I promised Dick a post about our local REO market where savvy listing agents are getting the banks to fund improvments to bring the homes to turnkey status. In most regions of the country an REO property is a pure AS-IS transaction with banks being unwilling to spend additional money on properties that are already financial losers. That's generally true in Sonoma County as well, but the market activity in recent months is anything but normal.

REO sales in Sonoma County have continued at a brisk pace all year. The last four months have all had at least 100 sales of REO properties, with no apparent fall off in sales volume for the normally slower winter months. I wrote about this on my reo.sonoma.net blog earlier today.
I have followed up with some research about the visible pipeline of REO properties. There is often discussion about hidden pipelines or a big overhang of potential listings the banks are holding back from the market. Sonoma County bank owned homes in 2010 differ in one key respect from the beginning of 2009. Today, everyone in the market is aware of the value priced homes in the REO market. It seems hard to believe, but just a year ago bank owned properties in Sonoma and elsewhere would linger on the market as buyers hung back waiting for more market corrections.

The big surge in foreclosed homes we have been told is coming has been a big yawn so far in Sonoma County. Buyers are aggressively bidding for decently priced homes on the market and sales are brisk. As an example of the drying up of REO inventory, there are less than 100 bank owned single family homes for sale in Sonoma County. That's down from 160 in April and 300 or more in January. If you have been trying to buy a bank owned home in Sonoma County, it may seem like there aren't as many foreclosed homes on the market as there were in January. As I have written about before, REO houses in Sonoma County at affordable prices are selling fast and the inventory is being drawn down faster than it is being replenished.

sonoma reo: Sonoma County Foreclosure Sales - Fourth Quarter 2008 - 02/16/09 01:38 PM
REO Sales in Sonoma County continued at a record clip at the end of last year. The fourth quarter witnessed nearly ten sales per day as 875 homes and condos classified as REO properties were sold.
Santa Rosa had the most bank owned sale with over 400 residences sold. Rohnert Park, Petaluma, and Windsor rounded out the top four Sonoma County REO sales cities. I have data for other cities in Sonoma County, but they have too few sales to fit onto the chart.
