Selling Your Home Today...What Are Buyers Looking For? - 01/31/11 08:12 AM
There was an article I read the other day that had me thinking back to the past few buyers I had helped find a home. The article was talking about how a larger percentage of buyers are looking for homes in musuem" condition.  Basically, that the house needed nothing and was ready to move in. But is that the reality of the market today?  Foreclosed homes and short sales make up about 36% of all home sales in 2010.  Those homes are far from move in condition when they were sold. The extent of work needed on the homes dictated the price … (0 comments)

Listing Your Home In the Winter...Use An Interior Photo As Your Primary Photo - 01/28/11 08:05 AM
As we head into the spring selling season in Real Estate this is historically the time when the housing market every year starts to pick up again. People are getting tax returns, kids are finishing school and people are considering relocating becuase of the weather.  So you have decided to put your home on the market to get a head start on the spring selling season. Probably a good idea.  But the outside of yoru home looks cold and dreary form the winter....What do you do?  We have all heard the adage a photo is worth a thousand words. No more so than in … (0 comments)

Buying A Home With A HOA...Check For Special Assessments - 01/27/11 09:13 AM
Most homes sold in the Charlotte area today are part of a neighborhood.  Those neighborhoods often offer amenities or have common areas that need to be upkept.  When that happens you have a home owners Association fee (or commonly known as a HOA) attached to your home that is paid either monthly, quarterly or yearly.  In most cases that will be the only fee attached to the home. In a condominium complex or a townhome community you will always have an association fee attached to the unit you live in.  But, is there a special assessment attached to the home/townhome?  Is there one … (2 comments)

Buying A Foreclsoed Home...Have It Inspected - 01/26/11 06:49 AM
The other day the Charlotte Observer wrote a front page headline grabbing article about home foreclosures making up almost half of all sales in the Charlotte area.  One of the things when you purchase a foreclosure is you are buying the home in " as is" condition.  this means what you see is what you get. The bank does not have to disclose any information about the house that is not a material fact. They have never lived in the house.  So, chances are they do not know if the electrical system is good, plumbing has leaks, roof has been patched or the … (0 comments)

Half Of All Sales In Charlotte Area Were Home In/Or Foreclosed - 01/24/11 05:31 AM
The sunday edition of the Charlotte Observer front page caught my eye at the grocery store so much that I purchased a newspaper.  Generally I do not buy the paper since I feel I can get all the news and infromation I want online.  But the headline on the fornt page was so dramatic;  I needed to read it more. The headline read "Over Half of 2010 home sales were troubled mortgages".  Definitely a catchy headline and one that if I were selling or buying a home would make me a little nervous.  After reading the complete article not once but twice I still … (1 comments)

Selling Your Home...Does Your Realtor Offer An Opt Out Clause? - 01/21/11 07:40 AM
In the Real Estate market we are in, and have been for a few years, everyone is aware that the time to sell their home is longer now. But, just becuase it is taking on average of six months or longer to sell a home;  do you need to be locked in with a Realtor for that time period?  Or can you cut your contract early without penalty and go with another Realtor?   The other day I talked with a couple who had their home on the market. They said that the Realtor was unresponsive to phone calls, e-mails and never told them … (4 comments)

What Questions Do You Ask Your Realtor Before Listing Your Home? - 01/20/11 07:30 AM
I wrote yesterday about how sellers and Realtors need to be asking each other questions.  How else are we both to decide what is a good fit for us?  We both need to know the expectations we each have of one another.  But if you are looking to sell your home;  what questions do you ask a Realtor you have never met before?   I decided to go back and review the list of questions I have received over time in regards to that question and see which ones had the most commonality among them and the most relevance.  Here is my … (3 comments)

