      <description>&lt;p&gt;There is nothing like the sound of a newborn baby! I would like to announce the birth of my third child, JACK THOMAS DANSEREAU. He was born on May 16th, 2008 at 10:34 p.m. He was 9 lbs 7.4 ozs and 20 3/4 inches long. He was born a very happy baby and was able to go home before the required 24 hour wait period. He and his mother are doing great and his siblings; 5 year old Sofia Danialle and 22 month old Aydin Asher have welcomed him with open arms and lots of kisses. I hope that all of you with children realize just how much joy they bring into our lives and look at them with the same amazement and joy that I do.&lt;/p&gt;

      <title>Featured Posts (Use Them For Good)!!!</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I think what amazes me the most about those who are members of the Active Rain community is just how unselfish and helpful you people really are. I have learned so much from reading your posts and I have shared and used the information given.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; However, I still fail to understand the criteria for getting a featured post. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I thought it may have something to do with the time of the post, after all those who judge the posts are not awake 24/7. Wrong! No correlation at all. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I thought they might only be given to those with a certain amount of points. Wrong again!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I thought that they may, and should, be given to those posts that offer the following:&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 1. Posts that are insightful.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 2. Posts that offer help and advice.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 3. Posts that may be humorous or not.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; 4. Posts that give us market news (both locally and nationally).&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; These were the reasons that I would hope that all featured posts would be judged. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Then I read a post in which a realtor was slammed because this person had little idea on how to stage a home. The obvious tone of this post was to belittle the agent and prove that we should all hire a professional stager to stage a home. The cheers from the comment section were just as degrading, though toned down. The worst part was that the poster also was belittling the owner of the home. How dare you! Homeowners are the reason that we, and you, have jobs in this industry. I am sure this homeowner would love to read the post (surely you sent the homeowner and the realtor a copy) and post a comment of her own.&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I have read many times about those of you who are tired of the petty bickering and the insults that are thrown at our profession by those of us in our profession. How we should not use Active Rain as a gossip or insult board because we have customers that read these posts just as we do. Well, it doesn't help to complain if posts such as the one I have mentioned are REWARDED by putting that YELLOW STAR by their posts.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I hope all of you that read this post will understand just how much we are hurting ourselves by letting this continue. Usually this would probably be a good thing if I were not married, but I am married, and it was not a good thing.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The women told me that they had found my website while searching "Jacksonville Florida homes for sale". At first I thought I may have a future client but I then asked them to repeat where they had found my website and again the woman said "Jacksonville Florida homes for sale". I thought this was interesting since my website advertises Fernandina Beach real estate, so instead of hanging up I wanted to see how far they would go with this. The first woman then proceeded to tell me that&amp;nbsp; on Google my website was on the right side of the first page and that my website company had me on pay-per-click advertising. What is pay-per-click you ask? &amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;strong&gt;Pay per click&lt;/strong&gt; (&lt;strong&gt;PPC&lt;/strong&gt;) is an &lt;a href="http://en.wikipedia.org/wiki/Advertising" title="Advertising"&gt;advertising&lt;/a&gt; model used on &lt;a href="http://en.wikipedia.org/wiki/Search_engine" title="Search engine"&gt;search engines&lt;/a&gt;, &lt;a href="http://en.wikipedia.org/wiki/Advertising_network" title="Advertising network"&gt;advertising networks&lt;/a&gt;, and content &lt;a href="http://en.wikipedia.org/wiki/Website" title="Website"&gt;websites&lt;/a&gt;/&lt;a href="http://en.wikipedia.org/wiki/Blog" title="Blog"&gt;blogs&lt;/a&gt;, where advertisers only pay when a user actually clicks on an ad to visit the advertiser's website. I thought this point was very interesting so while they were talking, mind you they said they had found my website, I searched "Jacksonville Florida Homes for sale". Amazingly my website advertisement was not to be found! I then told the woman of this finding and then she passed me off to her "supervisor". I explained to her that I could not find the advertisement and she proceeded to tell me that my daily balance had&amp;nbsp; probably expired and my advertisement would no longer be seen. HAHA! Amazing that my website would drop off in that short period of time. I reminded her that her counterpart had told me that they had just found my website and they were calling to warn me of this potential money drain. She then started to backpedal a little and stated that they had found my website earlier and were just getting around to calling me. WOW!&amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; To make a long story short, PLEASE read all of the information that you can to help you understand SEO and how PAY-PER-CLICK and other advertising mediums work. DO NOT fall for this scam. I am sure that there may have been one or more people who have fallen for this and they have my sympathy. Please do not let yourself be one of them. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Oh yeah, I did finally tell the woman that I was aware of what she was doing and that I am somewhat educated (Thank you to all of ACTIVERAIN for the information that you have provided) in SEO and how PPC works.       <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Since I am currently in the process of helping a client who is interested in exchanging property, I am no expert at this and am still learning the intracacies of the process, I thought I could help myself and others to post the following article. My broker has told me that the actual work done by the Realtor is rather simple, write the contract, and the rest of the work is done by an intermediary (lawyer or registered professional). Sure there may be a lot of leg work, part of the job, but it sure is beneficial to you and your client to know as much about this process as you can. Some of you may even recommend this to your clients as a way of saving money on their taxes.  &lt;/p&gt;&lt;div&gt;  &lt;p class="MsoNormal"&gt;&amp;nbsp;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&lt;strong&gt;Five Misconceptions of 1031 Exchanges&lt;/strong&gt;&lt;/p&gt;
&lt;/div&gt;&lt;div&gt;&amp;nbsp;&lt;/div&gt;&lt;div&gt;&amp;nbsp;  &lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Over the past 20 years, tax-deferred exchanges have become an increasingly important part of real estate transactions. Surprisingly, there are still some deep-rooted misconceptions about Section 1031 of the Internal Revenue Code, even though tax-deferred exchanges are prevalent in the real estate community today. Some of these misconceptions are so severe that real estate investors wind up losing their chance to take advantage of the tax savings afforded by structuring their transactions as an exchange. What follows are the five biggest misconceptions:&lt;/p&gt;  &lt;p&gt;1.&amp;nbsp; &lt;strong&gt;In order to complete a 1031 exchange, a taxpayer has to find someone to &amp;ldquo;swap&amp;rdquo; a property with.&lt;/strong&gt; &lt;/p&gt;  &lt;p&gt;While this is originally how exchanges were structured, taxpayers are now free to sell their property to anyone they wish, and to buy from anyone they wish. Although there are a few issues regarding sales and purchases between related parties, most exchanges are structured not unlike any other typical sale and subsequent purchase commonly found in the industry.&lt;/p&gt;  &lt;p&gt;2. &lt;strong&gt;A taxpayer seeking to exchange property has to buy the exact same type of property he is selling in order for it to be considered a &amp;ldquo;like-kind&amp;rdquo; exchange.&lt;/strong&gt; &lt;/p&gt;  &lt;p&gt;As long as both the property to be sold and the property to be purchased are held for productive use in a trade or business, or for investment purposes, taxpayers are free to purchase whatever type of property they want. For example, a taxpayer can sell an apartment building and exchange it for an industrial warehouse. Although exchanges are a creation of federal law, taxpayers must also look to state law to determine what is considered real property. Based upon state law, some non-traditional interests in real property such as development rights, air rights and timber rights can also be exchanged in the process.&lt;/p&gt;  &lt;p&gt;&lt;strong&gt;3. Taxpayers must complete the 1031 exchange in one completely simultaneous transaction.&lt;/strong&gt; &lt;/p&gt;  &lt;p&gt;By virtue of a favorable ruling to the taxpayer in the now famous case of Starker v. United States in 1979, taxpayers have the ability to complete an exchange on a delayed basis so long as they purchase replacement property within 180 days of selling their first relinquished property. Other structures, including reverse exchanges and improvement exchanges, afford taxpayers other types of flexibility during the exchange time frame. &lt;/p&gt;  &lt;p&gt;&lt;strong&gt;4.&amp;nbsp; Taxpayers must use all the proceeds from the sale of their relinquished property to purchase replacement property.&lt;/strong&gt;&lt;/p&gt;  &lt;p&gt;In order to have a completely tax-deferred exchange a taxpayer must follow three essential steps: (1) buy replacement property where the value is equal to or greater than the value of the original relinquished property; (2) use all of the original equity realized from the sale to purchase a replacement property; and (3) obtain equal or greater financing on the replacement property as was paid off on the relinquished property at the time of its sale.