Here is a great blog about your credit score. great tips as well as solid information on what makes up a credit score Via Larry Bettag - Cherry Creek Mortgage: Credit is one of THE MOST IMPORTANT ISSUES IN getting a loan today. Time and time again, I'm called by a client who says "I PAY MY BILLS ON TIME, BUT MY PEOPLE SAY MY CREDIT STINKS.... Maybe I'll just pay off my credit cards today..... No, No, No, No Nooooooooooooo!!!!!!" Truthfully, there is more to a credit score than just making your payments on time or paying off your credit. In fact paying (2 comments)
Urban Farming by Will Allen AMAZING MAN - 08/21/10 04:10 PM
Urban Farming by Will Allen AMAZING MAN Short of it, he started by deciding to create a year round farm right near the projects on the North side of Milwaukee WISCONSIN. Wait WHAT??? year round farming in the projects of Wisconsin??? As the son of a Share Cropper Will Allen had farming knowledge and as with most projects there is no access to quality or organic food, and there is usually a much higher unemployment rate. He was able to get this off the ground based on the fact that healthy food makes healthy communities. Kids with jobs are less (2 comments)
Have a good laugh, but I think this might actually work round these parts as well

Specials on New Construction in Pasco County - 08/13/10 09:32 PM
Specials on New Construction in Pasco County Well Pasco County took a huge hit in the Real Estate downturn, especially all the new subdivisions that were just getting started as the market tanked. Eventually most closed there model homes and laid off or relocated their sales staff. However more and more builders are coming back, and the deals are UNBELIEVABLE. Right now you can buy: a new construction 2 Bedroom 2 and 1/2 bath town home for as low $80,000 thats right new construction for under $100,000. Way under. Thats right New Construction for under $100/square foot. I currently know (0 comments)
Well it is time for Back To School - 08/13/10 06:47 PM
That is right folks, instead of worrying about one jumping into the street unexpected during class hours, we now have to get used to all those school lights that were blinking yellow all summer reverting back to a standard red light stop, along with those wonderful crossing guards holding up traffic at the beginning of the day and the end. The decreased speed zones resume as well so make sure you are paying attention to those blinking yellow lights. If you are not sure where the school zone begins or ends, although most are clearly marked, be extra vigilant. Here in (6 comments)
If they are too big to Fail, aren't they Too big to exist? - 08/12/10 10:03 PM
If they are too big to Fail, aren't they Too big to exist? I am sorry but Washington has stopped making what little sense it made of late. If a company is too big to Fail, a philosophy I do not subscribe to, than they are too big to exist. Every company that received tax payer funded government provided bailouts should and MUST be disassembled. What little benefit there is to the consumer, as a result of a mega-corporation, it does not outweigh the risk associated with their failure. How can one make an argument supporting failed financial institutions when (2 comments)
It is time to save during Florida's back-to-school sales tax holiday - 08/12/10 08:50 PM
It is time to save during Florida's back-to-school sales tax holiday thats right folks, we have not had this since 2007 but Governor Crist, I imagine in an effort to garner support for his senatorial campaign, has pushed for the return of the Back To School Sales Tax Holiday. It kicks off at 12:01 Friday August 13th and runs through midnight on Sunday. If you have kids it is a great time to save. If you do not, you may want to avoid popular back to school stores, or perhaps you would be inclined to take advantage of this sale (3 comments)
Four months inventory, not too bad. Actually pretty darn good for Home sales in Pasco County. Some would attribute this to the fact that River Ridge is highly sought after with buyers, especially families. River Ridge is the only school district in New Port Richey that I have had the most requests for.
I am surprised at the higher ratios of distressed properties on the market in River Ridge, New Port Richey. And yet despite that they are closing. With one of the (2 comments)
Well now things are not looking too bad in Golden Acres if you exclude the price declines. Nine months inventory levels is not idealistic but is better than some areas. What I think makes an even better impression is the chart below. The low number of distressed properties for sale, I think, tells you about the people living in Golden Acres in New Port Richey.
With only 5 Homes for sale in Golden Acres in New Port Richey under distress, compared to 31 (2 comments)

Looming Deadline to Appeal your Property Assessed Value in Florida - 08/11/10 08:37 PM
In my experience alot of the communities have collapsed in value and in some the Tax Assessor has trouble keeping up with the collapse. Quickest way to find out if you are over assessed is to have a REALTOR® do a Comparative Market Analysis, which I would be happy to do, at no cost and no obligation. Houses for sale in Water's Edge, New Port Richey, Fl & June 2010 market report
What a stark contrast to the rest of Pasco County. Only 2 months inventory in one of the premiere New Communities that has yet to be completed. As such this may not be an entirely accurate report. Builders sometimes, but not always put their listings in MLS. They have been more creative and cooperative with REALTORS® after the market collapse. Gulf Harbors, New Port Richey, Florida Waterfront subdivision Homes for sale & Market Report June 2010 - 08/11/10 06:23 PM
Gulf Harbors, New Port Richey, Florida Waterfront subdivision Homes for sale & Market Report June 2010 Gulf Harbors is considered by many to be Pasco Counties premier waterfront gulf access community. Touting a private gulf front beach certainly does not hurt that image. And during the boom after the turn of the century it became a knockdown community. What is a knockdown community you ask? In a knockdown community the value is in the land, not the house. So people with deep pockets who want gulf front property or gulf views (we have spectacular sunsets) buy homes on or near (0 comments)

New Port Richey, Florida Homes For Sale and June 2010 Market Report - 08/10/10 08:45 PM
New Port Richey, Florida Homes For Sale and June 2010 Market Report First thing to point out is the number of New Port Richey, Florida homes sold in June are up 10% year over year, while the number of homes on the market remains at the same levels, resulting in a decrease of inventory to only 8 months which is the lowest we have seen in some time.
The New Port Richey, Florida distressed market report you see below is the typical chart for the most part. The one change that stands out to me is that under contract 75% (0 comments)

There really is so much more to being a REALTOR® than opening doors and passing paperwork around for signatures. It requires dedication, a lot of time, and very few make a great living at it. Last I heard, over 50% of Florida Realtors make less than $30,000/year. Perhaps that has changed since the exodus from Real Estate as a result of the market down turn.

Tampa's Feel Good story for the day/Weekend - 08/07/10 03:20 PM
Under a sweltering June sun, 68-year-old Leonard Whaley felt a familiar twinge. Whaley, born of a family that has peddled produce in South Tampa for nearly a century, has had four angioplasties to open clogged arteries. He knows when he's having a heart attack. So Whaley left his produce stand and went to the hospital. When he returned after a month of bed rest, his flimsy old produce tent was gone. Was this the end?????
