Nothing sells a country property better than walking around on it. My experience has been that a couple of hours spent hiking the trails and perimeter is more effective at persuading buyers to embrace a property than any drive-around tour could hope to. I don't know whether it's a function of knowing the property better, the investment of time and sweat, or the realization that the property is bigger than the print-outs make it look. I've seen lots of doors in my life, both as user and agent. This set of doors on my new listing has to rank as among the most spectacularly detailed I have seen. I'll let you guess in comments about where they originated, but they're currently in place high on a Healdsburg ridge with commanding views to the south and east...and west.

Speechless Sunday - Crayola Blueprint - 05/22/11 12:15 PM

One of my favorite clients was able to summarize her house transformation with a simple drawing. She shared this plan with family and friends so they would understand how she was going to convert a house with multiple illegal additions into a decent home. I think this sketch does a better job capturing the essence of her property than any professional plan I have worked with. Simple, color-coded, and labeled with just the items that are important. It's too bad her mastery of pithy drawings seems to be hers alone.

Land in Healdsburg is selling - 05/20/11 05:53 PM
2010 was a slow time for lot and land sales in Healdsburg. Some months had zero sales, and the second best month, December, featured a grand total of two lots sold. The market was glutted with bank owned lots which squeezed out the market priced lots that regular owners might have wanted to sell. 
I'm happy to declare that the December, 2010 lot sales were the beginning of what looks like a resurgence in the market for buildable lots and raw land in Healdsburg. Sales have increased to the level that lot sales this year are already ahead of last year's … (1 comments)

The Russian River was famed for steelhead fishing for generations. Over the last few decades, the fishery resource has declined as a century and a half of logging, agriculture, and development have led to soil runoff that clogs streams and makes water conditions unhealthy for fish. Things are improving, however, as people have mobilized to repair stream habitat. Fishery biologists are encouraging the strongest surviving steelhead by raising their offspring in hatcheries. Getting nature to cooperate with a clear day when the photographer is available is always a dilemma. This Sonoma County retreat property has had non-rainy days when I have tried to grab some pictures, but clear is a relative term when your viewshed includes mountains more than fifty miles away. I have had to settle for painterly haze on the horizon.

Speechless Sunday - Plant Loving Vet - 05/01/11 12:22 PM
I love gardening and flowers, so I'm always pleased to find commercial building owners who are happy to landscape their building with more than the minimal juniper or other low maintenance plants. This happens to be the building where I take my dog for her regular maintenance so I have seen the plants maturing over the few years the Windsor Animal Hospital has been open. Full credit to them for creating a beautiful environment.
