Dane County home and condo sales increased in February, and this trend will continue throughout the Spring buying season. Our latest pending home sales report shows Dane County pending home sales are up 38% from last year. Pending condo sales are up 15%.
Much of the new momentum in this year's market is coming from the first-time home buyer. Consequently many homes priced at $250,000 and under are receiving multiple offers from competing parties - and selling very quickly.

Our latest report on the mortgage market shows interest rates dropping to near historic lows once again. Local rates for 30 year fixed rate loans have dropped to well under 4%. Rates for 15 year fixed rate loans have dropped to 3.25%.

We recently wrote about why 2011 is the year of the foreclosure.
Today's buyers are obtaining some incredible values, such as this east side foreclosure at 1027 Williamson Street, that we wrote about in a recent post. This unit is in great shape and was recently purchased by our buyer client for $136,500 - after selling for $184,000 five years earlier.

Our listing client, a local lender, purposefully priced this unit to sell. It went on the market on March 10th and closed on March 29th for $136,500. Five years ago this condo sold for $184,000.
