      <title>WHEN AGENTS DON'T RESPOND</title>

&lt;p&gt;&lt;strong&gt;It can be excruciating frustrating&lt;/strong&gt; when that happens. Recently, I have a buyer who wanted to purchase a property that they were interested in. I called the agent and left a voicemail to have her called back in order to set up an appointment time to show the property to my client. She never responded. I proceeded to text her. Still no response. I called her office and no one is there to answer the phone and it went to a voicemail. I called her again and still no response. My client and I were getting annoyed at this agent due to her unprofessionalism.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The next morning I called her again&lt;/strong&gt;. She did not pick up the phone. I called back 3 more times and eventually she picked up the phone and answered rather rudely. I asked about her property and the interest my client has in wanting to view it. She inquire as to what time and to inform her. I told her that my client will be available the following day to view it. She said to confirm it with my client and to call her back as a 24 hours notice is required for showing.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;By the way, I mentioned&lt;/strong&gt; to her the company I was calling from just so she remembers. I called her back within 5 minutes knowing that it was difficult to get a hold of her. No response. Voicemail came on. I texted her and asked her that appointment was confirmed for the following day. I waited 2 hours, 3 hours...still no response. I called her office and voicemail came on. I emailed her and waited. Later that night, I received an email back stating that what was the appointment for. Women, what is wrong with you??!! Answer the phone and stay in business or get out of the business! I called her after reading the email and she did not respond. I texted and called her office again and still no response.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It has been 5 days now&lt;/strong&gt; and I still have not heard back from her. My client is losing his patience with this incompetent agent and I don't blame them. How can an agent perform her fiduciary duty when she is NOT doing her job for the seller? Agents like this give a bad rap to realtors and did she intentionally do this as a wolf in sheep's clothings? Who knows but one thing for sure. She lost out on a solid buyer offer as my client refused to do business with slime balls such as her. She is not a neophyte as she has been in the business for 10 years. Just don't know what her issue is and don't care at this point. Neither do my client. We moved on.&lt;/p&gt;
&lt;p&gt;Agents, pick up the phone and close the deal or get the heck out of the business and find a JOB.&lt;/p&gt;

She was informing that she had been working with this one particular buyer for 3 months now but nothing has panned out. She had taken them out to view at least a dozen homes but no offers were submitted. Nothing shown had met the likings of the buyers so they continue searching.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here is where the odd thing occurred&lt;/strong&gt;. While she was out showing another client a property, she ran into this same buyer at one of properties that held an Open House. She thought how odd that they were there. Maybe they were there by themselves as there was an Open House that weekend. A moment later, an agent came out of one of the rooms and asked if this buyer liked the property. THIS AGENT was not the one conducting the Open House. THIS AGENT was the one accomodating the same buyer she had been showing houses to for the past three months. Oh me oh my. What do you say to that?!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;After this incident&lt;/strong&gt;, this fellow agent decided that she would no longer be working with this buyer. Backstabber, two-timer, trader, you name it. It comes a point in time where you have to make the cut. Luckily for this agent, she found out later but better late than never.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;It would be nice&lt;/strong&gt; to have loyal clients. Sometimes, it may be difficult to do but you have to weigh the pros and cons and do what is best for you. Time is money so don't throw it away.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Negotiation is an art that when done right&lt;/strong&gt; can put you on the pedestal. Recently, I was involved in a purchase transaction where I was assisting a first time homebuyer. We looked at many homes and after about 2 months of searching we landed an acceptance on our offer. Yahoo! or so it seemed. It was a nice Spanish Style home that was partially remodeled. Only the essentials were done like new laminate flooring, new paint albeit flat paint, a few new windows. From curbside appeal, it was not a bad looking house. A few more cosmetic touch ups and it be a great place to call home.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;A home inspection was set up a few days&lt;/strong&gt; after our offer was accepted. There were a few things that the inspector pointed out but nothing major. Everything was looking good so far. The report came back the next day and when the buyer looked at it, he wanted to know if the seller would credit him to do some of the repairs. I contacted the listing agent to inform her if that would be feasible and she stated that her seller said 'sold as is'. I met up with my buyer and inform him what I heard but suggested that we write a request for repairs to see if the seller will bite.