Wait! Prices are sure to fall! Show me the person giving that advice at the peak of the housing bubble and that is someone I will listen to. Anybody saying the same thing about today's market better bring me some evidence. When times are great and the herd is moving in one direction it's hard to be the lone voice calling for a change in course. We are pack animals and we don't like troublemakers. That's part of the mentality that led to the bubble. Herd thinking might also be contributing to to a large number of ready and willing buyers

Windsor was the fastest growing community in Sonoma County for much of the last several decades. Residential subdivisions were being created on both sides of highway 101 and people fretted that Windsor sprawl would chew up the greenbelts between Santa Rosa in the south and Healdsburg in the north. Thanks to urban growth boundaries and the collapse of the housing bubble, we still have the greenbelts. Residential sales have been strong in 2011. A Tale of Three Cities There are three cities in the northern end of Sonoma County that can be considered a shared region. It's about a twenty minute drive from the southern edge of Windsor to the northern end of Cloverdale, so the cities are geographically connected. All feature vineyards and wineries around the edges. Each has a town square of sorts, and each has farmer's markets, music in the evening, some newer subdivisions, and a core of older homes. Windsor California has been through some tough times. Windsor is one of the newer cities in Sonoma County, at least in terms of the housing stock. A lot of Windsor's homes were built just in time to take part in the housing boom. As a consequence, whole neighborhoods paid top prices for their new homes. By now, most of those Windsor neighborhoods have changed hands completely as the original owners lost the homes through foreclosure and default. Windsor prices are still soft, but sales continue brisk for entry level homes.

Families looking for good schools and friendly neighborhoods often look at Rohnert Park and Windsor, the two cities that bracket Santa Rosa on the south and north. Both are reasonably recent towns built during the last half of the last century. Windsor is slightly newer, but Rohnert Park has Sonoma State University and better proximity to Marin and San Francisco. They have each struggled with the crash of the housing bubble and I wanted to look at the numbers to see the state of the market. I wrote about the red hot REO market in Windsor, California about a month ago. I thought it would be interesting to go back and revisit some of the key ideas to see if the market is just as active. Well, it's great news for the real estate industry in general. For the bargain hunters it's getting harder and harder to be a successful buyer for a foreclosed home in Sonoma County. Are real estate agents that good in Sonoma County...or are the banks holding back. Did Sonoma County agents really clear out almost all the available inventory of REO listings? Looking for listings for a new client this week I started to realize the pool of available listings was dramatically smaller than it was a few months ago. I pulled the numbers for Windsor, CA where I have been active recently and was astonished to see less than a dozen active listings. Anybody who reads my blog knows I like diving into the numbers when reality slaps me in the face, so

REO sales are the closest thing real estate has to a pure market. No home owner emotional involvement to skew pricing realities, and no short sale issues to confuse the negotiations. I analyzed 119 bank owned homes and condos in Windsor California that have sold this year.
