Hudson, Florida Annual Real Estate Market Report 2009 vs 2008 This Market Report includes ALL Residential Properties that Sold in 2008 & 2009 including: Single Family Detached Homes, Townhomes, Condo's & Mobile/Manufactured Homes Things looked much better in my West Pasco 2009 Annual Market Report than it does for Hudson. Which is due mostly to the fact that Hudson is the farthest point in the county from the Jobs, specifically Tampa/Clearwater/St. Pete. As a result the Market is under more duress the farther you are from the hub of the Metropolitan Statistical Area and the jobs

Hudson, Florida Single Family Residence Market Update Well comparing this chart to last months we are seeing declines in all categories, with the exception of Houses under Contract. Active Listings are down ~1%, and Sold Listings took a hit of ~37% compared to last month. However, the number of properties under contract have increased month over month by ~7%. While it is a good thing in this market for the number of Active Listings to decline, it was a marginal decline. The increase in Listings under contract is probably due to the long time that Distressed properties take to close. We (0 comments)

Leisure Beach, Hudson, Florida November Distressed Home Market Report Poor Leisure Beach. NO SALES AGAIN. Bright spot is that there are ~300 homes in the Leisure Beach Subdivision so there is a low percentage of homes on the market. But worse than that is of the last market report there were 2 homes under contract, whereas now there is only one under contract yet nothing has sold, and 2 homes are no longer active. So it appears a total of 3 homes have been taken off the market. Could be that presently Banks make more money on Foreclosures than on Short Sales, (7 comments)
Active listings nudged up 5 units for a whopping 1% increase in inventory (negligible) Homes Under Contract decreased by 10%. (rather sizable) But the biggest change was Solds from 37 last month to 59, for an over 50% increase in closed sales for October. But more importantly Year over year sales are up ~40% from Oct 08
The distressed market has remained constant for the most part. The only significant change was for Active properties, there we have seen about a 15% increase year over year.

Compared to last month when 511 Single Family Homes were on the market, Once again we are seeing a decrease in the Market Inventory levels However, coincidentally the number of homes under contract remains constant at 103. Although the number of homes remained the same, the number of Distressed homes is basically 50% The number of sold houses remained about the same with 37 sold this month, as compared to 38 in the previous month So Inventory levels are dropping, that is a good thing And since (0 comments)
This small community of approximately 300 detached single family homes whose entrance is Located between the New WalMart Supercenter & Castriota Chevrolet on US-19 in Hudson, Florida. This community, which had become a bit blighted in the beginning of the new Millennium, has seen a resurgence in the last couple of years. The community has a Civic Association that has gotten very involved in revitalizing the community. West Pasco, Florida's Distressed Real Estate Market: Currently available Short sales, Foreclosures and Bank owned properties If you are looking for great deals in Real Estate, than the Distressed Real Estate Market would be a good place to start. Prices have collapsed in the West Pasco Real Estate Market. This Hudson, Florida Realtor has been shocked at some of the price declines. One subdivision that has been a Farming Area is Country Club Estates. It went from $45k to $133k at the peak, to $45k again. A triple to a zero net gain in but a couple of years. So if (0 comments)

Beacon Woods, Hudson, Florida Real Estate Market Report August 2009 I was a bit astonished when i pulled the market report for Beacon Woods. You see 85 homes for sale in a community of 2100+ homes just seems a bit low. I guess it is a testament to the great community that it is with very active resident involvement. Just review what their Community Association does and you will get the idea. With 11 houses sold in August 2009, and only 85 homes for sale, there is only a 10 month inventory on the market, which is much better than its (4 comments)
Was a bit surprised that Real Estate in Sea Pines Waterfront community. But compared to many other places it seems there are fewer home owners in trouble here, thus the lower homes on the market. Of course being the only Waterfront Gulf Access & Golf Community in Hudson, Florida definitely has its appeal for long term living. Prices in this Hudson Florida community range from $110,000 - $450,000. To view specific Homes for Sale in the Preserve at Sea Pines feel free (3 comments)

More fabulous Cloud formations from Hudson Beach, Florida So there I am driving home from my office and I see the most magnificient colors striking off a massive cloud formation. So I grab my trusty camera and snap a picture, the result is: Upon seeing this, I know I just have to get down to the gulf to take unobstructed views of this spectacular light show. It did not turn out as magnificient as I had expected but it was stil nice, none the less. I hope you enjoy this as much as I, and the others that came, enjoyed the (8 comments)
Well this Hudson, Florida Realtor was at first very discouraged at seeing these Charts I created using data from The West Pasco Board of Realtors MLS site. The first thing that jumped out at me in these charts was how many more homes are under contract than closed in August 2009. Now do not read too much into that. I think that has alot to do with Distressed Homes (Short Sales.) You see a normal property in Florida closes in about a month. However, some banks have been (0 comments)
Overall Market Snapshot Overall Inventory levels have dropped, but so has the Number of homes selling. But everybody is getting ready to go back, or already is back to school. The amount of properties sold that were distressed has dropped.
Sorry about following up on July 2009 Real Estate Market Report so late, but there has been a lot of transition going on in my office. What I see in the chart above is not the best of news for sellers, but is great news for Buyers, especially if you are a cash buyer. This Fabulous New Jersey Style Pizzeria joint is a real restaurant actually. It has a split dining room so you can actually have a large party there. Why its got to be Sigmone's Acropolis Meats & Deli. This family owned and operated business has been pleasing the Pasco County area and beyond for over 30 years. I have personally been there in line waiting to have my order taken (don't forget to take a number) I heard a lady talk about how she drives down from Citrus County for the quality meats and great prices. Hudson, Florida magnificient Cloud formations. While driving the other day I noticed so spectacular cloud formations and how the setting Sun was dancing fantastic colors on the clouds. Usually I take sunset/cloud photos from Hudson Beach, Florida, but this time I felt i might miss out if I waited, so I snapped from where I was at, than headed to Hudson Beach Florida for the rest of Sunset (3 comments)

Waterfront Gulf Access Leisure Beach, Hudson, Florida Real Estate is so affordable now. One of Hudson, Florida Premier Waterfront Gulf Access communities is one of my favorite communities. And as a result of the Subprime mortgage meltdown prices have become very attractive. As you will see in the map below, the charming Community of Leisure Beach is only made up of 7 Streets and is minutes from the gulf. Nautical Isle Leeside Isle 1st Isle 2nd Isle 3rd Isle 4th Isle 5th Isle Every street, save 3rd Isle, is a cul-de-sac so it is also a very quiet neighborhood making it easier (0 comments)
