CNN Money is reporting that FORECLOSURES ARE ON THE RISE IN HONOLULU. While I agree that foreclosure filings are on the rise, I think that the actual number of homes that actually make it into foreclosure are much less than the amount of filings.
Home owners are doing either a modification of their mortgage, selling their home as a Hawaii Short Sale or opting for a deed in lieu of foreclosure.

Even though you may have purchased your home when the values were higher, don't let the declining prices cause you to hate your house. You bought it for a reason whether it was for retirement, a place to raise your family, an investment or a vacation home.

This was amazing.....a great email this morning from a short sale specialist at one of the largest lending institutions in the country, Bank of America. Maybe it is a form letter that was sent out to thousands of other real estate agents but it did requrire a person to read my email, enter a response and click "SEND". For those of you that have done short sales in the past, you know that this is a step in the right direction.

As of January 4, 2009, there are approximately 83 short sales and bank owned properties for sale in Ewa Beach, Hawaii.
Prices on these properties range from $180,000 for a condo to $699,000 for a single family home. This map below of Ewa Beach, Hawaii shows the locations of 79 of the 83 available short sale and bank owned properties. The other 4 have not been mapped.
Opportunity is knocking with some of these short sales and bank owned properties which can possibly be purchased for considerably less than fair market value.

This post is a follow-up to a post I made a few weeks ago titled Short Sales in Hawaii Are Alive and Well.
Yes, it took a lot of work and a lot of telephone calls but the SELLERS NEEDED HELP and they turned to me to provide that service. This article is meant to dispel rumors about Short Sales in Hawaii. It may apply to other states as well but I am unfamiliar with the laws of other states and cannot claim to know their procedures.
Many uneducated real estate agents don't want to touch a Hawaii Short Sale whether they are representing a buyer or a seller. This holds true for Hawaii VA Short Sales too. That is too bad for you, the consumer and potential buyer of a Hawaii home.