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I sent the inspection report along with some explanations&lt;/strong&gt; of why the $5000 credit was justifiable. We waited a few days and the seller came back with half the figure! Wow! That sounded great and the buyer was ecstatic. Somehow I had a hunch and informed the buyer to see if we can try again to see if we can get the full credit. We had nothing to lose so I sent in a 2nd request reiterating the situation and need for the full credit amount. A few days passed and the seller signed the acceptace of the full $5000 credit! I didn't get the $5000 but someone else did. I say the buyer was just a wee bit excited! :)&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So, 'no' doesn't mean 'no&lt;/strong&gt;' in French, Swahili, or whatever language you speak. You never know what happens in life if you never try to see what the possible outcome can be. Happy selling! :D&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;With Labor Day fast approaching&lt;/strong&gt;, we reflect on what we have done so far this year as the 3rd quarter comes to an end. I was having a conversation during lunch the other day with one of my colleagues Jeff. He mentioned that this year is going well so far and that he is out producing last year's figures. Many times this year when I speak or hear other agents talking, they moan and groan that things are not like they used to be in the good old days. This was the same mindset that Jeff had possessed earlier in the year. But something happened that caused this reversal of cycle.&lt;/p&gt;
&lt;p&gt;Well, zipping through is a light at the end of the tunnel. &lt;strong&gt;Jeff had a miserable start to the year&lt;/strong&gt; and he was down like Eyor from Winnie the Pooh. Several transactions opened and fell apart and he was left with a donut at the end of the day. You see ... working for free is no laughing matter in our industry and it can be depressing. Then something wonderful happened. His wife became his coach ... at a lower cost than the 'professional coaching' out there. The reason for his turn around was his wife. There were times when things don't go as planned but his wife was always there to instill in him the confidence that things will always turn around. He had always possessed confidence but when you stuck in the box it is another story.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;After her pep talk&lt;/strong&gt;, he kept at it and as things would revolve, everything turn around for him. Being in this business is tough as it is, especially during these trying times as many agents fell off the edge like waterfalls streaming down Niagara. Woosh! Because of the extra encouragement and hope that his wonderful wife instilled in him, he was able to plow ahead and succeeded in accomplishing his goals he had originally planned.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I can see the truth in his sage words.&lt;/strong&gt; When push come to shove, you need the help of your wife to provide that proverbial boost to keep you going. Incidentally, I read that alot of folks are going through divorce during rough times because of financial reason. Maybe these same folks need to stop and ponder about not dwelling on the negatives and endeavor to see the positive side of the matter. It is the way to nirvana...or at least close to it. Stress can be grueling. So for those with wonderful and supportive wife, hold on to her and don't let her go. They are a rare specimen and hard to find. If she is not, dump her and find another one quickly! j/k, never mind the last sentence. :D&lt;/p&gt;

&lt;p&gt;I had a situation this past week where I had submitted an offer for my client on one of the &lt;strong&gt;Bank Owned REO &lt;/strong&gt;listings. We had submitted an offer 2 weeks prior on this same listing but it went under contract as the bank selected another offer. So, given the state of how the property was priced, it was understandable that the Bank may have presumably accepted another higher priced offer. By the way,&lt;strong&gt; our offer that was submitted was&lt;/strong&gt; &lt;strong&gt;20k OVER asking price&lt;/strong&gt; as we realized that it was agressively priced below market. We moved on and started looking at other properties.&lt;/p&gt;
&lt;p&gt;A week passed and I received notification via email from the lender that the previously accepted offer has been canceled, and the property is now open again for submission of new offers.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;"If your client still has interest, please submit your highest and best offer today for the seller's review. We have multiple offers.  You will receive notice of the seller's  decision by the next business day." &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;By golly! We might have a 2nd shot at this property and resubmitted our offer status quo to our original offer. We know it is a good offer and feel that this would be it....the cream on the top, the icing on the cake and we can go into escrow!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Lo and behold, that&lt;strong&gt; SAME DAY after our offer was submitted&lt;/strong&gt;, I just happened to look in the MLS and discovered that the price was &lt;strong&gt;REDUCED BY 20K!!&lt;/strong&gt; &lt;strong&gt;&lt;em&gt;That's 40k below OUR offer!!&lt;/em&gt; &lt;/strong&gt;What's going on here? Sounded peculiar, doesn't it folks? I called the agent to inquire about this bizarre situation and he stated that it was the bank's decision and he cannot further elaborate and hung up. Huh??&lt;/p&gt;
