Dane County foreclosures decreased in October, the third straight month to register a year-over-year decrease in filings. October foreclosure filings decreased by 5.7% from the number of filings registered in October of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 99 new foreclosures were filed in October compared to 105 filings a year ago. Wisconsin foreclosure filings increased slightly, by 2.3% from the number of filings registered a year ago. Dane County foreclosures decreased by 11% in September. September was the second straight month to register a double-digit decrease in filings. A total of 97 new foreclosures were filed in September compared to 109 filings a year ago. The graph below shows foreclosures in September were the lowest for any September since 2007, when 83 foreclosures were filed.
Foreclosures in 2012 are currently ahead of last year's by pace by 5.9%.

Dane County foreclosures decreased in August. August was only the second month this year to register a year-over-year decrease in filings. August foreclosure filings decreased by 14.5% from the number of filings registered in August of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 106 new foreclosures were filed in August compared to 124 filings a year ago. The graph below shows foreclosures in August were very comparable to the foreclosure total from August of 2008, and well below the foreclosure total from the previous three years.

Dane County foreclosures increased again in July, for the 6th time in the last 7 months. July foreclosure filings increased by 27.8% from the number of filings registered in July of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 115 new foreclosures were filed in July compared to 90 filings a year ago. The graph below shows foreclosures continue to trend along historically high levels.
Foreclosures in 2012 are currently ahead of last year's by pace by 11.5%.

Dane County foreclosures increased in May, for the fourth month out of the last five. May foreclosure filings increased by 2% from the number of filings registered in May of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 102 new foreclosures were filed in May compared to 100 filings a year ago. The graph below shows the number of foreclosures for every May dating back to 2004. As the graph shows, foreclosures remain at historically high levels.
Foreclosures in 2012 are currently ahead of last year's by pace by 10.1%.

Dane County foreclosures increased in April, making April the third month out of the last 4 to register a year-over-year increase in filings. April foreclosure filings increased by 46.2% from the number of filings registered in April of 2011, according to data maintained by the Wisconsin Circuit Court. A total of 155 new foreclosures were filed in April compared to 106 filings a year ago. The only April to register a higher number of foreclosures was April of 2010, which registered a total of 157 filings.
Foreclosures in 2012 are currently ahead of last year's by pace by 11.9%.

The Dane County Distressed Property Index was 27.1% in March. March was the third month in a row with a reading below 30%. Note, however, Dane County foreclosure filings are still trending along historically high levels, and there are still many Madison and Dane County foreclosures for sale. Our review of the early April data suggests the big banks have stepped up the foreclosure process once again, as foreclosures are currrently on pace to approach a record high once again. Through the month of May, Dane County foreclosure filings decreased every month in 2011 and were down 22.7% year-to-date. This trend ended in June when foreclosures increased for the first time in 6 months (our June report will be out in the next few days). What changed in June? Filings by Bank of America Countrywide (BAC) jumped noticeably. Thirty-seven filings were initiated by BAC in June, a stark increase from the previous 5 months.
Mortgage delinquency rates have been trending lower. This helps to explain why foreclosure filings have been decreasing in recent months. But many have also noted that the … (2 comments)

Dane County foreclosures decreased once again in April. A total of 106 foreclosures were filed in April, a decrease of 32.5% from the 157 foreclosures filed in April of 2010. The graph below shows the monthly foreclosure filings dating back to January of 2005. As the graph below shows, foreclosures have decreased 4 months in a row and 8 out of the last 11.

Dane County housing starts moved lower again in March. A total of 60 Dane County housing starts were recorded in March, compared to 77 in March of 2010. March was the 10th month in the last 11 to register a year-over-year decrease in housing starts.
This graph shows Dane County housing starts for every March dating back to 1999. The only years to log a lower number of March housing starts than this year were 2008 and 2009.

We recently wrote about why 2011 is the year of the foreclosure. Today's buyers are obtaining some incredible values, such as this east side foreclosure at 1027 Williamson Street, that we wrote about in a recent post. This unit is in great shape and was recently purchased by our buyer client for $136,500 - after selling for $184,000 five years earlier. Another example of a great foreclosure value is this west side condo at 3902 Maple Grove Drive (see picture below). Our buyer client bought this unit for $109,900 on April 15th. dane county foreclosures: Dane County distressed property index remains above 30% in February

The Dane County Distressed Property Index weighed in at 30.8% in February, down slightly from January's reading of 31.1%, but up from the February 2010 reading of 24.7%. The index remains above 30% due to historically high foreclosure levels and historically low home and condo sales. We expect the index to remain well above 25% for at least the next year due to the trends we are seeing in the market right now.
