I am really mad at myself today.
I slept late.  I was tired and my daughter had crawled in bed with me this morning after my wife left for work and she facilitated my laziness.  Well, I got her off to day care a little late, and then I came home and got sucked into some busy work.  Needless to say,  I did not hit the street running.  I allowed myself a few minutes of freedom and I paid the price in lack of production.

As we all may know the new energy bill, err, I mean the new housing and economic blah blah bill was passed and there has been some discussion of the tax credit and some people think it is a tax credit.  Lets get a few things straight. 
The tax credit is going to be a loan.  Yes, you heard me right a LOAN.  You are going to have to repay $500 a year back for up to 15 years.  Hey, it is nice to get maybe your down payment back, but you have to repay it.

I was just reading a pretty interesting article in the Washington Post.  Well, on Washingpost.com about the "6 degrees of separation".  I am sure we all have heard about the game "6 degrees of Kevin Bacon".  Where you name an actor and come up the shortest way back to Kevin Bacon.

It seems that someone in Congress understands what down payment assistance means to the housing industry.The FHA Seller-Financed Downpayment Reform and Risk-Based Pricing Authorization Act of 2008 (H.R. 6694)  
If this bill is not passed it will take nearly 300,000 potential home buyers out of the market.  Let me wite that again for those not quick enough to understand that.  300,000 possible home buyer out of the market to buy a new home.

I have a bad habit. 
I take baths when I need to relax, but I hate to stop working.  I would rather read information on the internet, shoot out emails or do things on my Blackberry.  Now, before you get yourself in a stink.  I am very very safe and I do not have electricity near me when I do this.  - Seller Funded Down Payments Assistance - gone as of 10/01/2008
 - FHA will require original bank (who is agreeing to write down the old mortgage) pay FHA a 3% fee

Let me REPEAT that
The Savings Rate in America is the LOWEST it has ever been.  It is ever so close being negative.  We are spending more than we take in.  SPENDING MORE vs. Bring home.

I was able to close a short sale in nearly record time after the bank approved the sale and the good news was that the bank broke even after my negotiating skills.  So, the seller did not get a short sale on their credit report.
My clients got into the home with no money out of pocket outside of the insurance will seller assisted down payment assistance and paying the closing costs.
Her father was a non-occupying co-borrower.  She now has a home with-in walking distance to her school job.
