Home Selling What is a CMA - 01/12/07 08:01 PM
What is a CMA?
CMA stands for Comparative Market Analysis. A CMA is a report that is prepared by a real estate agent and is used to determine an estimated sales price. The sales price is determined by researching similar homes in the area that have recently sold.
The first thing an agent will have to do is visually inspect your house. This inspection usually won't take long the agent will mainly be looking at the condition of the house, and will take measurements so they can determine the total square footage. If you plan on making any improvements to the house before … (0 comments)

Ok, so you found the home of your dreams. In the excitement of the home buying process it might be easy to forget the details. Don't forget to get the home inspection.
A home inspection is an inspection of the structure and the mechanics of the house. It is important that you have a state certified home inspector inspect the home for safety and health issues before you move into the home. Be sure to talk with your real estate agent about home inspections and the options you have.

The Home Buying Process - 01/09/07 05:23 PM
Here is a brief overview of the home buying process.
Find a Real Estate professional you can trust. Once you have found your agent it is important that you analyze your needs, this is usually done with a buyer consultation. Now that you and your agent fully understand your needs its time to get pre approved for a mortgage. If you have a lender you want to use that's great if not ask your agent for some recommendations.
You have your agent, you analyzed your needs, and talked with your lender, now you will need to select properties that you … (0 comments)

Should I get Pre-Approved for a loan before I start looking for homes? - 01/08/07 08:07 PM
I have been asked this question many times before and I always answer the same. I recommend that you first contact a mortgage lender before you step into any homes. Once you have talked with a lender you will know exactly what price range you are in. Having that Pre-Approval letter will also allow you to submit an offer with confidence. Sellers also like to work with buyers who have been Pre-Approved, this way the seller knows they have talked with a lender and have their financing in order.
If you need help locating a lender I can help. Please visit … (1 comments)

Contact management systems - 01/07/07 11:47 PM
I have a pretty big problem. I have a website that I use to generate leads and I have a bunch of leads I got when I was with House Values. Ever since I left house values I had to manually email all my leads, this is starting to get a little crazy. I am looking for a Contact management system for real estate use. I have looked at constant contact but I would have to create a newsletter once a week. Are there any good ones out there?

Here is a list of some real estate terms you might find useful.
ACCEPTANCE:  The date when both parties, seller and buyer, have agreed to and completed signing and/or initialing the contract.APPRAISAL:  An estimate of real estate value, usually issued to standards of FHA, VA, and FHMA.  Recent comparable sales in the neighborhood is the most important factor in determining value.  This should be contrasted against the home inspection.APPRECIATION:  An increase in the value of a property due to changes in market conditions or other causes. The opposite of depreciation. CLOSING STATEMENT (HUD1):  A financial statement rendered to the buyer and seller … (1 comments)

For Sale By Owner Pricing Your Property - 01/06/07 02:44 PM
Determining the sales price is one of the most important steps in preparing your house for sale. A house that is priced within the market will often sell quickly once it has been placed on the market.
Here are just a few reasons why you would not want to overprice your house.
Houses that are priced to high often remain on the market for longer periods of time and usually will not sell.
Most buyers are working with real estate agents and most agents have the resources to compare your house to houses that recently sold in your area. With this information … (0 comments)

Official start of the buying season - 01/06/07 01:59 PM
My question is in what month do you start to see more buyers enter the market. I am thinking about a marketing strategy that will cost a few hundred bucks and will be used to drive both buyers and sellers to my website. The cost to do this is high so I wanted to make sure I target the correct time. I want to be able to get the most out of my marketing dollars.

Blogging can help you learn - 01/05/07 11:23 PM
We have all had to write a research paper at least once in our life. You know the drill pick a topic, research the topic, fill your brain with information on the topic then later regurgitate that information on paper for a nice reward, a good grade in the class. I just got into blogging so I had to take the time to evaluate whether blogging was for me. I found it very addictive and fun. Blogging is much like a research paper you have to first pick a topic and then write something useful. I am looking at it as … (3 comments)

Do you still door knock - 01/05/07 11:05 PM
I was wondering how many of you still knock on doors as a way to get leads. I have been told to do this and I have talked with a lot of the agents in my office and from the ones I spoke with they do not knock on doors. They generate leads at open houses, ads, floor duty ETC. I use to knock on the doors of sellers who requested a CMA and from the impression I got they did not want to be bothered at home. Do you feel that most people find it intrusive to knock on their … (4 comments)

Virtual Tours who offers the best - 01/05/07 02:07 AM

Know the area - 01/04/07 09:28 PM
I am new to the real estate business one year, so I am always learning new things. Last weekend I decided I would stop by a FSBO'S open house, and I had no idea what to expect. I walked in and I was immediately asked if I was looking for a house. I told the seller I am always looking for houses, and introduced myself. When my tour of the home was done the sellers started asking me questions. What I thought of the house, what could they do to sell the house faster. I was then asked if I was … (3 comments)

Hiring a Buyer’s Agent - 01/03/07 08:45 PM
                                                                                  What is a Buyer's Agent?
A Buyer's Agent is a real estate agent who represents the interests of the buyer. They do not represent the seller. Hiring a buyer's agent is just as important as choosing the right home. A good Buyer's agent should be able to offer you advice and guidance on every aspect of the home buying process.
Here are a few things you will need to know about working with buyer's Agents.
There is no cost to you to hire a Buyer's Agent. In most cases the seller will pay the Buyer's Agents commission. Be sure to ask … (0 comments)
