South Carolina ranks sixth in the rate of appreciation for single-family homes over the past year, according to third-quarter statistics released Tuesday by the U.S. Federal Housing Finance Agency. Nationally, home values dropped 4% from the third quarter of 2007 to the third quarter of 2008, the report said. During that time in South Carolina, values rose 2.42%. The quarterly report from the Federal Housing Finance Agency is based on sales and refinancing data for existing single-family homes. It is a known fact that you have a higher conversion rate if you are able to meet with the potential buyer in the office. You have a higher rate of buyer agreements and you are not wasting time driving to view homes that they are not interested in or qualified to buy. You shorten the process by getting their real criteria and showing less homes. What methods do you use to get a potential buyer who called on a yard sign, advertising mag, internet etc to come in to meet? Thanks for the help!

If you have not read the book by Gary Keller called "Shift" I would reccommend that you take the time to read it. It is good, practical advice on to deal with the market that we are currently embracing. If you have a small continuing education budget then this would be a cheap way to get a whole lot. If you have lots of money it is still good because there are probably so many different things that you missing and don't even know it. In the Greenville, SC area we are averaging 1 foreclosure for every 1200 homes. In the rest of the upstate the average is 1 foreclosure for every 2500 homes. I would not consider that to be too bad.
