Sudden Valley Homes sold market data. The first graph shows the number of homes sold in Sudden Valley (a private community just outside of Bellingham WA along the shores of Lake Whatcom) from Jan 2009 through March 2011. I wasn't clever enough to get the bottom axis to label as I wanted but number on on the left is Jan 2009 and goes to the right in one month increments. While looking at the Sold prices for homes in Bellingham WA it's amazing how much the "Average" and "Median" Sold price varies from month to month. The Bellingham residential Average and Median Sold price graphs below show fairly substantial changes from month to month. Here’s a Whatcom County Real Estate Stat Report for the first quarter of 2011. There are several solid indicators of improvement and we “may” be past the bottom of the market dip.  I’ll start off with a summary of the highlights. For the first quarter of 2011 compared to the first quarter of 2010, the percent change in the Average price of Active (Listed- not sold) homes and the Average price of Sold homes Year to Date (YTD) totals are as follows:
List Prices for all of Whatcom County dropped 6.0% while Sold prices dropped only 1.7%

Bellingham Homes - When will we hit the bottom of the real estate Market? - 04/05/11 03:09 PM
It seems that lot's of folks are waiting for the market to bottom out before proceeding with a purchase of a home or other property. While I do understand the concern of buying something that "may" go down in value over the near future,  trying to "time" the market is extremely difficult if not impossible to do. By the time the stats are in that show that prices are no longer falling but stable, folks still wait as they believe they will start falling again. It seems people don't really believe an area has hit bottom until prices start going up … (1 comments)
