Making an addition to your home without a permit (or purchasing a home that has a non-permitted addition) has many potential problems.
The biggest problem you may face with a "non-permitted" addition or improvement is that you might be required to obtain a permit.
When that event occurs several issues come into play:

Buyers in this market want to see and feel the owners are committed to selling and moving!
There are many means to impress upon the buyers that the owner is serious.  Some are obvious and some may not be.  The better the impression you give to buyers, the better the chance you will receive an offer.
The home and property need to be neat and tidy.
Complete any necessary repairs.
Have the home available and ready for showings on reasonable notice.
Remove any items of a personal nature.

When was the last time you 'really' looked at your mail box?
The buyers of your home may be looking for it!
Before listing your home for sale, take the time to 'check' your mailbox.  It should be 'neat and tidy', it should be in a very visible location and the numbers should be LARGE and reflective and on BOTH sides of the mailbox (and also on the front if your mail box is located with other mailboxes)!

Stand alone smoke detectors (common in older homes) , that are not 'hard wired' into a security system or your homes electrical system,  do not last for ever.  When they quit working, they quit working without any warning in most cases.  You are left without protection until the next time you do a battery check.  And then you will wonder if the replacement battery is bad.  That wastes more time.
When you purchase a new smoke detector, mark the date you purchased it with a 'black felt tip pen' on the unit near the battery location.  Each time you change the batteries … (3 comments)

Recent upgrades to their home completed by a seller, in my opinion should be left off the MLS listing information sheet. 
Why? The appraiser will refer to comments on the MLS sheet.  If the underwriters note that recent work has been completed on the home, they may request a copy of the permits and may want the work inspected.  If the work was not done with a permit (and a permit is not always required), the underwriters may request one be issued and that could involve a lot of additional expense.  Or it could "kill" the deal.

Will you be adding a ‘new' room to your home (not remodeling an existing one) and you will be doing the work yourself? 
If so, the question always comes up; "Will I only be assessed on the cost of materials reflected in the building permit?
In Humboldt County, California you will be assessed at the ‘market value' that you will be "adding" to the property. 
Not necessarily the ‘cost' of materials and any labor involved.
In this market, that could be an advantage or a disadvantage.
In any case you have the right to appeal that assessment.

They also have information on property you may be considering purchasing.
The records available include property ownership information, assessed values, property characteristics, parcel maps and property tax information.
Property characteristics of a property you are considering purchasing may contain some 'enlighting' information.
The documents may be viewed or copied (for a fee).

I like to take a walk around the property with my sellers before listing the property.  This gives me the opportunity to discuss the concept of "All Personal Property shall be removed".  I advise them that the buyers will have different tastes and needs them they do. 
The old swing set or the swing hanging from a tree needs to go.  Empty out the storage shed and do not leave anything.  Give the potted plants away.  The stack of old bricks needs to go.  Everything not attached needs to be removed.

If your are planning a remodel of your kitchen that will include the addition of a large pantry, consider a "pass thru" opening from the pantry to the kitchen.  The "pass thru" would need to be just above a kitchen counter to be useful.
By having a "pass thru" opening 12 inches by 12 inches or larger (a larger opening would allow small kitchen appliances to be 'passed- thru' that could then be stored in the pantry instead of the kitchen), located just above the kitchen counter surface, you would be able to select items in the pantry and not have … (3 comments)
