But when almost EVERY update is a link to your blog, your poetry reading, your 10k results or your art show, you sound like a bragger or a self-centered careerist.&lt;/h4&gt;
&lt;h4&gt;&lt;strong&gt;The Friend-Padder.&lt;/strong&gt; The average Facebook user has 120 friends on the site. Schmoozers and social butterflies -- you know, the ones who make lifelong pals on the subway -- might reasonably have 300 or 400. But 1,000 &quot;friends?&quot; Unless you're George Clooney or just won the lottery, no one has that many. That's just showing off.&lt;/h4&gt;

&lt;p&gt;&lt;strong&gt;For example,&lt;/strong&gt; if you would have normally received $2,000 back after completing your 2009 tax returns, the tax credit would add an additional $8,000, to make your total amount received $10,000. &lt;p&gt;&lt;strong&gt;A grant is a program often issued by a county or state&lt;/strong&gt; that offers funds to the home buyer for the purchase of a home. Either a flat dollar amount or a percentage of the loan amount is used to calculate the funds offered. A typical grant percentage would be 2, 3, or 4% of the loan amount. For instance, 4% of a loan amount of $100,000 would give you a $4,000 grant.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Grants can be utilized for&lt;/strong&gt; down payment requirements and/or to pay for closing costs. Depending on the purchase price and the grant selected, a grant can sometimes even cover all requirements the buyer has concerning both the down payment requirement and closing costs.&lt;/p&gt;

These transactions in general had a higher default rate then most, therefore this option is no longer available. Examples were the Nehemiah program or the Genesis program. There is a movement to reinstate these programs. The mentioning of DAPs here is simply to help you differentiate and not confuse them with other options.&lt;/p&gt;
&lt;h3&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;How to Utilize More Than One First-Time Home Buyer Option&lt;/span&gt;&lt;/h3&gt;
&lt;p&gt;&lt;strong&gt;Here's where the rubber meets the road.&lt;/strong&gt; A common example of utilizing all of the above options is as follows:&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;&lt;strong&gt;Buyer meets with grant official or loan officer for qualification requirements pertaining to a specific grant option.&lt;/strong&gt; In our example the buyer will use an FHA mortgage, which requires a 3.5% (of the purchase price) down payment. The purchase price is $100,000, therefore the down payment requirement for this would be $3,500.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Loan officer and buyer determine that the use of a 4% grant would be the wisest choice. &lt;/strong&gt;Since the down payment requirement is $3,500, the financed amount will be $96,500 ($100,000 - $3,500). Based off of $96,500, a 4% grant would be $3,860 (loan amount x 4%, &lt;em&gt;or&lt;/em&gt; $96,500 x .04)). Compare the grant amount with the buyer's down payment requirement of $3,500, and the grant amount is $360 &lt;em&gt;more&lt;/em&gt; than the required down payment amount. This type of grant covers the down payment requirements &lt;em&gt;and&lt;/em&gt; some additional funds to be applied towards the closing costs.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Assuming closing costs are $5,000, here is how you can determine what to request from the seller to get the closing costs paid as well. &lt;/strong&gt;We can subtract the extra money left over from the grant, in this case $360, from $5,000. Our sum is $4,640. FHA requirements allow the seller to pay up to 6% of the buyer's closing costs. We don't need all 6% (or $6,000), we only need $4,640 from the seller. So when the purchase of the home is negotiated, the buyer's agent negotiates with the seller's agent that the seller will agree to pay $4,640 towards the buyers settlement fees/closing costs.&lt;strong&gt;&lt;/strong&gt;&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Buyer goes to settlement needing $0 to close,&lt;/strong&gt; and in fact they will &lt;em&gt;get back&lt;/em&gt; the money already deposited with the real estate agent and lender.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Lastly, the buyer can still maximize the use of the federal tax credit&lt;/strong&gt; and receive their $8,000 after filing their 2009 tax returns.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;&lt;strong&gt;All-in-all, in our scenario the home buyer will receive $16,500 for purchasing a home&lt;/strong&gt; ($3,860 grant + $4,640 seller's concessions + $8,000 tax credit). &#160;The buyer is able to utilize three separate home buying options &lt;em&gt;and&lt;/em&gt; in the end, still have their own money in the bank, which will then get boosted in several months by the $8,000 tax credit. Now THAT is the kind of lending and buyer representation that creates solid, well founded home owners, which is exactly what we all desire.&lt;/p&gt;

I am sure in some cases, &lt;strong&gt;FHA loans&lt;/strong&gt; are given before the &lt;strong&gt;USDA loan&lt;/strong&gt;&amp;nbsp;because of the lack of education on the loan officers part.... just my .02.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Some great benefits that &lt;span style=&quot;text-decoration: underline;&quot;&gt;USDA loans&lt;/span&gt; offer&lt;/strong&gt; -&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;It's one of only two types of mortgages that offer real &lt;strong&gt;100% financing&lt;/strong&gt;, with no money down on the property. The other would be VA loans.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;Just because it says rural development doesn't mean farm land or properties that are miles apart from each other. Ask your loan officer if your property that you are looking to purchase might fit into the property location guidelines.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;There is no monthly mortgage insurance, even with zero down payment. The only other mortgage like this, again, VA loans.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;There is no seller contribution limit, just as in FHA loans, to where the seller can contribute up to 6%. It's look upon as reasonable closing costs.&amp;nbsp; And keep in mind, each state has their own limits to what a lender can make anyhow, usually falling under section 32.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;100% of the closing costs can be gifted.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;The loan amount can include closing costs and repairs up to the appraised value. (call me or e-mail me&amp;nbsp;for more of an explanation)&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;Credit scores of 580 and below are highly&amp;nbsp;scrutinized by &lt;strong&gt;USDA&lt;/strong&gt;. There are many things that need to be looked upon. Scores from 620 and above meet the normal credit standards and get an automatic credit waiver on such things as explaining derogatory credit and rental verifications. &lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;Normal qualifying income ratios are 29%/41%. You can exceed these ratios if you have scores above 660 and&amp;nbsp;you don't have to apply for a debt-to-income waiver. Those below 660, you have to have compensating factors and apply for an income ratio waiver.&lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;There are income restrictions, yet as of April 20th, 2009, there will be new income limits for the better. Basically the 4 person income limits will now be for 1 person income limits. &lt;/li&gt;
&lt;/ul&gt;
&lt;ul&gt;
&lt;li&gt;One important thing to remember, you can't have an in-ground swimming pool if you are using USDA that came from the 2009 stimulus bill. If it's the normal USDA monies allocated yearly, then it's okay, but you need to check on this with your lender.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