Do You Interview Your Realtor Before Listing Your Home? - 01/19/11 08:07 AM
Today most people will  list and sell their home with either soemone they know and have a relationship with or with someone they called.  If you go either route what are you looking for in a Realtor to sell your home.  I know as a Realtor,  I go to a listing presentation with a list of questions I will ask the seller.  Depending on my relationship with the seller and what i know some of the questions I do not ask ( becuase I know the answer already).  But the answers to those questions help me decide if I am willing to take … (2 comments)

Does the Company Matter When Listing A Home? - 01/18/11 03:14 PM
I had an interesting question posed to me the other day from  a prospective seller.  Their question stemmed from whether you are really hiring the Realtor to sell your home or the company.  A good question and one I have to admit I have not really considered to be a difference factor when it came to hiring a Realtor to sell your home.  Does it really matter who's company sign is located in your front yard?  Perception wise it does.  I did some research on this topic and nationally it is a larger factor than I perceived it to be. 78% of the people … (2 comments)

Martin Luther King Day....We Remember - 01/17/11 12:16 PM
Today marks the celebration of the birthday of Martin Luther King.  A great man in his time who pioneered the civil rights movement in the 60's.  Though I was born near the end of his life;  I remeber in school studying about the Martin Luther King.   I grew up in the Northeast.  Maybe it was the times or the area I grew up in....but the issue of segragation never really seemed to poke his head out at us.  I was taught that all people were created equal and we treat each other as we would want to be treated.  I studied a lot about … (1 comments)

Is Your Condo FHA Approved? - 01/14/11 08:45 AM
As we are beginning to enter the spring selling season.  Sellers are beginning to get homes ready to put on the market and buyers are beginnign their searches a little more diilgently.  As a majority of all mortgages today are FHA mortgages;  is the place you are looking to sell or buy FHA approved?  This sounds like a simple question.  Most people would say if they are currently living there and there are no "issues" with the house that it would be.  Well, on most homes that would be correct.  However; what if you own a condo?  Not all condo associations … (2 comments)

One Million Foreclosures...Is That A Lot? - 01/13/11 06:34 PM
I just got done reading an article that was talking about that there was one million foreclosures last year in the United States.  Is that a lot of homes to be lost?  Well  it all depends on whether you look at the glass half full or half empty.  One million is a very large number.  But in retrospect how is that number in comparison to the amount of homes in the United States?  Well the rest of the article mentioned that one in every 45 homes received a notice of foreclosure. That number was roughly 2.9 million households that received a notice. They … (1 comments)

Financing A Foreclosed Home With A Rehab Loan - 01/05/11 08:39 AM
Yesterday I wrote about trying to finance a foreclosed home that needed some work to the home.  Because of the tighter guidelines it has made it very difficult for people to purchase a foreclosed home through conventional means of financing.  But all hope is not lost for someone looking to buy one of these homes. There are options availble that will allow you to finance the cost of repairs into the new loan. The tricky part of it though is you need to qualify for the mortgage with the cost of reparis added in.  They are known as a FHA 203K loan. … (2 comments)

Financing A Bank Foreclosure...Not As Easy As FHA - 01/04/11 07:22 PM
In the market we are currently in right now;  buyers are starting their searches looking for bank owned properties or better known as foreclosures. Historically known for their decreased price value they can offer someone a better deal on a house than one that is not foreclosed on in the same neighborhood.  However; like anything if it is to good to be true it may just be that.   As banks and mortgage companies are trying to recover from the vast majority of people who have short saled their homes and the ones that have let their homes go back to the bank.... credit … (0 comments)

New Year Reflection Back on 2010 - 01/01/11 08:48 AM
Happy New Year Everyone....  I hope this year brings everyone the happiness and joy they want.  As I move forward into 2011;  I decided to take a look back at 2010 and reflect on the year to make 2011 a better year.   In the housing industry 2010 was a strange year.  You had the tax credit extended until June.  People scrambling to get into a home so they could reap the benefit of that extra money.  We had econimists telling us we were out of a recession and that housing was going to stabilize. Then the next day telling us to worry about … (0 comments)
