decrease in September - 10/19/11 07:47 AM
Dane County foreclosures decreased for the 9th month out of the last 10, and the 13th month out of the last 16. A total of 109 foreclosures were filed in September, a decrease of 34.7% from the 167 foreclosures filed in September of 2010. The graph below shows the monthly foreclosure filings dating back to January of 2005. 
 
 
Foreclosures remain high by historical standards. This graph shows the number of Dane County foreclosures filed in every September dating back to 2004. The 109 foreclosures filed in September of 2011 were up 179% from the 39 foreclosures filed in September of 2004.

Craigslist has a huge audience, even for real estate. Virtually every other real estate web site has much better search features. Nonetheless craigslist users are very loyal, and they are using the craigslist real estate section by the droves every day. We post our listings to craigslist twice a week. We keep our listings simple, while offering viewers a carrot to click further for a better and closer look at our homes. We've learned through experimentation the best carrot is the full-motion video tour. For all of our listings we include a link to a video posted on our Madison real estate channel on YouTube. Dane County months of inventory continue to trend along historically high levels. The months of inventory measure offers a good reading of the market because it takes into account both supply and demand. A low number indicates a seller's market. A high number indicates a buyer's market.  
The inventory level this September 30th was the highest for any September dating back to 2005, indicating a very strong buyer's market.

Dane County active home and condo listings continue to trend lower. Here's how active listings have been trending for every September 30th dating back to 2005.  

This trend is moving in the right direction for sellers, but keep in mind the demand for housing remains at historically low levels.  I'll be covering the demand side of the equation in more detail soon.
