Tune in tomorrow, Saturday June 28th at 10:30am CST or 1130am EST for the “Mad Mortgage Machine” radio show. 
This week, I will be answering a question that I received out of Highland, IN from a first time home buyer and her frustration with banks and other lending institutions.   
I, also, lay out my ideas and goals for the show and the direction that I want it to go.  This is not designed to be a 30-minute commercial for just me or Indigo Financial Group or even my referral partners.

I just got done doing my first ever radio show by myself for the "Mad Mortgage Machine"  It was exhausting.  I started and restarted a dozen times.  I hate the way I sounded, did I repeat myself, did I say that twice or should I just scrap this whole thing. 
I will post it as soon as it goes through prodcution.  I hate recording anything.  I am better shooting from the hip and feeling the pressure of doing a life show.  The postcast will be available sometime Saturday afternoon and I am working on show #2 as we speak getting ready … (3 comments)

New Home Sales - 06/25/08 09:51 AM
Good news today.  New home sales came in as expected.  Hey, we are not down for the month.  We are pulling ourselves out of this hole that we find ourselves in.  I have been seeing more action on the phones and closings.  I am getting some great attention for my website.

I have never hidden the fact that I am Christian.  I will tell you now that I am not perfect.  So, if you expect me to be perfect, I am not, but if it had not been for this church.  I am not sure where I would be.  I had lived in Northern Illinois for 3 years after college and I was less than perfect.  When I made the decsion to move back to Indiana.  I made up my mind to attend Coutryside Church,

FHA vs. The Flipper - 06/20/08 04:42 PM
Well, we had some good news this week from FHA and HUD concering the relaxed guidelines concerning Flippep properties.  You would have to wait 90 days after you bought the property to let someone with FHA financing to buy your home.  Well, good news, that is gone for at least one year. 
 
Granted, you will still have to prove the worth of your "flipped" home, but if it there it is good to go.  I am not sure how much flipping is still going on.  I know I have read more than a few blogs and posts on forums that … (2 comments)

Well, we took some serious hits this week in the bond market.  We have switched our focus from the FNMA 5.5 Bond to the FNMA 6.0 Bond that really is how much we fell this week.  the talk about inflation and oil has hurt both the stock and the bond market. 
It was nice to see the Saudis come out and say that they this oil is too expensive.  Really, a little late there guys.  BiG Ben is doing all that he can to help stave off inflation, but he can only do so much.

Well, we have had our collective cans kicked the last few days in the mortgage backed bond market.  Losing a whopping 215bps since June 4th, and for those keeping score at home that is a pretty lopsided defeat.  That is the Bears vs. Pats in the Super Bowl. 
Well, the yesterday Fed speak by Big Ben Bernanke about inflation has brought oil down a little as the dollar picked up some.  Some real good news, Mortgage applications rose 10.9% last week. 
So, here is the good news in all of this...we are making up the losses of the past week.  We … (3 comments)

I am not trying to sound like an old fogy here, I am not in that age range yet, but I really do remember when gas was 0.78 a gallon.  Yes, you could fill your 40 gallon tank $31.20.  As we enter this election year, I want people to take notice where both of our presidential hopefuls have placed us. 
Did you know that China is 60 miles off of our coast drilling oil right now and we are not.  China, yes, the same China that claims to be our friend in moment.  Yet, they plan our destruction the next.  Oh, … (3 comments)

Well, the above is not true in a sense.  We do have rules that we must abide by, but we are accomplishing many great things in the Northwest Indiana Real Estate Market.  We are approving a record number of loans as we are not afraid to go out on the limb to get things done.
The bonds opened very low this morning have erased all of those losses as when the Labor Department announced that unemployment was at its worst level since October 2004.  But, do not be lulled asleep … (0 comments)

Well, the FNMA 5.5 bond fell through the 200 day moving average floor of support and bounced off the next floor of support.  We are still down, but not down enough to warrant a lock her, since the Jobs Report has already came out. 
With the jobs report being better than expected, oil still doing some retreating and Wal-Mart coming out with some great sales numbers.  We still have a strong and growing economy, homes are still being sold and now is the time more than … (0 comments)

I wish it was that easy, but when Big Ben Bernake opens his mouth everyone listens.  He spoke today on inflation worries and boom the bond market goes down, stocks are going down and the only good news is that oil is going down. 
ADP had some good numbers today with a job growthof of about 40k then add in 25k in new gov't jobs, but I think we will have a net loss of around 5 or 10k jobs for the month of May.  If I were closing a loan next week, I would suggest a … (0 comments)

I am working a killer post for later this week to show what nonsense this foreclosure mess is.  Oh, don't me wrong it is a mess, but there is a level of whatever behind it all, and if you do not buy now or at least soon, You are going to feel like you missed out on Google when it was selling for $32/share or least a stock that you could hve bought for $4 and sold it at $32, but you waited and waited.

Wachovia ousts CEO for a dismal year laying the blame on his for their sub-prime woes.  The board of directors fired CEO Ken Thompson for a string of loses and bad decsions to buy a home lender at the height of the housing boom.  I guess we all make bad decisions to buy at the top and sell low.
