What is the effect of having “Lister Accompany” as a requirement for showing my home?

If you ask for your agent to accompany every showing then you are going to lose a large number of buyers who will never get the opportunity to see it unless it is a truly unique home with many special features in an extremely desirable neighborhood that make it worth the extra scheduling involved.  Showings are largely a matter of logistics.  Buyers may be looking at six to eight homes in a day and spending different amounts of time in each one.  If there are many homes similar to yours on the market, their realtor is going to try to show all that meet their needs but if your agent is unavailable to meet them at your home at the time that works for the buyer, you are going to lose a showing.  So, if you have a good realtor, he or she will be able to describe your home in the MLS and leave enough information in your home to be certain that the showing agent is able to point out all the great features of your home.   Don’t restrict your showings by demanding that your listing agent be present.
