homes: Should You Buy Hawaii Real Estate (Military Buyers)? - 07/02/09 11:11 AM
As you prepare for your PCS move to Hawaii, you are probably overwhelmed with things to do. Two of the biggest headaches I remembered were Clearing CIF and dealing with transportation to get packed and moved out. Dealing with transportation means that you will need a new home to place all of your personal belongings. If you are making plans to purchase a home in Hawaii, you might want to consider some things that may save you some serious grief after your tour in Hawaii is over. Your BAH rate will probably increase when you get here unless you are coming

David Kucic, RACRS, GRI, ABR, e-PRO, AHWDFirst Sergeant, USA (Ret)Tropic Lightning Real Estate, Oahu, Hawaii I had a closing today for a client that is one of the nicest people on the planet. We closed on her vacation/investment dream home at the Ko'olina Resort Communtiy of "Kai Lani" located in Kapolei. The property is a fantastic ocean front condo and one of the few places on the resort where you can truly have "ocean front". She was choked up and almost in tears when I called her this morning to let her know that the transaction recorded and now belonged to her. She will fly in on

homes: A Home in Hawaii That Didn't Follow Real Estate Logic - 09/24/07 01:34 PM
By: David Kucic RA, ABR, AHWD, e-PRO, GRIFirst Sergeant, USA (Retired)Tropic Lightning Real Estate, Oahu, Hawaii One of the first things I was told when I began my career as a Real Estate Agent in Hawaii was that the inside of a home will look like the outside of the home. Meaning that if the outside looked bad, chances are the inside would look bad. If it looked good on the outside, the pride of ownership should flow right into the house. That information was not new to me. I have been around for a while and that was something that I figured out a

homes: Hawaii Military Can Purchase Real Estate If You Know The Facts - 09/18/07 10:43 PM
By: David Kucic RA, ABR, AHWD, e-PRO, GRIFirst Sergeant, USA (Ret)Tropic Lightning Real Estate, Oahu, Hawaii A few months back, I posted a blog about How TLA works at Schfofield Barracks, Hawaii. That blog gives some pretty specific points about TLA in Hawaii but I did not touch on an important subject that I want to address now. The housing on Schofield Barracks, just outside the town of Mililani, is "Privatized". This means that there is a civilian company that has signed a contract with the Army to manage and maintain the Soldier housing at Schofield Barracks. The name of the company is Actus Lend Lease.

By: David Kucic RA, GRI, ABR, AHWD, e-PROFirst Sergeant, USA (Retired)Tropic Lightning Real Estate, Oahu, Hawaii SINGLE FAMILY HOMES ONLY Mililani Mauka and Mililani town are located in an area referred to as Central Oahu for the obvious reason that it is in the center of the island. The word Mauka means that it is located toward the mountains. When someone refers to an area of the island that is "mauka" of something, they are referring to the mountain side or inland. The word Makai means towards the sea. Mililani Mauka is located at an elevation of approximately 700-1,000 feet above sea level and Mililani

US Army Base at Schofield Barracks Hawaii and Mililani May Stay Empty a Bit Longer By: 1SG (Ret) David Kucic, Hawaii Real Estate Agent The 25th Infantry Division Headquarters, along with other Brigade assets and the 3rd Brigade Combat Team from Schofield Barracks are on their 8th or 9th month of what was supposed to be a 12 month deployment to Iraq. By: David Kucic RA, ABR, AHWD, e-PRO, GRIFirst Sergeant, USA (Ret)Tropic Lightning Real Estate, Oahu, Hawaiihttp://davidkucic.commailto:david@davidkucic.com As more servicemen and women learn about the benefits of home-ownership, they are more willing to take that big step into their first purchase. Some TV shows such as "Flip That House" and those late night infomercials about how you can "get rich" by purchasing real estate are a big factor in motivating some of them. If you have a chance to work with a service member, you will not regret it. Unfortunately, some of those TV shows are far fetched and only represent a very small percentage of

The VA looks at debt repayment and if they have been current

By: David Kucic RA, ABR, AHWD, e-PRO, GRIFirst Sergeant, USA (Retired)Tropic Lightning Real Estate, Oahu, Hawaii It is unfortunate that some real estate owners in Hawaii are being working with an agent that is clearly not representing them well. They have no idea that they may have missed a potential buyer because their agent failed to either answer their phone, check their email or return a phone call. This morning I had two showings, both of the homes were occupied by tenants. The sellers agent (same one for both properties) assured us that the tenants would be home and they would gladly let us in to

homes: Hawaii Military and How Servicemembers Have Buying Power - 10/25/06 08:34 AM
Most servicemembers except for those most junior ranking who are unmarried are entitled to a housing allowance in Hawaii. For married servicemembers, this amount ranges from $1,355 per month for the most junior ranking un-married servicemember all the way up to $3,388+ for senior married serviemembers. This entitlement is ON TOP of the normal basic pay and allowances. When you couple this information with their eligibility for under Veterans Home Loan Program, you have a market for these fine young men and women here in Hawaii. They will not be getting their dream home by any means for that amount but the