&lt;p&gt;I may not know the full intentions of the bank but &lt;strong&gt;REDUCING the price when they had already have multipled offers on hand&lt;/strong&gt;? This is the first time I witnessed first hand something this odd. The listing agent was curt and abrasive and ended the conversation. This conundrum got me thinking. I was being nice and not chewing on his cabeza either so maybe he just &lt;a href="http://www.youtube.com/watch?v=L2f6XHVv6s0" title="Had a Bad Day?" target="_blank"&gt;had a bad day&lt;/a&gt; but I doubt it. Much to my wide eyed surprise, I found that 2 days later after our offer was resubmitted, the property status was in "back up" again. *sigh* Hmm.....itchy and scratchy where are you???? We move on. Happy showing out there folks!&lt;/p&gt;

      <title>OUT OF ORDER: IS IT DECEIT OR TACTICAL MARKETING?  </title>

&lt;p&gt;&lt;strong&gt;Do you utilitize tactical marketing&lt;/strong&gt; to get business? One of the primary examples are teaser rates implemented by lenders to get customers in the door. Another example is car dealership advertising a bargain deal in the paper only to say that it was sold when you get there but there are other available in their lot for sale...at a higher price.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Yesterday, I went to get gas&lt;/strong&gt; and noticed something rather interesting. In grade schools, we were taught the ABC and 123 to place things in order. However, this one gas station must have skipped grade school and decided to do something outside the box. The octane grading is&amp;nbsp;normally placed in ascending order from left to&amp;nbsp;right. &amp;nbsp;As you can see from the picture, the higher grade is placed in the middle instead of the far right at this gas station.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I&amp;nbsp;normally alternate&lt;/strong&gt; between 89 and&amp;nbsp;91 octane. I wanted to put in 89 octane this time but in this case, I ended up paying for&amp;nbsp;91 octane. It got me thinking that this gas station misplaced this&amp;nbsp;intentionally to get customers to pay for the 91 as the majority of the customers would 'assume' the 89 is in the middle. While there will be customers buying the 91, the numbers would not be as great as those wanting to buy 89. In doing so, this gas station will come out on top.&lt;/p&gt;
&lt;p&gt;This is &lt;strong&gt;deceitful but is also tactical marketing&lt;/strong&gt;...as a way to increase business. This is quite clever. Remember the rule of thumb, pay attention to details in all that we do and never 'ass-u-me'. :)&lt;/p&gt;

&lt;p&gt;NACA, otherwise known as &lt;strong&gt;Neighborhood Assistance Corporation of America&lt;/strong&gt;, is a non-profit organization serving to help homeowners keep their home by assistance them with modifying their mortgage loans. Established in 1988, they do workshop tours throughout the country to educate and work with homeowners to lower their monthly payments. They claimed to have assisted thousands of homeowners lower their monthly payments&amp;nbsp;over $1000 per month. NACA's Save the Dream Tour has attracted thousands of homeowners who flocked out to their conventions. &lt;strong&gt;Their services are 'free'&lt;/strong&gt;. I say that loosely because I heard that they charge a $20 membership fee plus $50 per month while they work with the loan file.&lt;/p&gt;
&lt;p&gt;Below is a list of&amp;nbsp;upcoming venues&amp;nbsp;where the &lt;strong&gt;Save the Dream Tour&lt;/strong&gt; is being held.&lt;/p&gt;

&lt;p&gt;I have spoken with several people and read reviews on-line where &lt;strong&gt;there are mixed feelings about NACA&lt;/strong&gt;. There have been some positive results while there are many negative feedbacks. One of the reasons for the low rating is due to the extremely long delays and very difficult to contact the counselors at NACA. Some people have recommended that&lt;strong&gt; it would be best for homeowners&lt;/strong&gt; to handle the loan modification file themselves and &lt;strong&gt;work directly with the bank.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;NACA counselors are just the middle person&lt;/strong&gt; and&amp;nbsp;due to their overwhelming responses may&amp;nbsp;not be as proficient in handling your case. &amp;nbsp;The many excuses heard online and throughout is that the counselors do not stay on top of the case as diligently as possible and thus can result in homeowners losing their home due to foreclosure. This lack of response is one of&amp;nbsp;the major drawbacks. However, there are cases where homeowners were able to get their loans modified down to 3% interest rate.&lt;/p&gt;
&lt;p&gt;Due to the high turn out at these events, many homeowners who 'hope' to get their file review &lt;strong&gt;must wait in long lines early in the morning.&lt;/strong&gt; By long lines, I heard that it can day an entire day to get through. It would be beneficial for those seeking help if the outcome would be a success. There is no guarantee that would occur but it may be worth the trial to test it out...or is it a waste of time?&lt;/p&gt;
