kansas city: 2009 Real Estate Market - 12/25/09 03:07 AM
It was a long, rough year for the real estate market and next year probably will not be much better. I'm sure with all the spending we have planned for the coming years, it will most likely cause inflation because the excess suply of currency will lower the purchasing power of $1. The Federal Reserve aka "The Fed" has promised to fight inflation at all costs, and the way they fight inflation is by raising interest rates which thereby lowers the overall supply of dollars. Lowering the supply of dollars effectively raises the value of the remaining dollars left in circulation. In the 80's an interest rate on … (2 comments)

kansas city: Helped Friend get FHA 203K Loan - 12/23/09 05:05 PM

FHA loans are a popular loan to go with because of the low down payment (3.5%)With all the foreclosures on the market here in Kansas City, there are a lot of houses on the market that do not meet FHA requirements(FHA requires the home be in move in condition, etc.). I recently ran into such a house when representing a friend purchasing a home. The house had mold and water damage in the basement and a roof that needs to be replaced. We were able to clean all the water and mold out of the basement, so the only thing … (1 comments)

kansas city: Short Sale: SAVE ME - 12/19/09 09:09 AM

Short Sales

When you have a provable hardship that prevents you paying your mortgage in full, you are likely a prime short sale candidate. Examples are medical bills, divorce, disease, death, getting demoted at your job, etc. If you are in serious financial trouble, then you are probably a good candidate. In most cases you will not owe the bank anything further and they agree to sell the property for what it's worth and they forgive your debt. A short sale may follow you around on your credit report for 2 years, but FORECLOSURE will follow you for … (0 comments)

kansas city: Westport, Kansas City - 12/13/09 02:30 PM

Westport, Missouri - Charming Area to Live
Westport is in the heart of Kansas City. Westport is a small, unique village just north of the Country Club Plaza. The history of this area runs deep and is kept alive by the Westport Historical Society. In the late 1800's, Westport was home to pioneers looking to strike it rich out West. Westport served as a jumping off point for those wanting to hit the trails heading west or hit the Santa Fe Trail to head South towards New Mexico. While the fever for westward exploration struck some, others settled down in … (1 comments)

kansas city: Waldo: No Longer a City Since 1909 - 11/28/09 12:26 AM
The Waldo TraditionThe year was 1841. Dr. David Waldo of Gasconade County, Missouri, was convinced by friends in Independence, Missouri, to purchase some Jackson County land. He took their advice and subsequently bought a 1000-acre tract of land that to this day bears his name. From Gregory Blvd., on the north, to 91st Street on the south - from Holmes on the east to State Line on the west - that's Waldo.Today, Waldo is a thriving part of Kansas City's urban scene. Along its seven commercial strips, it's a beehive of activity. But, by and large, Waldo is a neighborhood of attractive … (1 comments)

kansas city: SIZE MATTERS!! (when picking a Realtor) - 11/27/09 08:23 AM
When it comes time to list your house with a realtor, size matters.  I'm not talking about the size of your house, or your bathroom or kitchen, although these things matter too.  What I'm referring to is the size of the company you list with.  Can a Realtor with a small company do as well as one with a big company?? No.  They usually can't.  Larger companies did not become large (and stay large) by accident.  And if they have stayed large for long, then they are probably stronger than ever.
LARGE COMPANIES
Larger companies usually are well-established and robust.  Reece … (3 comments)

kansas city: J.C. Nichols' Role in Kansas City History - 11/25/09 03:54 PM
J.C. Nichols' Role in Kansas City History

By the late 1930's, the Nichols Company had acquired control of more than 4,000 acres of land and was building racially restricted subdivisions in Johnson County, Kansas, across state line, and adjoining his original projects in Kansas City, Missouri. Between 1906 and 1953, Nichols developed over 6,000 homes and 160 apartment buildings that included more than 35,000 white Kansas Citians and would eventually encompass entire communities such as Prairie Village, Roeland Park, and Fairway in Kansas. (Gotham 42)
Jesse Clyde Nichols, better known as J.C. Nichols, was undoubtedly a major player in the … (1 comments)

kansas city: Overland Park: An American Story - 11/25/09 03:52 AM
History of Overland Park

The city traces its roots back to 1905 with the arrival of its founder William B. Strang Jr., who platted subdivisions, including one named "Overland Park," along a military roadway.
Strang envisioned a self-sustaining, well planned "park-like" community that had strong commerce, quality education, vibrant neighborhoods, convenient transportation and accommodating recreational facilities - all amenities that today, make Overland Park one of the best places to live and grow up.
Before Strang's death in 1921, he established several housing developments, an interurban railroad and an airfield. Remnants of his interurban line remain today as do his … (0 comments)

kansas city: Prairie Village: Our Story - 11/25/09 01:29 AM
Officially Recognized As A City In 1951

The city of Prairie Village was originally the vision of the late J.C. Nichols. Nichols was one of the fathers of modern day Kansas City, whose most notable work was The Country Club Plaza District and surrounding areas including Mission Hills, Fairway and Prairie Village.
After the successful development of the Country Club Plaza area in Kansas City, Missouri, Mr. Nichols turned his company's direction and development toward his native Johnson County, Kansas, just a few miles from the Plaza.
He had visions of transforming the rolling hills into a well-planned community of … (0 comments)

kansas city: Kansas City Real Estate Market - 09/16/09 02:51 AM
Kansas City Real Estate Market

People often ask me how the real estate market is doing and I never quite know how to answer that question because it depends on your perspective and the top 3 rules of real estate: location, location, location. Locally, the Kansas City metro housing market reached its peak around May of 2006 with an average price of approximately $192,000. Today, roughly 3 years later, our average price is around $164,000. This nearly 15% drop has many homeowners in over their heads. However, buyers and realtors are presented with a unique opportunity. Especially when … (1 comments)
