After a short hiatus, the $100 down payment when buying a HUD Foreclosure program is back.   This is a great program if you are looking to buy a HUD foreclosure as your primary home.  Here are the general rules that you must know to qualify:
1.     This program is only when buying a HUD Foreclosure.
2.     You must buy the home for the List price or more to qualify for the $100 down payment

If you are a veteran you can actually have 2 VA loans.  You may want a 2nd VA Mortgage if you are moving and not selling your current home, etc.  The calculation to find out if you can have two VA loans can be a little confusing.  So, Here are the steps to follow when figuring out if you can have 2 VA loans:

montgomery: Asset Based Mortgage Option. No Income Needed- In Texas - 09/06/11 04:07 PM
We recently came out with a mortgage program that allows us to use your assets instead of income to qualify you for a mortgage.  Unlike all mortgages, with this program you do not need income.  But, you do need a larger sum of assets.  Then we calculate a income based on the assets, to find out if your Buyer qualifies call me today.  Here are the exact guidelines on what you do need  to know:
1.      Min loan amount is $300k
2.      On a purchase the max loan to value is 70%, 75% on a refinance

 Effective with loans closed on and after October 1, 2011, the following VA Funding Fee will be lowered.  For those with 0% down payment(and 1st VA loan) the VA Funding fee will go from 2.15% to 1.4%.  On a $150,000 loan that will save you about $6 a month.  Not huge savings, but every dollar counts in today’s market!. Here are the Changes :
 
Down Payment:  0 – 4.99%
 There is no change in the funding fee amounts for Interest Rate Reduction Refinance loans, Native American Direct loans, or Loan assumptions.

montgomery: New Process to File Your Homestead Tax Exemption In Texas. Sept 1st - 08/26/11 12:27 PM

Effective Sept 1st, home owners in Texas that want to file their homestead tax exemption will have to follow a new process.   In order to receive their Homestead Tax Exemption they will need to also provide:

Driver’s License or State Issued identification Card Copy of their Vehicle Registration
The address must match on all documents and be for the home that is being homestead.  If the homeowner does not have a vehicle, can submit a notarized affidavit certifying that fact OR a copy of a current bill received from a utility company.

In the past I have written how Disputing your Credit Accounts can get your mortgage denied.  Since that time the lenders and government have come out with specific rules on Disputed accounts.  You still do not want to dispute your accounts.  The reason why disputed accounts is a problem, is because when you dispute an account it takes it out of you credit score.  So you could dispute a bunch of bad accounts and your credit score would increase.  But mortgage underwriters know this is a just a form of "cheating" to get a higher credit score.  And this is why … (2 comments)

Stewart West Branch Library in Montgomery, Texas.  Libraries are a very important place for any community.  I loved my library growing up.  But the Charles B. Many mortgage lenders have a minimum credit score of 640 needed to do approve a FHA loan.  But, that is not always true.  I am able to do loans under 640.  Here is the break down for FHA loans with scores under 640.

You can now get a conventional loan with a minimum down payment of 3%. This program is called FLEX 97%. This is a great program for a couple reasons:
You only need a down payment of 3% vs 3.5% required by a FHA loan The max loan is $417k vs a max loan amount of $271k with a FHA loan This does not pulling the spouse's credit report.
