I have a love hate relationship with charts. I love them...everybody else hates them. Unfortunately, there is no better way to convey a huge amount of information as quickly as you can graphically so I will continue to make occasional charts when the results can illuminate a story.

I promised Dick a post about our local REO market where savvy listing agents are getting the banks to fund improvments to bring the homes to turnkey status. In most regions of the country an REO property is a pure AS-IS transaction with banks being unwilling to spend additional money on properties that are already financial losers. That's generally true in Sonoma County as well, but the market activity in recent months is anything but normal.

Sonoma County residential sales reports for September are in and willing buyers and sellers managed to run the paperwork gauntlet to record 415 total residential sales of which ten were over a million dollars.
There is no single factor behind these high dollar sales. Several of the high end homes feature large vineyards that would qualify them as small farms, but two of the homes were on lots that are only one fifth of an acre. When it's done in a classic fashion that reminds me of small town America and classic homeowner dreams I get even more enthused. I met some new buyers today in Sonoma Valley. For those who aren't familiar with Sonoma, it's an early center for much of California's modern history. The Bear Flag Rebellion was centered here and many historical buildings remain, mainly clustered around the town's big plaza. 
The town is flatter than much of Sonoma County, so it makes for great bicycle riding and walking. It also has made for an easy network of roads, many of which allow speeds that start to generate road noise. Luxury homes aren't necessarily expensive and expensive homes aren't necessarily luxurious. A discussion has to start somewhere, however, so for the purpose of this post, Sonoma County luxury homes will be defined by me as anything costing over a million bucks. 
Since the summer of 2005 there have been more than 1,500 home sales in that luxury price range in Sonoma County. What emerges from the data is a picture of a market that is holding reasonably steady. Fixers are my favorites. I know it's a strange choice; sort of like preferring liver and onions to lobster. Maybe it's the same instinct that makes kids want to adopt stray pets or adults to want to care for crying children. Whatever the cause, I am a dedicated seeker of distressed dwelling. Whenever I see peeling paint, a sloping floor, or overgrown gardens, I get the itch to fix.
