If you still think the real estate market is stuck in the doldrums, today's housing market might shock you. Even people who are trying to follow trends are unaware of just how dramatic the changes in the market have been. The key fact that buyers and sellers need to know about Sonoma County real estate is that well priced homes are  being bought much faster than they are coming on the market. Much faster. Did I say much faster? If you aren't prepared to fasten your buying seat belt, you may not be ready for this market.

I love the great oaks dotting the hills of California. The biggest are often the oldest and we lose a few every year. This specimen is still standing, but the loss of a major limb is a milestone this tree would have preferred to avoid. Even with this injury, it will probably still live another few decades, the asymmetry of its silhouette a marker for this loss.

The Healdsburg real estate market is still on the quiet side. The numbers represented by these charts reflect a very modest volume of transactions in Sonoma County's wine country gateway. The two middle quartiles show modest improvements in value over the course of 2009 for Healdsburg housing. Both the top and bottom quartiles have had slight declines. Sonoma County is agricultural heaven. Famed horticulturist Luther Burbank went so far as to say about Sonoma County, "This is the chosen spot of all this earth as far as Nature is concerned. I won't disagree. For those who are looking for an acre or two of this gardening paradise, Sebastopol stands out among all the others. For a host of reasons, including the failure of apple growers to make enough profit from their work, many Sebastopol country properties were broken into smaller parcels before zoning laws were enacted to preserve large farms. Are real estate agents that good in Sonoma County...or are the banks holding back.
Did Sonoma County agents really clear out almost all the available inventory of REO listings? 
Looking for listings for a new client this week I started to realize the pool of available listings was dramatically smaller than it was a few months ago. I pulled the numbers for Windsor, CA where I have been active recently and was astonished to see less than a dozen active listings. sonoma county: Sonoma County REO sale update and agent report - 07/13/08 02:57 PM
175 Sonoma County REO homes were sold in June. That represents 37% of Sonoma County residentail real estate for the month. 77 of those homes had been on the market for 45 days or less. The clear lesson for buyers is that you have to be ready to move as soon as new properties are listed.
Overbids made up almost half of these fast transactions, but I was surpised to see that almost as many of these transactions were for less than the listing price. I go into more detail on my Sonoma.net blog.

Sonoma County has a well deserved reputation for scenic beauty. We're hilly enough to get above the valley floors so we can look out over both near and distant views. The farmers have planted the plains and hillsides with some beautiful vineyards to look at, and the areas too steep or too dry for vineyards have nice combinations of meadows, oaks, and redwoods to keep the eye enchanted.

From jumbo to tiny, Sonoma County residents like their yard art. I found this morose metal moose hanging around the Mark West Springs area. He looked like he was enjoying the sunshine, but might be longing for some real winter. Lot's of luck Moose Man. This is the wine country.
He wasn't my first yard creature. I wrote a post about Florence Street in Sebastopol which is filled with all sorts of fantastic creations. I guess you could call Mr. Moose one of the outliers of the Sebastopol herd.

sonoma county: Healdsburg's 150th Birthday Parade - 08/20/07 02:33 PM
Nothing beats a parade. Roger Peters took these pictures of Healdsburg California's 150th Birthday parade on August 18, 2007. This parade of horse drawn vehicles was a splendid small town exhibit of our farming and agricultural history.
 
Meanwhile, at the Healdsburg plaza, our Healdsburg Sotheby's exhibit in the Healdsburg Museum tent about the history of the Geysers was a great hit. Daniel Drew reproduced hundreds of copies of the little book telling the true story of horse drawn trips to the Geysers in 1875. I have two highlights from the book.
