Compared to June 2009:
Average Sold Price declined -13% year over year - no surprise given the 13% unemployment

This market update has to do with the entire West Pasco County, Florida Active Adult market area.  Houses, villas, mobiles, etc...
 
That runs from northern county line to southern county line and includes all properties West of US 41 ( roughly the Suncoast pkwy.) I am actually surprised by a couple of things in this report.  For one thing, there seems to be a decent amount of sales considering that Snow Bird Season has ended.

Also despite the Post-Snowbird season anemic numbers, There also appears to be just under one years inventory in the Distressed Active Adult market, just like the rest of the market.
Another surprise was the low amount of Distressed Properties on the market percentage wise.  The broader market of Actives & Solds typically are one third Distressed Properties, whereas on … (0 comments)

Well given the reports I have posted on the previous months this year, there rally is no surprised here, and in fact the shapes sure are starting to look the same.  By Dividing the number of homes for sale, by the number of homes sold in the First Quarter you get how many months of inventory are on the market.  At the rate of current sales, there is ~10 1/2 months.
So excluding any new homes coming on the market, it would take 10 months to sell all the current inventory.  But since … (4 comments)

Well wish it was better news but lets see what the trend is.  We now have 8 months inventory in West Pasco Real Estate.  and as you can see we have a nice range of prices to chose from here.  Seems as the inventory goes up, so does the number of Days on Market (DOM), unless you priced it right, than it sells on average in ~90 days, as has been the case down here for some time.  Unless you are a 7 figure home.  There are 16 … (5 comments)

Well according to this chart below the market has 12 months inventory. That is an increase from what has been 10 months for a good portion of 2009. This is occurring, due in part to the holiday season as well as the extra cold winter we had this year. Not to mention the Economy as well. Unlike most other reports I blog, these Statistics include ALL Residential Property Sales:
Single Family Homes, Townhomes, Condos & Mobile Homes.
 
in 2008 there were 3509 Closed deals in West Pasco in the following ranges

now first issue with this is the -72 days on market for a low.  So a home sold 72 days before it was listed in MLS?  I do not think so.  It is not the only glitch, but I will look into it and try to get clarification.

Well one good thing is that inventory levels continue to drop in West Pasco.  We are down to just over 9.2 months of inventory on the market.  That being said, the number of homes in each category has dropped compared to last month.  So there is less Inventory on the market, but there are less homes under contract and less homes selling in November 2009

If you are looking for great deals in Real Estate, than the Distressed Real Estate Market would be a good place to start.  Prices have collapsed in the West Pasco Real Estate Market.  This Hudson, Florida Realtor has been shocked at some of the price declines.  One subdivision that has been a Farming Area is Country Club Estates.  It went from $45k to $133k at the peak, to $45k again.  A triple to a zero net gain in but a couple of years.

Well this Hudson, Florida Realtor was at first very discouraged at seeing these Charts I created using data from The West Pasco Board of Realtors MLS site. The first thing that jumped out at me in these charts was how many more homes are under contract than closed in August 2009.  Now do not read too much into that.  I think that has alot to do with Distressed Homes (Short Sales.)   You see a normal property in Florida closes in about a month.  However, some banks have been … (0 comments)

Overall Market Snapshot
Overall Inventory levels have dropped, but so has the Number of homes selling.  But everybody is getting ready to go back, or already is back to school.  The amount of properties sold that were distressed has dropped.

Sorry about following up on July 2009 Real Estate Market Report so late, but there has been a lot of transition going on in my office.  
What I see in the chart above is not the best of news for sellers, but is great news for Buyers, especially if you are a cash buyer.  People are having hard times getting financed for Townhomes these days.  And with the 30% required down payment on Condo's the market for them is in the tank as well.

For the month of June 291 Units were sold.  There are currently 852 properties under Contract and a total of 3575 Active Listings.  Prices ranged from $15,000 to $2,195,000, quite the broad county we have. 
Of the 3575 Active Listings 786 were in some stage of foreclosure (22% of the market)
of the 852 properties under Contract, 425 of them are were in some stage of foreclosure (50% of the market)

Currently there are 281 homes on the water with Gulf Access in Pasco County for sale.  But there are only 34 Under Contract.  Whereas only 93 have closed year to date, which equals out to an average of 15/month or 1 every other day.  Which puts us pretty close to 18 months inventory on the market
Actives in some stage of foreclosure account for 62  of the 281 homes (16%)
Houses under contract but in some stage of foreclosure account for 19 of the 34 (56%)

3632 units are currently for sale in West Pasco, Florida and there are 830 units under contract
but only 1939  units sold year to date so that comes out to about 10 months inventory. At least it is under a year
But lets Break that down for a better view of things
SFR
Currenlty there are 2681 Single Family Homes on the market.  Now of the 830 units currently under contract 732 of them are Single Family Homes.  Not a good time to be selling a condo or mobile.
1630 Single Family Homes closed in the first half of the year which equates to about 1 years inventory.  So i expect … (0 comments)
