If you listen to the news they will tell you the market has not hit bottom yet. But, these are the same people that are telling us the recession ended last year. This time of the year we all are thinking of the holidays and as it gets darker sooner and the sun is not shining through the windows as vibrantly as before. Therefore sellers need to find a way to make their home show in it's best light. One good way to do that is to put a fresh coat of paint on the walls. I have sold many homes where prior to painting the inside of the house the home felt dark, gloomy and cramped. We all know that until the market stabilizes and prioces return to pre recession levels that short sales are becoming more prevelant way to sell a house today. In lieu of foreclosure more people are trying to sell their home before that process is finished. Well, like most Realtors the experience with short sales is a roll of the dice. This may sound like a dumb question. However; a closing I had the other day made me realize the perception some people have of Realtors. Yes, our first priority is to locate homes for our buyer clients and take them out and show them homes that fit their needs, wants and budget. Then we educate the buyer of the current market sales and conditions in that area and help them to come up with a fair market price for the home and negotiate appropiately. Today we all wish we had a crystal ball that will allow us to forsee what the near future holds for home prices and mortgage rates. However; the reality is that noone can predict what will happen or not in this market right now. For every article out there that says prices are goign to get worse there is one that says we have hti bottom and are climbing upwards. Everyone has different degrees of needs and desires. the same is true when it comes to searching for that Realtor who is going to help you buy, sell or both. But what do you look for when you are looking for a Realtor? Charlotte, NC. is also knwon as the queen city. Over the past few years I have noticed that the uptown (downtown for us northerners) skyline has slowly become more and more of a spectalcle than a construction site. Recently on a flight home the plane was making it's descent I realized that the construction is almost finished and the skyline is looking wonderful. But what has all these hotels, and buildings doing for Charlotte? All these hotels and office buildings are going to be empty. In an ideal market the amount of homes available for sale would equal six months of sales. More than that favors a buyer and less than that favors a seller. Here is a breakdown of brightmoor over the past three years October to Ocotber:3 years ago 18 homes sold for an average of $230,064. They were on the market for an average of 39 days.2 years ago there were 16 homes that sold for an average of $209,106. Okay this may sound like a dumb question. But how many of you view your listings online and check the comments and notes that they write in there? Based on a review of homes in a select area where I had a buyer looking for a home; I would guess not many. The reason is you have contracted with that Realtor to market your home and help you get it sold. We do not get paid until the home sells.
