I am sure there are many of you out there that read and love the books written by Jack Canfield. One of my favorites is "SUCCESS PRINCIPLES". At the end of the book there is a website you can visit to sign up to teach Jack's courses, which I did. We started the course last week and as anybody knows that has ever taught a course, the teacher quickly becomes the student.

The main focus of his course is to get the participants to really take charge of their lives. It is the only way to acheive ultimate success in whatever you endeavor to do in life. That means, you must stop blaming and complaining to others. Seems easy to do, I will just not allow myself to complain you may say. Then the first time someone says or does something to you that you feel is unfair, you run to your best friend. "Jane the lender for my buyer did a horrible job. My client was mad, the lender caused the deal to fall through". Now that may be the case, but why the heck are you complaining to your best friend. Call the Lender and politely and professionally find out what happened. Look for solutions and if that is not possible then move on to a person who can get the job done. Take charge of the situation and make a change....it was your responsibility in the first place. It is your client and your transaction.

All around the world so much energy is wasted on complaining and blaming instead of looking for solutions to the problems. When I think about it blaming and complaining almost seems innate in us as humans. Have you heard the old saying "misery loves company". I thought about that the other day when I ran into my broker and complained about the title company I was using and how dissatified I had become with their service lately. He joined in saying he too was having issues. Pretty soon 3 of us were bashing the title company. I don't think any of us called the person that we needed to complain after that 30 minute session. I actually felt guilty about it later because I knew better and I definitely was not living up to the example I needed to be to teach the course and begin to assume responsibility for my actions. So I will start over each day working to become the person I need to be. I will transmute my thoughts into ones of solving problems instead of complaining and blaming others for them and assume 100% responsibility for my life. I hope this article will enlighten you and set you on a course towards success in your life as well.

The real estate industry is on the cusp of the biggest shift in marketing strategy ever. Over the last few years we saw the widespread adoption of blogging and social media, and the decade before that was characterized by IDX-based lead generation. The future will bring the age of Reputation Architecture, and the real estate professionals who execute on this change will be highly rewarded.

I've identified and executed on the prior two strategic marketing shifts in the real estate industry years before they became mainstream. I first did it with the world's first "long tail" SEO optimized IDX website in the early 2000's. I then followed that up by identifying Google's desire for unique, targeted, and fresh content as the co-founder of ActiveRain in 2004.

The effectiveness of capturing leads from an IDX home search has been declining over the past few years, and will continue to decline until it becomes obsolete. Home buyers are in the driver's seat. Every day they get better at protecting their privacy, screening incoming contacts, and ultimately ignoring salespeople.

It's more than just Twitter, Facebook, and the efficiency of web 2.0 "word-of-mouth systems": it's in the way that we share knowledge. Our collective intelligence used to be limited to one-to-one recommendations by trusted people in our personal network, but we are now entering an age where the wisdom of crowds will rule. As the Internet becomes more intelligent it is able to attach meaning to ever more granular things, and we are coming to a time where everything will be reviewed, rated, and categorized.

As shown in the graph above, we've seen the widespread adoption of reviews for things like cars, consumer products, travel destinations, and most recently, local restaurants. We are now entering a phase that will focus on user reviews of individual service providers, like your local mechanic, hair stylist, message therapist, and real estate agent.

To see the effect this will have on your business tomorrow, you need only look at what's happening at your local restaurants today. The restaurants with the highest user ratings on Yelp are seeing a disproportionate amount of the business. This is in line with the Pareto principle, also known as the 80-20 rule, or "the rich get richer". Here's an example:

There are over 5,000 Seattle restaurants listed in Yelp. As shown in the graph above, the #1 ranked restaurant is ten times as popular as the 40th restaurant. This is also roughly in line with Zipf's law. When professional ranking reaches mass adoption in the real estate industry we will see a similar result.

The goal of this post is to make the members of our network aware of this coming shift. I have no magic product or service to sell that will guarantee you success in the coming months and years. My greatest hope is that this post will serve as the catalyst to the start of a conversation; one that will lead to our community coming together and conceiving a strategy that we can collectively use to capitalize on this coming opportunity.

Selling A Home FSBO in Alexandria, Louisiana

I wanted to share this blog post with my clients and friends to shed some light on the FSBO process. I feel this applies anywhere in the state. I often notice FSBO signs in our Alexandria Louisiana area and worry about the possible litigation these sellers are unknowingly facing.

There is a reason more homes sell with REALTOR representation than For Sale by Owner.

As a consumer if you needed representation in a legal matter would you let your daughter represent you? The answer is NO unless your daughter is an Attorney.

This is still America and homeowners are free to sell their own property, however as a For Sale By Owner there are some issues that will come up that you will not be able to address simply because For Sale By Owners are not licensed REALTORS. For instance FSBO's do not understand fiduciary responsibility.

Let me share an example as it relates to BUYER LOYALTY

As a REALTOR I receive a Relocation Referral. It starts with a Relocation Company who calls my Century 21 Broker directly and says I have BUYERS moving to your area please contact them and assist them with their relocation and home purchase. The Relocation Company and Broker exchange signed paperwork accepting the referral and over the course of three months I as the BUYER's REALTOR of choice,work with the Relocation BUYERS who are now in essence my clients through the referral, showing them lots of homes.

BUYERS see a For Sale for Owner property in a neighborhood and ask if they can view it. I as BUYER's Agent, contact the FSBO and ask if we can view the home and ask the FSBO if they would be willing work with an Agent. This is better known as a "one time showing" and there is a Form for this that FSBO signs if they are in agreement to this. Relocation companies are very strict and usually require BUYERS to work with REALTORS.

BUYERS are serious about the house and choose to move forward with writing an offer. No problem I present the BUYERS offer to FSBO (remember I already have an agreed one time showing agreement signed by FSBO) which contains language to pay REALTOR a percentage commission of the sale.

Two weeks before closing on the property and after inspections are complete, FSBO(SELLER) contacts me as BUYERS REALTOR and asks if I will reduce my commission! Reason is because FSBO SELLER thinks that BUYERS came to an Open House her daughter held on behalf of FSBO SELLER and viewed her home prior to my representation and the one time showing agreement. Therefore, SELLER believes her daughter is entitled to a commission because she was the one who showed the house which resulted in the SALE.

Back to my opening statement of reference....your daughter is not a licensed REALTOR and neither are you as FSBO.

IF BUYERS viewed the home before contacting a REALTOR does not mean FSBO or FSBO's daughter is entitled to a commission. It does not work that way! FSBO SELLER did not inform REALTOR of any "reservation" or "exclusion" of any BUYERS who previously viewed the home.    A BUYER is free to go to any OPEN HOUSE and view property without being accompanied by a REALTOR. If I conduct an OPEN HOUSE consumers come through the door may or may not already be working with a REALTOR.

It all comes down to written agreements and BUYER LOYALTY

Unless a BUYER signs an Exclusive Buyer's Agent agreement with a REALTOR there is no obligation or loyalty for BUYER to bind the BUYER to a specific REALTOR. What does that mean? It means that without an Exclusive BUYER's Agent Agreement, the BUYER can "jump ship" as we say any time in the home search process and the BUYER is not deemed as a "client".

As a FSBO do you have this form available? Do you understand fiduciary responsibility? If you show your home to a BUYER that does not mean the BUYER will NOT contact a REALTOR if they are interested in going the next step which would be making an offer on your home.

There is alot of inventory of homes to choose from in Lake Charles Real Estate. Yes there are still For Sale By Owner homes available. However most For Sale By Owner's do not know how to write a contract, handle inspections or work with Relocation Companies!
