refinance: When Thinking about Refinancing Your Mortgage, make sure you know the Cost vs Savings! - 09/29/11 10:09 AM
Over time, I have heard many explanations on what someone thinks is the benefit of refinancing their mortgage. Some examples are “it doesn’t make sense unless i get a rate 2% lower”, “I don’t care as long as the payment is less”, etc. The real key to a successful refinancing is actually knowing the cost vs the savings of your new loan. When going from a 30yr mortgage to a new 30yr mortgage(15yr to 15yr, etc) you want to divide the cost of the new loan by your monthly savings. So let’s say on your $200k loan you have

refinance: When Refinancing your Mortgage do lenders/banks base your home value off of the Appraisal District Value? Nope - 12/09/10 04:58 PM
When you are refinancing your mortgage the underwriter will need a value for your home. Many people believe this value is the same as your County Appraisal District value, the same that is used for property taxes. This is not true. Instead there is a separate appraisal ordered and this new appraisal decides your home's value. The reason why is that the county appraisal district uses comparable home sales within the last 12-18+ to decide a value(per Fort Bend County Appraisal District). Why the appraisal needed for your appraisal uses comparable homes sales within 3-6mths (depending on how many homes sales

refinance: If Your Credit Score is Under a 640 You May Still be able to get a FHA Mortgage! - 10/11/10 02:18 PM
Many mortgage lenders and banks have recently gone to a minimum score of 640 for FHA loans(down to 620). At Schmidt mortgage we are still doing mortgages for clients who have under a 640 credit score. Obviously, these loans are done on a case by case example. On these loans an underwriter wants to make sure the borrower is a strong client even thou their scores maybe lower. Here are the requirements needed to help you get approved for your mortgage with a score under 640: A Debt to Income Ratio of 45% of less. This is a calculation of your

refinance: Now Is The Best Time to Buy a Home or Refinance Your Home - 07/28/10 02:43 PM
As I am sure you know the homebuyer tax credit is gone. But do not fear, now is even a better time to buy a home. Below is part of an article from the Ohio Association of Realtors: "Missing the tax credit deadline might have seemed like a big mistake to some home buyers, but waiting could have been the smartest thing to do. Interest rates have fallen so dramatically since April 30th that the typical purchaser of a $350,000 home, financed with a $280,000 mortgage, would have saved a bundle by waiting until May. At April's average rate of 5.34%,

refinance: Can You Live in 89 Square Feet? - 07/19/10 11:50 AM
This is a very interesting story and I wanted to pass it along. www.DaveYourMortgageGuy.com Via Rich Edgley (Greater Chicagoland Home Inspection): I read an article the other day about a gentleman named Jay Shafer, who gave up living in his 4000 square foot home to live in a hand built 89 square foot house. Amazingly, by taking some of the design styles that Frank Lloyd Wright incorporated into his architecture, Jay was able to build a house that has all the amenities needed without all the extra "stuff" that others tend to collect over the years. The house, he lovingly calls "Tumbleweed"