&lt;p&gt;Anyone know or has had&amp;nbsp;any experience with NACA? What is your take on this program?&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Unlimited voice, text, and web&lt;/strong&gt;....for one low price! The idea sounds profound and tempting but...is it worth it? I have gone through most of the major cell phone providers and have mixed feelings for each one of them. I currently have Sprint and my 2 years contract will be up in the next few months. I was doing some research and looked up these 2 companies to see what all the noise was all about.&lt;/p&gt;
&lt;p&gt;In real estate, I think it is a necessity to have unlimited voice. It eliminates the need to monitor your minutes and stress involved but I digressed. &lt;strong&gt;These 2 companies have some great features&lt;/strong&gt; but the situations boil down to whether their coverage and quality of reception is worth the transfer. I discovered that they used to charge for roaming which can add up. However, they have made agreements to have these 'roaming areas' covered within their network.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;One drawback&lt;/strong&gt; to signing up with them is that you would have to purchase the phone at retail. &lt;p&gt;&lt;strong&gt;Are you disorganized&lt;/strong&gt; and your office, whether it be a physical or mobile one, appeared to have gone through a tornado or a rampant cyclonic hurricane? If you possessed one of these 'unwanted' habits, you are not alone. It seemed that I have been piling up things and next thing I know the pile has become a mountainous landscape. I am a pretty organized person per se but for some reason these 'mess' tends to discover me when least expected.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Being disorganized does affect your business&lt;/strong&gt;. I have gotten to a mode where I now file each clients in&amp;nbsp;vanilla folders and label them for ease of finding. I then file these folders in alphabetical order in a box as a filing system which I take with me. Prior to doing this, it was extremely difficult to look for something when I needed it. It does help to be around people who are organized because it just feeds positively towards making you become like them. Some people are just neat and organized by nature while others are pack rats. Now where is that cheese? :)&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Spending time cleaning&lt;/strong&gt; your mess can be quite time consuming. It can consume prospecting time and hence your production in business. Get to the point of staying organized for the benefits will reap you some great rewards. What do you implement to keep yourself organized?&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I was&amp;nbsp;working with a buyer&lt;/strong&gt;&amp;nbsp;to help them find a home. We submitted the offer to the bank and waited for the response from the bank since it was a short sale. The bank did an appraisal and the value came back 50k higher than our submitted offer. I suggested to the buyer that if they really like the house to at least meet the bank half way and maybe we can make the deal work.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The buyer asked me a second time&lt;/strong&gt;&amp;nbsp;if that is the&amp;nbsp;best that I can recommend. I&amp;nbsp;informed the&amp;nbsp;buyer&amp;nbsp;that based on the Market Value of the property the appraisal value is about right for the area. Our only hope was to counter back a little higher and see what the bank&amp;nbsp;can do. The buyer then informed me that if that is my recommendation, &lt;span style="text-decoration: underline;"&gt;then he would have to&amp;nbsp;consult another realtor&lt;/span&gt; to see&amp;nbsp;if that would&amp;nbsp;make sense. I was taken&amp;nbsp;aback at&amp;nbsp;his response but told him to proceed with asking another realtor for an opinion if that would make him more comfortable.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Buyer, after consulting with another realtor,&amp;nbsp;came up 5k from the original offer&lt;/strong&gt; which I highly doubted that it would be acceptable. In the meanwhile, another offer came up substantially higher according to the listing agent. I informed that listing agent that I will run it by the buyer to see if they are willing to go up any higher. After much thinking, the buyer held steadfast like a&lt;em&gt;&lt;strong&gt; toy soldier&lt;/strong&gt;&lt;/em&gt; and was unwilling to go up any higher than their 2nd offer of 5k higher.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Next day, buyer called to inform&lt;/strong&gt; me that they are willing to go up higher. I called the listing agent to inform him of the change of mind. Unfortunately, the seller had signed the acceptance on the other competing offer and offer already submitted to the bank. Buyer is now kicking themselves for being so stubborn and now lost a home that could have been their dream home.&lt;/p&gt;
&lt;p&gt;I do this&amp;nbsp;Full Time and I know what the market bears and if&amp;nbsp;a buyer&amp;nbsp;prefers to get a second opinion there is no stopping him/her&amp;nbsp;from doing so. I feel bad for the buyer because now&amp;nbsp;they have to start back at square one. We may find a substitute but the time loss can have some effect on their payments as interest rates have risen since then.&lt;/p&gt;
