After seeing the snowiest month on record in January, with relatively strong sales, the weather has been a non-factor here in February. The warmer weather has had little effect so far, as market activity has tapered off a bit, but we are only half way through the month. At the midway point here in February, 9 homes have gone under contract and 5 homes have officially sold. Here is a list of all homes that recently went under contract along with their final list price.

What is Home Staging? According to Wikepedia, Home staging is officially defined as the act of preparing a private residence prior to going up for sale in the real estate marketplace. In simplistic terms, staging a home to sell is simply un-decorating, or depersonalizing a home so it will appeal to the masses. It sounds so simple yet many home owners don't do a very good job of putting their home on the market in ideal selling condition for many reasons. January was one of the snowiest months in Cleveland history as we received over 40" of snow. In addition, temperatures plummeted to a near record low of -13 in the middle of the month. Despite the weather, the Solon real estate market fared pretty well. Specifically, 9 homes officially sold last month compared with 13 sales in January 2008. However, a real indication of buyer activity is better measured by the fact that 19 homes went under contact in January.
