New Port Richey, Florida Real Estate Annual Market Report 2009 Unlike most other reports I blog, these Statistics include ALL Residential Property Sales: Single Family Homes, Townhomes, Condos & Mobile Homes.
Here are the numbers from 2008 for comparison to 2009 which are in the 2nd graphic. First thing that jumps out at me is that the Average Sold Price to List Price (SP/LP) ratio was 93% in New Port Richey just like Hudson, Port Richey & West Pasco County as well. Next thing that gets my attention was a Sale for $10.87/SqFt. LOL. That is some real bargain basement shopping. Usually the (0 comments)
Well unfortunately the Inventory available in Leisure Beach has increased by 2 since last month. Another thing is that the increase in the Actives, which was last month there were 4 homes under contract, now there is only 1, but only 1 sold last month. The one that sold was not in any stage of Foreclosure. The ones that fell apart last month, probably were I do not know about you, but I think a Water Front Gulf Access community like Leisure Beach in Hudson, (0 comments)
Compared to last month when 511 Single Family Homes were on the market, Once again we are seeing a decrease in the Market Inventory levels However, coincidentally the number of homes under contract remains constant at 103. Although the number of homes remained the same, the number of Distressed homes is basically 50% The number of sold houses remained about the same with 37 sold this month, as compared to 38 in the previous month So Inventory levels are dropping, that is a good thing And since (0 comments)
Overall Market Snapshot Overall Inventory levels have dropped, but so has the Number of homes selling. But everybody is getting ready to go back, or already is back to school. The amount of properties sold that were distressed has dropped.