&lt;p&gt;The son then asked, &lt;strong&gt;'What does&amp;nbsp;&amp;nbsp;it mean, mother&lt;/strong&gt;?'&lt;br /&gt;&lt;br /&gt;&lt;em&gt;His mother explained that each of these objects had faced the same&amp;nbsp;&amp;nbsp;adversity: &lt;strong&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;boiling water.&lt;/span&gt;&lt;/strong&gt;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Each reacted differently. The carrot went in&amp;nbsp;strong, hard, and unrelenting. However, after being subjected to the&amp;nbsp;&amp;nbsp;boiling water, it softened and became weak&lt;/p&gt;
&lt;p&gt;&amp;nbsp;The egg had been fragile. Its&amp;nbsp;thin outer shell had protected its liquid interior, but after sitting&amp;nbsp;through the boiling water, its inside became hardened.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The ground coffee&amp;nbsp;&amp;nbsp;beans were unique, however. After they were in the boiling water, they&amp;nbsp;had changed the water.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&amp;nbsp;'Which are you?' she asked her son. 'When adversity knocks on your&amp;nbsp;door, how do you respond? Are you a carrot, an egg or a coffee bean?&lt;br /&gt;&lt;br /&gt;&lt;em&gt;&amp;nbsp;Think of this: Which am I? Am I the carrot that seems strong, but with&amp;nbsp;pain and adversity do I wilt and become soft and lose my strength?&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;&lt;em&gt;&amp;nbsp;Am I the egg that starts with a malleable heart, but changes with the&amp;nbsp;heat?&lt;/em&gt; Did I have a fluid spirit, but after a death, a breakup, a&amp;nbsp;financial hardship or some other trial, have I become hardened and stiff?&lt;br /&gt;&amp;nbsp;Does my shell look the same, but on the inside am I bitter and tough with&amp;nbsp;a stiff spirit and hardened heart?&lt;br /&gt;&lt;br /&gt;&lt;em&gt;&amp;nbsp;Or am I like the coffee bean? The bean actually changes the hot water,&amp;nbsp;the very circumstance that brings the pain. When the water gets hot, it&amp;nbsp;releases the fragrance and flavor&lt;/em&gt;. If you are like the bean, when things&amp;nbsp;are at their worst, you get better and change the situation around you.&amp;nbsp;When the hour is the darkest and trials are their greatest do you elevate&amp;nbsp;yourself to another level? How do you handle adversity?&lt;/p&gt;

The&amp;nbsp;&amp;nbsp;brightest future will always be based on a forgotten past; you can't go&amp;nbsp;&amp;nbsp;forward in life until you let go of your past failures and heartaches.&lt;br /&gt;&lt;br /&gt;&amp;nbsp;When you were born, you were crying and everyone around you was smiling.&lt;br /&gt;&lt;br /&gt;&amp;nbsp;Live your life so at the end, you're the one who is smiling and make everyone&amp;nbsp;&amp;nbsp;around you smile.&lt;br /&gt;&lt;br /&gt;&amp;nbsp;&lt;br /&gt;&amp;nbsp;May we all be COFFEE!!!!!&lt;/p&gt;

&lt;p&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Have you seen the commercial with a man sitting at his kitchen table while on the phone with his doctor?&lt;/strong&gt; The doctor starts by saying.........&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&quot;Hey Bob...... have you disinfected the area?...Good....Now make a three-inch incision between the fourth and fifth abdominal muscles.&quot; The worried-looking man on the other end of the phone stares at the knife and says..........&quot;Shouldn't you be doing this?&quot;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&quot;It's really straightforward. Listen, I gotta go. I'll talk to you later.&quot;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;The doctor hangs up the telephone and leaves this poor guy to his own devises.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Most of you would say....this is an unrealistic commercial.&lt;/strong&gt; No one would make an attempt to perform that act. &lt;strong&gt;Literally, I would agree with that statement. However, let's dig a little deeper into that state of mind.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;br /&gt;&lt;strong&gt;If we had termites or some other serious infestation, wouldn't we hire a pest company to treat the home?&lt;/strong&gt; If we had a plumbing leak behind our clothes washer that caused water to seep into the walls (personal experience), wouldn't we hire a plumber?&lt;/p&gt;
&lt;p&gt;Not only would we hire these professionals. &lt;strong&gt;&lt;em&gt;&lt;span style=&quot;text-decoration: underline;&quot;&gt;We'd even agree to pay their fee.&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt; Consider this. There are several first time homebuyers shopping for homes while sitting at their computer with a knife in their hands.&lt;/p&gt;
