sonoma bank owned homes: Sonoma Bank Owned Homes - 01/16/10 10:04 AM
Sonoma County bank owned homes in 2010 differ in one key respect from the beginning of 2009. Today, everyone in the market is aware of the value priced homes in the REO market. It seems hard to believe, but just a year ago bank owned properties in Sonoma and elsewhere would linger on the market as buyers hung back waiting for more market corrections.
Sonoma County foreclosed homes today continue to sell at fast rates. The median DOM stat for the charted Sonoma REO homes shown here is just 35 days. I ran the same analysis for SOLD Sonoma County bank … (0 comments)

sonoma bank owned homes: Sonoma County Residential Sales in 2009 - 01/01/10 07:21 PM
Sonoma County's major cities show a wide mix of owner sales, bank-owned home sales, and short sales in 2009. Topping the volume list for the umpteenth time is Santa Rosa, by far the largest city in Sonoma County. The accompanying chart shows that about half the market in Santa Rosa was for traditional sales (the blue portion of each column).
I'm defining a traditional sale as a sale where the owner has enough equity in the property to have money left over after escrow.
The rest of the sales in Santa Rosa were split between bank owned homes (in maroon) and … (3 comments)

sonoma bank owned homes: No Foreclosed Home Surge in Sonoma - 08/16/09 11:26 AM
The big surge in foreclosed homes we have been told is coming has been a big yawn so far in Sonoma County. Buyers are aggressively bidding for decently priced homes on the market and sales are brisk. As an example of the drying up of REO inventory, there are less than 100 bank owned single family homes for sale in Sonoma County. That's down from 160 in April and 300 or more in January. That translates to a couple dozen foreclosed homes for sale in Rohnert Park or Windsor. When your home buying universe shrinks to that few to choose from, … (10 comments)

sonoma bank owned homes: Sonoma County REO Listings by City in 2009 - 07/18/09 10:27 AM
If you have been trying to buy a bank owned home in Sonoma County, it may seem like there aren't as many foreclosed homes on the market as there were in January. As I have written about before, REO houses in Sonoma County at affordable prices are selling fast and the inventory is being drawn down faster than it is being replenished.
The chart on the right illustrates how true that statement is. So far this year, February was the month with the most new REO listings coming on the market, but since then we have averaged less than 60 new … (0 comments)

sonoma bank owned homes: Sonoma County Foreclosure Sales - Fourth Quarter 2008 - 02/16/09 01:38 PM
REO Sales in Sonoma County continued at a record clip at the end of last year. The fourth quarter witnessed nearly ten sales per day as 875 homes and condos classified as REO properties were sold.
Santa Rosa had the most bank owned sale with over 400 residences sold. Rohnert Park, Petaluma, and Windsor rounded out the top four Sonoma County REO sales cities. I have data for other cities in Sonoma County, but they have too few sales to fit onto the chart.
DOM or Days On Market remained a very strong tool for looking at pricing trends. People who … (0 comments)
