I have been using video marketing since late 2007, but only recently turned my powers towards listings. 
I am seeing a surge in views, and I am getting better at doing them. In the past, when I did a carcast. I would simply let the camera run and sooner or later I would say something worth keeping, but when I do a listing video I need to make sure that I am some what scripted more importantly I need to sound like I am not reading.

I have been doing video since mid-2007, starting with mortgage updates, to marketing advice to expressing my opinions on real estate and social media. I have longed preached my theories on "listing videos". Well, I finally did one in real life for my broker Maggie Lybolt at Prime Real Estate for her listing at 883 London Lane in Valparaiso, IN.

I was not a happy camper back in July of 2008. I sat poolside with the Wife as we watched the Girl play with her cousins in the warm pool in Burnside, Ky. I had 5 full-time employees, and over the previous few months I had closed 85% of the loans in the office.  Sadly, a fair share of that business was going to pay the overhead and keep the office open.

Second of all, I am huge Steve Dahl fan. He is a Chicago radio legend and has a gret podcast that lauched a monthly pay channel this year. Well, he does a feature on FOX 32 in Chicago every week. Recently, I was asked to speak about LinkedIn at a local Tweetup. I, never one to turn down chance to speak leaped at the opportunity. I have often admitted that LinkedIn was my most overlooked and often ignored social site. Well, no longer and if it has been that way for you. I will admit that on occasion, I will text even though I am driving.  (I know it is bad, please do not bust me on that. I am stopping now).  Heck, I have even Tweeted while behind the wheel.  In fact, in early 2010, I live tweeted my travels from Michigan City to Indy as I passed through each and every little town and hamlet.  Yes, I know that was bad. Especially when I caused a minor uproar for my safety and that missed Smithson.

I have been horrible about blogging on here, focusing more on other blogs and I am sorry for that.  
However, yesterday as I try to add some new follower on Linkedin, I noticed a disturbing trend. It seemed more and more professionals were not using a good picture, scratch that a picture at all. I am really not liking seeing the egg on twitter and an empty avatar on Linkedin. Really, if you do not have a pic on facebook someone should slap you.

A week or so ago, I saw a blog post on here about walking around the area of your new listing. I think it is a great idea. I call it the "10-10-20 Rule"  and if I were still actively listing and selling I would be doing it. (I refer all my business that is how I roll)

I am a former loan officer a current Realtor-in-referral. I quit doing loans in March of this year. I, simply, grew tired of dealing with know-little agents, back stabbing loan officers, clients willing to sell you out for a .25% better from the starving LO on the street corner holding will "work for loans" sign, the banks changing their mind on good loans and ever changing landscape regulation landscape that may or may not be a mirage.
What have I learned in the last 6 months?

I wrote this over at my main blog of DaveWoodson.com, I am former mortgage guy, turned full time marketer and speaker. I have long been interested in the old tried and true marketing ideas that cost little to no money other than your time and some printing costs.

As a mortgage banker, I am often asked who I would suggest for credit repair.  This really is not an easy quesiton to answer as I used to believe that credit repair was never a good idea.  Well, my eyes have been opened to a local office that is using the practice to help many people fix their credit and help them buy a new home.  
Their service also helps those that find themselves buried in a heap of credit debt and need help eliminating that credit card debt.

- Waiting Could Cost You $1000's
This is no April Fool's joke, but if you wait to buy an Indiana home you will be the fool.  On April 5th, the required up-front mortgage insurance premium (MIP) will increase to 2.25%.  So, buying a $150,000 home in Indiana with 3.5% down payment of $5250, the up-front MIP will be increased by $732.76.  Granted, the up-front MIP is financed as a part of the loan, by why pay extra when you don't have to.  Also, later on this Spring, Indiana Home sellers will no longer be allowed to give more than 3% in … (0 comments)

RebarCampIndiana was a huge success with a sitting Governor coming in to speak to all those in attendance.  That was certainly a first for a REbarCamp.  There were over 475 people signed for the sessions.  I got to lead two of them.  One, by lets just say oversleeping on someone else's part.  Hey, what happens in Indy stays in Indy, but I was with him when we closed down Scotty's Brewhouse the night before and I was there early.