&lt;p&gt;Moral of&amp;nbsp;the story: act fast; wavering can lead to unsavory regrets.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;With the rapid advances&lt;/strong&gt; in techonological development, it is impressive the lighting speed of which is taking place around us. Not keeping up can put us back in the Mesozoic Age faster than you can bat your eyelash. Darwinism theory come into place and yield substance to the adage of&amp;nbsp;'survival of the fitness'.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Recently, I have been contemplating&lt;/strong&gt; about obtaining an IPAd vs. Netbook. Both have their pros and cons. With the Ipad, it is extremely portable in terms of quick access to the internet. It is like between a phone and a laptop. Additionally, this great gadget&amp;nbsp;is taking over the archaic notepad which we once used regularly. All the media of entertainment can be just a push of a button away. Organization of database is just a click of an icon away. The size is phenominal with all the built in softwares. It is amazingly thin.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Likewise, the netbook comes in&lt;/strong&gt; about the same size as the Ipad. The nice thing about the Netbook is that you can print documents and forms with access to a portable printer. Battery life on a Netbook is so much better than a regular laptop. The portability of the Netbook over the laptop is one of the main selling points. It becomes your little mobile&amp;nbsp;mini office. The one great thing about the Netbook is multimedia which is unsurpassed compared to the Ipad. I am somewhat leaning towards this.&lt;/p&gt;
&lt;p&gt;I have been doing some research into these two gadgets and will be making a decision shortly. If you are in the market for one, which would you select?&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I spoke to a fellow colleague yesterday&lt;/strong&gt; and the conversation of giving gifts came up as we were talking about Christmas. He has a large extended family on his wife side (counting ONLY nieces, nephews totaling over 35 !).&amp;nbsp; Imagine that! That is a ginormous number I must say. He mentioned that his wife has been going out buying gifts for EVERYONE one of the nieces/nephews for the past 3 years during Christmas time. It is not as though they are extremely well off or filthy rich since they do have debts that need to be attend to, on top of their mortgage, etc.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;His wife has been doing this when she was single.&lt;/strong&gt; Now that she is married she continues to buy gifts for ALL the nieces/nephews during Christmas...even though several of the kids are now over 18 years old. &lt;span style="text-decoration: underline;"&gt;Do YOU have a cut-off age where you&amp;nbsp;DON'T buy gifts for family members&lt;/span&gt;? His wife's other sisters who are already married do not buy gifts for all the nieces/nephews. The question he raises is a good one but I couldn't really help him.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Scrooge be darn. &lt;/strong&gt;If his wife's other sisters who are married with children do not buy gifts for all the nieces/nephews, why would his wife continually do so? I couldn't tell him why. He feels that&amp;nbsp;his wife's sisters&amp;nbsp;do not feel the obligation to buy so why does his wife continue with the buying tradition. On top of that, the wife has brothers out of state and she still buy gifts for them to pick up whenever they do come into town. All the while his wife is buying gifts annually, they do not receive any gifts in return since they do not have any kids yet.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Christmas is a time of giving&lt;/strong&gt; but there should be a point where the line should be drawn. His wife maybe feels awkward to stop the buying 'Cold Turkey' due to losing face or for whateve reason. I think buying gifts for kids under 18 is fine. That is probably where I would draw the line as far as gift exchange is concerned? Do you feel the same or do you become Santa Clause during Christmas time? Having a very large family, that can really stretch one's finance.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Lately, I have been receiving phone calls&lt;/strong&gt; very early in the morning and sometimes very late at night. I had answered my calls to the effect to demonstrate that I am available for my clients. Howevever, there have been times where they have felt that calling very late is the norm and it becomes a custom. Answering calls is great as it showed your availability which has been lacking since many agents use the phone as a voice mail system.&lt;/p&gt;