&lt;/p&gt;  &lt;p&gt;However, while those are the rules for a complete deferral, a taxpayer may violate any one of them and complete a partial deferred exchange. For example, a taxpayer who seeks to buy a replacement property of a lesser value, or with less financing, will recognize a capital gains tax on that amount not reinvested in the new property. Simply put, taxpayers can buy replacement properties for a lesser amount and put cash in their pocket, so long as they don't mind paying some taxes.&lt;/p&gt;  &lt;p&gt;&lt;strong&gt;5. I don't need a qualified intermediary. I can simply have my attorney or accountant hold the sale proceeds until the replacement property is purchased.&lt;/strong&gt; &lt;/p&gt;  &lt;p&gt;A qualified intermediary is essential to completing a valid delayed exchange. Basically, the IRS disqualifies any person or entity from acting as an intermediary, if that individual has had an existing business relationship with the taxpayer within the past two years.&lt;/p&gt;  &lt;p&gt;Although that statement is somewhat broad, some parties who may be considered disqualified parties are the taxpayer's relatives, attorney, accountant and real estate broker. The IRS provides that neither the taxpayer, nor any disqualified person or entity, can come into receipt of the exchange funds during the exchange, or the exchange will be void. Using a well-established qualified intermediary enables a taxpayer to avoid situations that might void an otherwise valid exchange. It is also a good practice to research the expertise and security of the qualified intermediary.&lt;/p&gt;  &lt;p&gt;Reference:&lt;/p&gt;

      <title>Bad, Bad REALTOR</title>
      <description>&lt;p&gt;Flipping through the channels, I stopped on TLC (The Learning Channel), where one of the thousand or so house shows,&amp;nbsp;MOVING UP I believe is the name,&amp;nbsp;was on.&amp;nbsp;A young lady who&amp;nbsp;had just bought a home&amp;nbsp;was walking through the home with her friend. There were many holes, rat traps, rat feces, dead bugs, etc.... The friend asked her if she had done a preclosing inspection and she said "No, because my REALTOR told me to skip the inspection and sign the papers as soon as I could if I really wanted the house." She wound up having to tear down the house all the way to the frame just to get it repaired properly and to remove the dead squirrels and maggots.&lt;/p&gt;&lt;p&gt;I am hoping that what&amp;nbsp;she said about her&amp;nbsp;REALTOR&amp;nbsp;is not true, but I am sure that for the thousands of people who watch these shows religiously, we the REALTORS certainly did not get any favors thrown our way. The market, right now, is bad enough without this kind of bad publicity. We as REALTORS need to make sure that we take care of our clients as if we are taking care of our own family. There is no need for these people, who already are scared of the market as it is today, to have any further reasons to not venture forth and trust their REALTOR to help them find the home for them.&lt;/p&gt;&lt;p&gt;Let's all learn a lesson from this and use this in a positive way. &lt;/p&gt;&lt;p&gt;Treat your client with the utmost respect.&lt;/p&gt;&lt;p&gt;Do not look at them with dollar signs in your eyes.&lt;/p&gt;&lt;p&gt;Treat them as you would want to be treated.&lt;/p&gt;&lt;p&gt;Make them want to come back to you and to tell their friends about you.&lt;/p&gt;&lt;p&gt;I am not saying that the girl should not shoulder some of the blame, very little, but I do hope that the REALTOR who did this to her and others who have done the same to their clients, are thinking long and hard about where there next paycheck may come from when their client tells others about what they have done.&lt;/p&gt;</description>

      <title>Buying A Listing</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; We all know that getting the listing is our lifeblood. Without them we obviously would not be able to sustain our careers. However, when you compromise your integrity and go so far as to buy a listing, you are not doing you or your client any favors.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; My first experience with this happened recently while trying to list a home in a nice quiet neighborhood on Amelia Island. The houses in the area were a hotbed of activity in 2004 -2006, as was most of the housing market. However, this couple decided to stay put and do some upgrades to their home. (New roof, vinyl siding, etc...) Now comes 2007, the market is not doing well, and they are ready to sell their home. After meeting with this nice couple and doing my listing presentation, this couple informed me they needed to clear a certain amount ($300,000) for their home to make up for the upgrades that they had done. I explained to them that they should not expect to get 100% of the money back that they put in to these upgrades. I then proceeded to do their CMA and informed them of the fair market value (today's market of course) of their home, $290,000. As we all know this would have left them short of their goal, but this is a fair price for their home, considering location, neighborhood and comparables. Needless to say, they were thankful for the CMA but could not list the house at the price recommended. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I left them to think this over and went back to the office to inform my broker of what had happened. After discussing this with him, and showing him the CMA, he agreed that the price was more than fair. