Compared to last month when 511 Single Family Homes were on the market, Once again we are seeing a decrease in the Market Inventory levels However, coincidentally the number of homes under contract remains constant at 103. Although the number of homes remained the same, the number of Distressed homes is basically 50% The number of sold houses remained about the same with 37 sold this month, as compared to 38 in the previous month So Inventory levels are dropping, that is a good thing And since (0 comments)
The Poor automakers needed help. So the government got involved in, not only a bailout, but also Cash for Clunkers. Once again the government has saved the day, no? I am sure, like me, you have seen all the empty Dealership lots. Boy they sure did sell a lot of cars huh? Good for them right? Ummmm NO. There were delays getting payment from the government out to the dealers. It had a lot to do with clerical errors. So now the Dealers sold their inventory, but do not have cash to buy replacements.. This small community of approximately 300 detached single family homes whose entrance is Located between the New WalMart Supercenter & Castriota Chevrolet on US-19 in Hudson, Florida. This community, which had become a bit blighted in the beginning of the new Millennium, has seen a resurgence in the last couple of years. The community has a Civic Association that has gotten very involved in revitalizing the community. Overall Market Snapshot Overall Inventory levels have dropped, but so has the Number of homes selling. But everybody is getting ready to go back, or already is back to school. The amount of properties sold that were distressed has dropped.

That's right folks, for the first time in over 50 years the population of Heaven's Waiting Room has declined. Why you may ask. In my opinion it is just the economy. The state of Florida has 10.6% unemployment. Locally here in Pasco we are at 12% unemployment. And it is hard to budget for retirement when you do not know how much it is going to cost in the long term. But rest assured the Baby Boomers will reverse this anomaly in the states growth. There are over 350 in the United States, which are used to give a more local evaluation of Real Estate Markets. National Real Estate numbers are good to follow, but it can not be said enough. All Real Estate is Local. Just ask Detroit or Flint Michigan how they fared during the housing bubble. An area is considered an MSA if, like Tampa, they have over 50,000 people in the area. What I see in the chart above is not the best of news for sellers, but is great news for Buyers, especially if you are a cash buyer. Coastal Cleanup Scheduled for Sept. 19 in Pasco County, Florida The Coastal Cleanup is always held the third Saturday of September and this year that falls on September 19th. The annual event picked up 17.76 tons of trash last year alone. Last years volunteers were over 1800 strong in 20 groups. The national sponsor of the Coastal Cleanup is The Ocean Conservancy who will provide the plastic bags for the collected trash, as well as literature. If you want to volunteer you can join one of the groups already established or you can create your own group.

There are currently 852 properties under Contract and a total of 3575 Active Listings. Prices ranged from $15,000 to $2,195,000, quite the broad county we have. Of the 3575 Active Listings 786 were in some stage of foreclosure (22% of the market) of the 852 properties under Contract, 425 of them are were in some stage of foreclosure (50% of the market) But what really tells the tale is the sold properties. And as a result of the Subprime mortgage meltdown prices have become very attractive. As you will see in the map below, the charming Community of Leisure Beach is only made up of 7 Streets and is minutes from the gulf. Best advice would of course be to listen to mother nature. Do not plant what does not belong where you live. There are so many varieties of grasses and plants as well as trees, that it should easy enough to develop a unique and enjoyable landscape for you use, but also one that is easy to maintain in your climate/conditions. Most people I know in my area are frustrated at the brown lawns becuase of the strict water restrictions we have. Couple the water restrictions with the high temps, and it does not bode well for most landscapes. Unless you use (0 comments)