&lt;p&gt;"Please leave a message and I will return your phone call" or "hello this is xxxx, can I help you (@ 10:30pm at night!!)?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Which one are you?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Do you answer your phone calls&lt;/strong&gt; as though you are an On-Call Agent? Do you make yourself available every minute of your day for your client...as a form of illustrating your great customer service acumen? How many times have you answered your phone calls while having a nice dinner with your family or about the time where you answered your phone calls while with other clients. Or even worse, while you are in the bathroom?!!&amp;nbsp; In doing so, you allowing your 'job' to run by the clients and losing control of your own personal off-peak times that should be spent with family.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Or are you the type who operates&lt;/strong&gt; on a 9-5 'job' schedule? You answer phone calls during those hours and your phone go into hibernation during off hours. I have even noticed some agents who ONLY answer calls between 1-2pm or 4-5pm and ALL calls not in this timeline will be sent to the forbidden vm. Wow! I speculate that these agents are either part-timers or very busy showing homes. I gather it is most likely the former.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Answering phone calls is good&lt;/strong&gt; but when it cross the line where it enters personal times I feel is out of line. As in anything in life, when one gives an inch it will encourage others to want a foot. There is a threshold that should be drawn to separate business from personal times. This is the way to sanity or else you'll allow your job to run your life.&lt;/p&gt;
&lt;p&gt;Going extreme on the spectrum can be detrimental so a balance in your time is a necessity.&lt;/p&gt;
&lt;p&gt;Ring! Ring! (to answer or not to answer...that is the question) Which type are you?&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;I never imagined&lt;/strong&gt; this would happen but it did. I had a good offer on one of my listings and everything was going as planned. The negotiator sent over the approval letter and we were on track to close escrow. All of a sudden, the seller contacted me to say that they want to put everything on hold. The reason? The bank had sent the seller a letter indicating that they may&amp;nbsp;qualify for a loan modification. This is after the fact that the seller's request for a loan mod had already been denied not once but TWICE. The seller is unemployed and has been so for over the past year.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Since the seller choose&lt;/strong&gt; to see if they can qualify for the loan mod, the bank states that the seller has the right to cancel the short sale although we were in escrow and plan on closing shortly. The bank would revert the short sale transaction and starts the loan mod process with the seller. Wouldn't this be considered interference on behalf of the bank? The odd thing was that the negotiator is not even aware of this situation but informed me that if the seller choose to go with the loan mod they have the right. I can understand that if the seller has a job. If that is the case,&amp;nbsp;I would definitely suggest the seller to attempt the loan mod process. However, without any job and being unemployed, I don't see how the bank is able to help the seller. This may only drag out the process and the house may go into foreclosure since the buyer has now decided to walk due to this unexpected situation.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;There has to be some guidelines&lt;/strong&gt; so that conditions similar to this will not occur in the future. But then again, banks work in mysterious ways. For banks to be able to do this, it will jeopardize many future short sales out there on the market. This will not only waste time for buyers and agents but ultimately put the seller through foreclosure.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;While searching through some listings&lt;/strong&gt; on the MLS, I noticed that several of the short sale listings were priced extremely low. It just does not make any sense. I understand that they may be short sale but let's not give consumers the false sense that prices have plummetted by 80%! Yes, listing the price really low will drive up the asking price but let's do a little more homework if one is a listing agent. If homes are priced this low, why not go all the way and&amp;nbsp;just priced it at $1! I find this to be rather ludicrous. It is not even Black Friday and the specials&amp;nbsp;have begun months in advance.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My recommendation&lt;/strong&gt; is if one is&amp;nbsp;that lazy that&amp;nbsp;they do not make an effort to do a quick cma to find out the approximate&amp;nbsp;market value of the home,&amp;nbsp;don't bother listing&amp;nbsp;it. It is a disservice to the community and to the profession. Moreover, what will the bank think if they see the listing price and&amp;nbsp;discover that the offers coming in are over&amp;nbsp;40-50% above the asking price? No, the bank&amp;nbsp;will not think the&amp;nbsp;listing agent is a genius and should be hired for all their short sale listings. Rather, they bank will assume that the market is good and may want an even higher price. This may eventually end up killing the deal is the buyer do not want to go up any higher.&lt;/p&gt;
&lt;p&gt;Again, do everyone a favor and perform a simple cma before listing the property. It is not only the right thing to do but the professional thing to do.&lt;/p&gt;