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The next day I called the couple and was informed that they still had not made a decision. The following day, I called them again and they informed me that not only had they signed with another realtor, but the house had been listed for $339,000 with a lower commission. I felt disheartened for a moment because I, and everyone else, know that this house will not sell for this price. But then the owner said to me, "We are listing at this price for 3 months but I don't think that anything will come of it." I then felt sorry for this couple. Not only was their house listed too high, they also knew they were wasting their time trying to sell it at that price. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; The realtor who listed their home has not only done a great disservice to the customer but they have also done a great disservice to all of us. This person has compromised one of the most important relationships that they could ever form in this business just to get a listing. I know that we all have to look out for ourselves, especially in today's market. But if you compromise the realtor - client relationship in the process you will have lost touch with the most important aspect of our business. Clients today are extremely well informed, for the most part, and are wary of those that try to pull the wool over their eyes. Let's all do them a favor and show them that integrity, honesty, and a true drive to help them with their real estate needs is still in the forefront of what we are trying to accomplish. &lt;/p&gt;</description>

      <title>Saying hello</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; As a new member of the group I just wanted to say hello. I work for Watson Realty Corp in Fernandina Beach, FL and even though I have yet to sell or list a home (been close) I do enjoy the people that I work with and the area I am in. I have only been doing this for the past two months, getting my license in August, but have learned so much from those that I am working with and websites such as this one. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; The blogs that I have read have been very informative and helpful (thank you Karen George for the background info) and I hope to learn more from all of you and also share what I have learned.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; I wish all of you the best of luck and hope that by sharing this information we will all have continued success.&lt;/p&gt;</description>

      <title>What do I say?</title>
      <description>&lt;p&gt;ok, here goes. This is my first post, and since I am also new in the business,&lt;em&gt;&amp;nbsp;&lt;/em&gt;I really cannot expound on my experiences. So here goes...&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I was born July 4, 1964 in Alameda Naval Hospital, Oakland, CA. I was a Navy brat and wound up living in Mayport, Fl, Key West, FL, Virginia Beach, VA, and Jacksonville Beach, FL. After graduating from Fletcher Sr. High School in 1982 I enlisted in the Navy as an Electronics Technician. After 9 1/2 years and seeing England, France, Italy, Spain, the Norwegian Fjords (I highly recommend everyone take a cruise just to see these, the scenery is awesome) Anyway, settling in Camden County, GA, I worked as a cook for a local seafood place for three years and then spent the next eleven years working for Georgia-Pacific. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I met my wonderful wife Tiffany ten years ago. After a three year friendship and two years of dating we were married on March 16th, 2002. On December 6th, 2002 (wasting no time) our first child, Sofia Danialle, was born. Two of the most wonderful things to happen in my life and both in the same year. On July 16th, 2006, our second child, Aydin Asher, was born. What a great little guy! We are now expecting our third (and final) child and the due date is May 17th, 2008. WHEW!!!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; I received my Bachelors Degree in Business Administration and Management from American Intercontinental University Online in April, 2006. I graduated Summa Cum Laude with a 4.0 GPA. &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; After deciding to finally get out of the manufacturing industry I decided to join the real estate profession. I went to Watson Real Estate school in Jacksonville, Fl and obtained my Florida license. I then went to Watson Success school and currently work in the Fernandina Beach Watson Realty Corp. office. The realtors in the office have been great and I honestly believe we have the best broker/manager in the area. I hope all of you are as lucky as we are.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; Ok, if you have made it this far, thanks for drinking all the coffee and letting me tell you about myself.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &amp;nbsp;A final thought...&amp;nbsp;I just wanted to say that my mother has been in the real estate business for the past thirty years. She has made many friends and met more people than she can count. I hope that I, and everyone of you, will have the same experiences and that all of us realize it isn't just about making the sale. Enjoy the opportunities that this profession allows us and embrace life to its fullest.
