If a property has been listed with an agent that belongs to the MLS, the reason it didn't sell can be narrowed down to one reason - Price.
There are many many other factors involved but they only act in conjuction with price. In otherwords, adjustments to the price can "conquer" or overcome any of these other factors.
This statement is made under the assumption that the listing agent belong to the local MLS and that MLS allows for IDX feeds which make the property readily available to anyone looking for a home on the internet.

St Pat's Day - Big Bank Shenanigans - 03/16/11 02:00 PM
Anyone, agent or private party, that has experienced the frustration of trying to get through a short sale that should work (the offer on the table truely is about the best anyone could expect to get), or was even willing to offer their bank the deed in lieu of foreclosure but the bank refused the offer - may find this short video enlightening.
The video is bank specific but it's doubtful that this is the only scenario out there. In my opinion, it is typical of the type of shenanigans that are going one behind the scenes.

Ferndale WA Real Estate Stats for 2010 - 03/09/11 05:24 PM
Here's the 2010 year end real estate stats for homes in Ferndale.  The stats shown are broken into two sections. First are the Active Ferndale Homes for Sale. Second are the Sold Sudden Valley homes.
Also shown are the YTD (Year to Date) totals comparing all of 2010 to 2009 as well as the year over year comparision between 2009 and 2010 for the month of Dec. As you can see, for the month of Dec 2010 compared to the month of Dec 2009 the number of homes sold is way up at 44.4% more homes in Ferndale selling in 2010.
