Earthquakes and 'freestanding' furniture (tall book cases). This area of Northern California does have earthquakes. Want to save a lot of clean up time if there is a major earthquake? Secure your 'freestanding furniture' to the wall behind it! This is easily accomplished with 'L' shaped brackets that attach to the top (or the side) of the furniture piece and to the wall behind. Make sure you locate the wall 'studs' before placing the brackets and use long enough screws to penetrate both the drywall and the 'stud'. Gas 'Wall Heaters' were very popular here in Humboldt County, California for many years. The mild year around climate supported their installation and use. Now however, there are much more efficient heating methods available that will provide big savings on energy costs. Do not just remove the wall heater when you update your heating system; also remove the old gas supply line back into the attic or the crawl space below your home. ! This will usually need to be done by a professional. I have encountered several cases of gas lines that were just caped and left in the wall space on (6 comments)

Adding a garage to the home that does not have one is the easiest way to add value to your property. Yes, you do have to have room for it but most lots have space for one. Garages are relatively easy to permit and easy to have built. Or you can do most of it yourself. The cost per square foot to have one built is much lower than the cost of a home per square foot. By doing a little contractor shopping, you may locate a good contractor who will use the project as a fill in to their other projects. (6 comments)

During an earthquake, hanging plants can quickly become 'flying plants'. If you live in earthquake country and you want to keep your hanging plants; make sure they are securely attached with a screw in 'eye hook' (not a 'J Hook') that is attached to a ceiling joist. In a severe earthquake the plant may swing enough to slip off a 'J Hook'. An expansion type ceiling anchor will quickly 'tear out' the drywall it is attached to during an earthquake and the plant will fall. It will not only be a 'falling' hazard, it will also become a tripping hazard. This is one (6 comments)

Your home is in escrow and about to close? Don't forget to say "Good By" to your, about to be, former neighbors. If a 'Good By' party (great idea if you have the time) is out of the question, consider writing a 'good by' note for your neighbors and hand deliver them. In the note include the date you will be leaving, who the new owners are, where you are headed and any future contact information you may want to provide. If your home has 'fixtures' that you will be taking with you when you move (antique chandelier, stained glass window etc.), remove them and pack them before you place your home 'on the market'. And don't forget to 'replace' them. The 'fixtures' will not help sell the home but they may create problems when the home is sold. In California, items 'not included' in the sale must be listed on an offer or a counter offer. How do you provide a description of your 'antique chandelier' that will be acceptable in a court of law if it becomes necessary? Basically, (5 comments)

If you are considering the addition of a deck to your home and you have a septic tank, the first question should be "where is the tank"? (Note also: In this area of California, many homes were built with septic systems and then connected to a city sewer at a later date. You may still have a septic tank that is abandoned in your back yard.) If you will be building your new deck over your septic tank you will need to make allowances for the tank. If you own 'vacant' land that you are considering placing on the market for sale, consider providing owner financing to the buyers for a short term. Of course in order to do seller financing, all liens against the property must be cleared at the time of sale. If the buyers intention is to build on the land, carrying a note for three or four years may be an advantage for you the seller. You would be receiving interest on the loan as well as some payment on the principle. The buyer would be paying the property taxes. Give the (5 comments)

Adding a "Cloths Rod" over your washer and dryer in the laundry room will provide convenience. Cloths Rod is available from most home improvement centers and lumber yards. The fittings to support it are also available. Placing the rod about six feet off the floor will allow most members of your family to access it. The fittings will need to be attached through the dry wall to a stud. If there is no stud where you want to hang the rod, use a piece of 1" X 3" to bridge between two studs and attach the fitting to it (5 comments)

Remolding a kitchen is a big expense. It generally involves new cabinets, flooring, back splash and in some cases appliances. Before you start, give some consideration to the drywall. Most older homes have drywall of the same type used throughout the home. There are now better alternatives. One is 'greenboard' or water resistant drywall. Another is cement board which is normally used in wet environments like a bathroom but is an excellent addition to any kitchen. Both products will hold up better in a damp kitchen environment over a long period of time. Give some consideration to removing the old drywall and replacing (0 comments)