She has been working with another agent named "Patty" in the office. They have been prospecting together since December. During that time period they have worked together, they were doing ok. They picked up a couple listings and a buyer while prospecting. It appears the relationship was going well until in March when Sarah couldn't deal with Patty any longer. They broke up like a bad marriage. It piqued my curiosity so I inquired further as to what caused this catastrophic downturn when things had gone 'oh so well'.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The relationship was growing bitter by the days. &lt;/strong&gt;Sarah indicated that Patty constantly complained that Sarah was not prompt when returning her phone calls. The reason for this was because Sarah was the one communicating with the bank for the shortsales that they had picked up together. She could not drop everything to cater to every whims and calls that Patty insisted be answered immediately. Sarah is the senior of the 2 and had more experience in the real estate industry. Because of the demanding nature of Patty, it was apparently becoming an issue between the two of them and therefore causing friction in their relationship. This effectively caused stress on Sarah and so she decided to put an end to this partnership with Patty.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Stealing cookies without reaching for it. &lt;/strong&gt;Just recently, Sarah discovered via the company emails that Patty had picked up 2 additional listings and had one buyer in escrow. Sarah read the email and noticed that the street names sounded familiar. She looked it up and found that those 2 listings Patty picked up were the same houses she and Patty had met with the sellers back in February. The sellers of both homes at that time stated they were not ready but will call once they are ready. For both of these homes, Sarah and Patty had gone to these 2 homes and did their listing presentation together. The buyer was one that they picked up as a referral BUT Patty claimed to be hers.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The question is: To co-list or not to co-list. &lt;/strong&gt;Here's the situation. Sarah feel that she should be the co-listing agent on both of those listings which Patty claimed to be solely hers. I thought that it was a rather selfish act on Patty actions. I understand that they split partnership but the fact of the matter is that they had "unfinished business". Because as such, these 'transactions' should be considered jointly obtained and not be claimed by one party. Sarah was rather miffed upon discovering this and have not confronted Patty yet. I suggested that she either call or meet Patty face up to find a resolution to this.&lt;/p&gt;
&lt;p&gt;The ethical and proper way to deal with this is to have both agents be on these transactions. What say you?&lt;/p&gt;

With a cut off coupon, you may be rewarded up to 50% off on some items. In certain situations, there are offers of buy 1 and get the 2nd FREE (I got 2 pairs of shoes just like this the past holiday season)! I'm here to help you get those same deals. However, there seemed to be a problem here. We are not purchasing trinkets or knick knacks albeit they may be up to $200 worth. To be clear, I'm looking out for your best interest.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;What you're purchasing&lt;/strong&gt; here is something you cannot wear. This is probably one of the largest investment you'll ever make in your lifetime. Bargain hunting is great but there are times that it's not going to work out taking this approach. Common sense dictates that when something is frequently already underpriced (ie bank owned properties) it would be difficult for your offer to be accepted if you attempt to low ball every offers. Frankly, this is not going to work ... and remember I'm here to look out for your best interest.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;If market values&lt;/strong&gt; in the area are selling at or above the list price, you cannot expect to procure an acceptance on your low ball offers. If what you state is true that you are ready, willing, and able to make a purchase, please take heed and listen to my advice. Nobody wants to overpay and that is human nature. I am here to offer a strategy and common sense to assist you in this matter. If what you want is to your liking, it is best to offer your highest and best offer. Because if you wait, the high offer you submit 1 month from now may not work and you may be chasing the market. Nice shoes but no cigars.&lt;/p&gt;

Have you ever recalled seeing the hearthrob of your dream walk down the school hallway and you started shaking as though it is -25 degrees? You get nervous and act clumsily as you gather the books you just dropped on the floor at the sight of this person? You really wanted to make the approach but feel you are out of her league? As you observe, you notice that another guy in the school approach her and started talking with her. You heart may say 'yes' but your feet and mouth refuse to obey.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Inhibitions in life can be a deterrent&lt;/strong&gt; for you from ascending the ladder to greatness. Do what you fear most and you shall overcome this Achilles heels. One thing I noticed about kids is that they tend to act without inhibititions. Next time take notice and you will see it to be the case. They wander carefree and do what they desire without thinking of what others think of them. Rejection is a part of life but don't let it stop you from getting what you want out of life.&lt;/p&gt;
