Officially, there were 22 total homes that sold in November in Solon at an average sales price of $244,427. There were 16 total homes that sold in October in Solon at an average sales price of $241,444. This is almost the same exact average sales price as last month. Last September saw 22 sales at an average price of $314,682 . These Solon home statistics indicate a trend continuing of lower and moderate priced homes selling and higher priced homes sitting on the market.

Overall, June was a great month in terms of home sales in Solon, as predicted in previous posts. The large number of sales last month was a direct result of the increase in buyer activity during the Spring market.

May was a decent month for Solon real estate in terms of actual sold homes here, evidence of things picking up during the spring market.
Specifically, 13 homes officially sold last month at an average sales price of $293,639. Last year, 20 homes sold in May for an average of $309,975.
Last month, only a few sales were bank owned homes, which is drastic change from the beginning part of 2009 when a large percentage of sold homes were bank owned. This means that there are less investors and bargain shoppers, and more … (0 comments)

April was somewhat slow in terms of actual sold homes, but was extremely busy in terms of contracts. A detailed explanation will be given in the summary comments below.
Specifically, 12 homes officially sold last month compared with 18 sales in February 2008. However, a real indication of buyer activity is better measured by the fact that 34 homes went under contact in April. While most of these homes haven't transferred as this time, this does show that buyer activity is picking up.

Here are a few graphs showing real estate market conditions in Solon, Ohio as of March 15, 2009.
Over the last 6 months, from September 15, 2008 - March 15, 2009, 82 homes have sold in Solon. The first graph breaks down the number of homes that sold in each price range. As can be seen, more homes sold in the $100,000-199,999 price range than any other price range.
However, the average price of a home in Solon over the last 6 months was $287,869, and average market time was 104 days.

The Solon Ohio luxury real estate market has been somewhat active during the first 60 days of 2009. Luxury homes in the Cleveland metropolitan area are defined as those selling for over $500,000. Thus far, 5 luxury homes have officially sold this year in Solon. This is equal to the number of homes that sold during the first 60 days of 2008 as well. However, a real indication of buyer activity is better measured by the fact that 13 homes went under contact in February. While most of these homes haven't transferred, it is important to note that all of these homes went under contract over the last 30 days. This is a sign that there are serious buyers currently in the market to buy in Solon.

After seeing the snowiest month on record in January, with relatively strong sales, the weather has been a non-factor here in February. The warmer weather has had little effect so far, as market activity has tapered off a bit, but we are only half way through the month.

The weather outside may be the coldest we've seen in years, but the Solon real estate market is heating up. Naturally, it is way too early to make predictions on how our market here will end up in 2009 but the real estate market here is Solon is off to a very good start.
